Welcome to Talanguera Townhomes, located just 10 minutes on foot from the beach, bars and restaurants of San Juan del Sur.

Designed by architect Jeff Gordon and finished in 2011, this modern luxury townhouse features stunning polished concrete and hardwood finishings that are truly one of a kind in the area. You simply won't find another property like it anywhere near San Juan del Sur.

Our 2 storey 1200 square foot end unit offers stunning ocean and mountain views from 5 separate decks including a breathtaking 360 degree view from our rooftop deck accessed via a private spiral staircase. Inside you'll find 2 bedrooms and 2 bathrooms on the main floor while the upper level features an open concept living/dining/kitchen along with a convenient half-bathroom. The master bedroom has a king bed and en suite with shower and double sinks. The second bedroom has a queen/twin bunk-bed which sleeps another 3 people. Other amenities include ample closet space in both bedrooms and a programmable safe for laptops and valuables.

The property boasts a large garden area for relaxing under the shade of our beautiful guanacaste tree. If the sun gets too hot, you can always retreat to the shaded grotto or take a dip in the pool. Other features of the property are an herb garden, outdoor shower, washing station and customized surf closet to store your boards.

Being this close to town, it isn't necessary to rent a car or 4x4 but the unit comes with a dedicated parking space and extra street parking is readily available if needed. A note to visitors: you should be aware that many of the properties listed as being in San Juan del Sur are actually located farther out of town on poorly maintained dirt roads that require vehicle rental or dependance on taxi's and shuttle services for transportation. Always make sure to clarify your transportation options before renting. The added costs and risks of a rental car can add up quickly.

About Monica Sedgwick

Anne and I (Paul) live in Vancouver, Canada and have been avid travellers for the past 20 years. It was during a trip to Honduras in 2005 that we first started thinking about owning vacation property ourselves and our home in San Juan del Sur is the happy culmination of those plans. When we're not figuring out ways to take time off work to head back to Nicaragua we like to spend time outdoors and enjoy camping, hiking and we've been thinking about taking up fly fishing. An avid reader, Anne loves to collect books to share with our guests.

Why Monica Sedgwick chose San Juan del Sur

When Anne and I started looking for our vacation property we made a list of some 'non-negotiables' to help us stay on track. First, it had to be warm and it had to have easy access to the ocean. We are both from the West Coast and love to fall asleep to the sound of waves on the beach at night. Despite what our fair complexions might have to say about it, we love the sun and San Juan del Sur, with it's consistent offshore breezes boasts some of the best weather in the region. Second, we wanted to be within walking distance to town. Having a car is great for visiting the outlying beaches but nothing beats being able to stroll into town along the beach for a dinner and a drink as the sun goes down. Finally, we wanted to be far enough off the traditional tourist routes to feel that sense of adventure that only comes from laying aside the guide books and setting out to find your own experiences.

What makes this townhome unique

While staying at our property you will have access to our property manager, Monica, who will act as your main contact during your stay. Monica can help coordinate your arrival and either her or Gloria who works for her will meet you onsite to walk you through all the features and amenities of the property. Monica is bi-lingual and can also help with recommendations for restaurants and local destinations. For an added fee, she can also help organize your activities, yoga, laundry and personal chef services all within the comfort of your luxury townhome.

Wonderful Place

This place was fantastic. The caretaker was friendly and helpful, the condo was well equipped with great views and nice rooftop area. I would highly recommend it for a stay in San Juan del Sur- we loved it!

I will come back to this place!

This townhome is a terrific getaway spot! With beautiful views, it is situated just 10 minutes from the beach. It included everything we needed in the kitchen and all the amenities worked great, including kitchen appliances, air conditioning, and wireless internet. The bedrooms were a good size with comfortable beds. The bonus was the pool: a great quiet place to hang out at.

Great Time with the Family at Talanguera--Met Montealegre from across street!

This unit is right across the street from the Harvard educated, non-corrupt business man who ran for President and Mayor of Managua and was thwarted, sadly, by corrupt Right and Left. Great neighborhood, easy walk to beach. My wife is Nicaraguan, so I get the benefit of her language skills, but honestly, you don't need much Spanish to get along down there. People are really, really nice. I don't speak that much Spanish myself.

We like this area of town because it is quieter and more family-oriented. The nicer beach houses are on this side, and Pacific Marlin subdivision is just down the street.

There is some construction noise which didn't bother us since we have small kids and it's noisy all the time around us anyway. Pool area is nice. Some of the workers live next door, and it's great for security--no worries about kids going around the property or the pool. Be careful and don't lock yourself out of the room safe like I did, but Monica was great about helping us get that fixed. The internet was wonky, but we didn't use it that much--it seems to suffer if more than one computer is on it and it went out one weekend (I think it may be the service provider; this is Nicaragua, after all, so don't expect US level of service). Power went out one day in town, but was fine. You can use water in stairwell outside for showers while powered pump is down. Wasn't a problem and didn't last long.

After a few weeks in SJDS, we feel like locals. Nice small town feel with plenty to do. Realize they are filming 2 seasons of CBS's Survivor at Hermosa and Yankee beaches, so those might be closed for a while.

We met the builder/architect--great guy. Great development. Honest owner and local agent. Wish we had the $$ to buy there!

Superb Town home and Excellent Value!!!

Paul's place at the Talanguera town homes is simply fantastic. The architecture and layout of the place is really a dream. With the Nica winds, its wonderful to open all of the screened windows and doors and let the wind flow through the place. I don't remember using the air conditioning at all as it seems the place was designed so well you barely need it. The town homes are located a short walk from town across the foot bridge and takes about 10 minutes. Really convenient if you don't want to rent a car. The pool is delightful and never crowded as well. I don't think the listing shows the spectacular roof top the property boasts but what an amazing place to watch either the sunset, or a full moon! We've stayed at a number of different places in SJDS as we travel there several times a year and Paul's place is really one of our top favorites, for luxury, comfort, convenience, and all of the amenities we need. Did I mention the kitchen is fantastic? Also, Monica the property manager was really easy to communicate with and even stocked the house with food we requested from the local grocery store as we arrived really late and night and wanted something to cook breakfast with. What more can you ask for :)

I see some of the other reviews mentioned the construction noise but we barely noticed. To be fair, wherever you go in Nica there's a good chance you'll encounter the noise of daily life, be it a rooster who woke up too early, or what have you. I wouldn't let this deter me from this property or really any others you'll find, as its one of the charms of Nica is to hear life going on all around you. Spectacular place and can't wait to go back!

Beware of onsite construction!!!

Accommodations great, but a new condo unit is being built 50 ft. away for this unit. The construction noise and proximity of workers 7-5:30 Monday to Friday and 7-noon on Saturday had an impact on enjoying time around the pool or on the balcony.
