Located centrally, just steps from the heart of old Charlottetown, our legal luxury triplex is a former traditional centre-hall shingled house (originally built circa 1880) nestled on a professionally designed recently landscaped lot gently shaded by a stately century-old white ash tree.

Lovingly renovated in 2012, our main-floor 'Garden Suite' has a secluded 'get-away-from-it-all' feel that's rare to find in proximity to downtown. Inside, our freshly re-imagined airy and open-concept space features it's own private marble-tiled entrance, private cedar decked garden, three comfortable bedrooms (our comfy and efficient home office easily converts to accommodate 1 or 2 additional persons) with one queen and two full beds, featuring fresh, quality linens) each with it's own access to full bath or water closet. The suite features an L-shaped Great Room with a handsomely furnished dining and living area featuring hand-hewn beams, wide-plank flooring, art work by noted island artists, and a light-filled vaulted ceiling with operable skylight. The fully-fitted and equipped contemporary kitchen has 4 quality stainless steel appliances and a butcher block island. There is a separate laundry/storage room, a two-piece and an indulgent four-piece washroom with rain shower and deep soaking tub.

The property is situated on Upper Hillsborough Street, and is a brief ten-minute walk to Charlottetown Harbour, and the shops and restaurants of Water Street, Peakes Quay, Queen Street and Victoria Row. It's a few blocks to historic Great George Street and Province House, and an easy stroll to the waterfront boardwalk of 100+ acre Victoria Park with it's walking trails, sport fields, tennis courts and outdoor swimming pool. And we can't resist recommending our favorite independent coffee location, Young Folk and the Kettle Black, on Water Street!

About James Ormston

I own Upper Hillsborough with my long-time friend and business associate, Steven. We're both Realtors with Bosley Real Estate Brokerage in Toronto, Ontario. Steven, who operates his urbaneer division, has been with Bosley for many years, and myself, many fewer! We've been fast and fabulous friends since meeting while attending the University of Victoria.

I'm originally from Summerland, British Columbia, having moved to Toronto in 1988 to pursue my education and my career as an orchestral musician. In the time since, I've performed with many of Canada's finest ensembles including the Toronto Symphony, the National Ballet of Canada and the Canadian Opera Company, and played music in places as far flung and varied as Charlottetown, Hong Kong, and Edinburgh.

Since 1999, I've been lucky enough to call Charlottetown home during the summer months thanks to my long involvement as a musician at the Charlottetown Festival.

Having the comforts of home here in PEI were greatly appreciated... from the fluffy comforters to the coffee mugs to the washer and dryer! The location is spectacular, being so central to everything. I'm sure we'll be finding sand in our shoes + suits for months! :-)



We loved the beaches here and thanks for making our welcome so hospitable! We're sad to leave but go with happy hearts and a toddler that will forever be a beach bum! Thanks!

Modern Comforts in an Idyllic Setting

Pictures are worth a thousand words; and, in this instance, the pictures don't lie. In fact, I think they may even understate the beauty and charm of this garden suite. James, our host, and April, our local contact, went above and beyond to make us feel welcome, comfortable, and appreciated. There were so many little unexpected extras that made our stay truly memorable. I also never had to worry about the reservation details or directions; because, James sent us all the information we needed exactly when we needed it. We hosted a gathering during our stay; and, all our guests' comments said it all ... they all wished they had found and booked this suite first!!

Thank you for your lovely note and 5 star rating. How delightful you found The Garden Suite ideal for your visit, especially in its capacity to host your social engagement. When James and I decided to renovate and expand the property with two new additions in 2012, we reconfigured The Garden Suite space plan so the bedrooms would be contained in the original house (creating a separate quiet zone for resting), and the new open 'Great Room' (fitted with vintage wood beamed ceilings and rustic barn plank floors) would connect directly to the wrap-around cedar deck with its gas barbecue, seating area, and outdoor dining table for 8 overlooking the rear garden. We did this to ensure it can effortlessly accommodate our love for hosting fetes and feasts for as many as 30 when we're here. And to our delight, many of our guests with ties to Prince Edward Island have also used The Garden Suite as a gathering place for their friends and extended families during their stay. Incidentally, did you know we now offer our 'This Way To Welcome' concierge service? For a modest fee we offer stocking the fridge, pantry and bar with local foods, produce and libations, or with your own favorite items in advance of your arrival. Our island friends can also prepare a romantic gourmet picnic for you and yours, a beach outing for the whole family, or guide you to the island's most cherished, popular and enchanting destinations, making your visit even more easy-breezy. Dreamy, idyllic, stylish, perfect place to spend time on the island!

We stayed in the Garden Suite with my family (6 adults) for a getaway for my wife's birthday. We all loved it. Steven and James went above and beyond to make us feel welcome and at home in the space from right when we walked in the door (low lights were on, bakery treats were set out to welcome us into the home, a nice note). You walked in and felt at peace. The architecture and design were SO beautiful. The entire trip we'd comment as we noticed the details that create the warm feel. Appliances and décor were top-of-the-line. This was a perfect space to spend the week on PEI. We were able to walk to all the main attractions, restaurants in less than 10 minutes which allowed everyone to wake up and do their own thing with minimal coordination and planning. We rented two vehicles which we were able to park easily on the driveway or street. Great space in the backyard to have a BBQ, picnic, sit and read a book. The house was definitely my wife's favorite part of the trip. Hope to return again!

We most certainly share your enthusiasm for the location, in that it's so central no one is bound by the necessity of a car to get essentials (with Sobey's, the Liquor Store, and Shoppers are two blocks away), do a little shopping on Queen Street or nosh at any of the stellar downtown restaurants. Being in the historic district, one can truly enjoy a walking life of leisure - giving everyone the freedom to do their own thing! It's the ultimate easy-breezy place to unwind on your own terms, even when you're part of a group.
We're delighted you enjoyed the design of The Black House and our commitment to quality. When I'm in residence, I love spending time preparing meals in The Garden Suite with everyone gathered round. And I'm a fanatic for barbecuing, so it was important to ensure every suite has one! It pleases us to no end that our place felt like Home to you, which we consider the ultimate measure of success! Charlottetown up-scale

Three of us came to PEI for a week long bicycling vacation.
First, there is a good bike shop, Outer-Limit Sports, nearby if you want to rent bikes, which we did for the week. Also, they will rent you a car rack. Charlottetown is good for poking around on a bike as there is not much traffic. The area by Victoria Park is especially appealing, and there are some good road rides throughout PEI, not even counting the Confederation Trail, which runs nearby. The house has a place to lock bikes up over night. In short, this house is a good base camp for a biking vacation, but you will have to drive out and bike from various locations if you really want to explore PEI.
This is the ground floor of a 3 level house and is within walking distance of the part of town you will want to explore (the old part),where there are many restaurants. We walked out to dinner every night, so can't say much about using the kitchen, but it appears to have everything you would need for eating at home. The refrigerator does keep beer cold. There is a nice grill outside, but we never used it.
The interior is very up-scale and you will be impressed. It all looks new. There were three of us, so we each took one bedroom. Two bedrooms share a half-bath (Jack and Jill) and the third has a full bath. The doors are situated so the full bath can be made en suite to the third bedroom, or kept separate. One of the two bedrooms is pretty small so I am not sure how this house would work for three couples; for three guys, it was fine.
There is an air conditioner in the living room/kitchen, which is one big room, but it does not quite reach into the bedrooms, but the temperature was such that sleeping was comfortable; two of the bedrooms had ceiling fans; can't remember about the third.
There is a full-size washer and dryer in the basement, which is accessed directly from the apartment.
The house has off-street parking that is very convenient for loading/unloading.
James, an owner, lives right upstairs for easy pestering if something does not work. However, the only things that happened were the wi-fi went out (power failure) so we had to re-boot the router and the AC broke, which James took care of in a day. There is a nice big TV if you can figure out the remote (we did, somewhat).
Both owners, James and Stephen, could not have been nicer, and James was jolly on the spot if we had any questions.
Our $500 damage deposit was promptly returned.
So enjoy your stay; we enjoyed ours.

The Black House was a wonderful place to stay while exploring the delights of Prince Edward Island. The Garden Suite is beautifully designed and equipped. It was a delight to discover your passion for food, which is something we share with you. Whenever I fly in from Toronto for a breezy hiatus I indulge my appetite at Sims Corner Steakhouse and Oyster Bar or Terre Rouge, which are both on Queen Street, or at Lot 30 Restaurant on Kent Street. They're our top picks right now, and just a short stroll from the house!

And we thank you for recommending a trip to Point Prim Chowder House... we had an amazing meal there!

this is really a great place to stay for my family. awesome design with sweet offerings from owner, my kids even asked not to go out as they love to stay at home instead! we enjoyed very much to have sun bathing at the pretty little garden. 1 of my friends who lived at charottletown coming to visit us at the black house, she said it is definitely a good place to stay for vacation on pei comparing with those hotels. actually we plan to go next year in summer again. wish owner can consider to offer us the discount if possible! haha!

One of the consistent - and delightful - comments we receive is how comfortable The Black House is, and how once a family is ensconced in their suite they (including their kids!) are quite delighted to stay in.

Although the suites are different in layout and character, they each have their own personality and patina which invite respite and repose. We consciously designed the property so there are 'zones for living', meaning there are spaces to gather collectively and bond + there are places to curl up alone with your favourite book for a little solitude. I guess it's because - as best friends who share The Black House as our own get-away - James and I are constantly navigating our introverted and extroverted sides. We like having our private spaces yet appreciate gathering with our friends and family.

Enjoying Summer Holiday in Charlottetown

If you stay in Black House, you will feel like back to home. I stayed in Black House for 2 weeks with my family; it's such a wonderful experience. You got everything you need in the house with very good facilities. The house is very nice and my kids enjoyed very much to play outdoor in the private garden. If you want to enjoy a wonderful holiday in Charlottetown, "Black House" is your first and only choice.
