TOP LOCATION spacious 2 bedroom with SEA VIEWS. Quiet, charming, relaxing.

Let the sea breeze, light and music be part of your vacation stay in our charming top floor, with an elevator, 2 bedroom apartment on the most upscale street in Nice. The spacious sea-view apartment is located on a pedestrian street, Rue Saint-François de Paule, bordering the Opera House and facing the Opera Plage (beach). You are in the classy part of Vieux Nice. You cannot ask for a better location; the endless beach with its lounges, cafes and newspaper kiosks, as well as the famous Cours Saleya market, are all but a mere 1 minute walk from the building. If you are an Opera fan, open the double glazed windows and let the classical music pour into your rooms. Otherwise hop over next door to the amazing Belle Epoque building for reasonably priced concerts. Food connoisseurs will find one the region’s best restaurants, La Petit Maison, just down the street, not to mention some of the best food and artisanal purveyors.

The apartment is great for families or romantic getaways.

Building Details: The apartment combines old world charm with modern touches. It is located in one of the grand and beautifully restored Nicoise buildings. Building has an elevator, but there is a flight and a half of stairs to reach the apartment.

Recently renovated the lofty space features 200 year old wooden beams, local floor tiles, and skylights throughout the entire apartment. The modernity lies in the lightness of the space, top end appliances and a flexible, yet comfortable layout. The living space is distinctly separated from the sleeping rooms, allowing the larger traveling parties for more privacy and flexibility in sleeping arrangements.

The building, located on pedestrian Rue St. Francois de Paule, overlooks one of the oldest Nice beaches, the Opera Plage, which in the summertime has a private beach with lounges for 15 euros a day, a great beach restaurant and a bar. Otherwise you will be surrounded by top class restaurants, cafes, bars and shops.

Apartment Details: The living space is composed of an attractive sitting room facing the Mediterranean and the Opera House, that blends into a spacious dining space that easily sits a group of six, which opens unto an Italian designer kitchen that has all the necessary tools to make gourmet meals right at home. All rooms are furnished with a blend of local Provencal antiques and modern touches. The sleeping quarters are separated by a door and lead into a space that combines a mezzanine bedroom with a king sized bed, a smaller bedroom that contains 2 single beds, an office with wifi access, and a bathroom. All bedrooms are equipped with linens. Extra blankets and linens are available.

The sitting room can be turned into an extra sleeping room, so the apartment could host up to 6 people. As it is separated from the sleeping quarters by a door, it has a lot of privacy.

The entire apartment is fully refurbished to the highest standards. It is designed to be light, quiet and comfortable.

Extras: At additional charge, we can provide for welcome groceries, wine, and beach accessories. Gratis extras include toys for children, assistance with event tickets, restaurant reservations and tips on where to go and what to see.

Children: The apartment has not been cutom fitted for children of walking age under 4.

Groups of over 4 adults: Although the apartment can accomodate a group of 6 adults. We charge an extra daily fee for each adult over four in a group. Please contact the owner for further details.

Your location will allow you to easily access water attractions, excursions to the Alps, Corsica, a day trip to the Italian Riviera, day drives to the countryside to see the perched hilltop villages and many other amazing sights! I can help you to plan your trip to maximize your time in this beautiful region.

PARKING: For those of you who come by car, parking Saleya (under cours Saleya) do passes for the duration of your stay . This underground parking lot is located roughly a 2 minute walk from the apartment. As a guide they charge 49€ for a three day pass, weekly pass is 84€.

TRANSPORTATION: You are surrounded by bus stops that will take you for 1 Euro to Cannes, Monaco, Grasse, Antibes, Menton, Cap Ferrat etc. Gare SNCF is within a 20min walk

Location is the best in Nice. You have the beach across the street, Cours Saleya 2 minute walk away, the Opera house next door, and little gourmet boutiques surrounding the apartment building. You will also not need to go far for the best restaurants in Nice. And to top it all off, you have an amazing, unobstructed view of the sea.

What makes this apartment unique

The apartment is in a very old heritage building, so it has a lot of French character. It is on the top floor, which benefits our space with lofty ceilings. It was renovated few years ago and skylights were added to add more light. Effort was made to preserve the true Nicoise architecture with tomette floor tiles and 200 year old wooden beams running across the high ceiling. We also have an elevator in the building, which makes it much more bearable to be on the top floor.

Our apartment is right in the middle of the best Nice has to offer - farmers and flower market right outside the doors, wonderful olive oil shops, and of course charming upscale restaurants and cafes, with the Opera and the beach right next to the building. You will be spoilt at the array of things to do, explore and visit.

Other Activities: Epicurian delights. All good things to eat and drink. Plus endless sunny days and beautiful azur blue water. An endless beach, where you can bike and walk. Skiing nearby in the winter. In the Spring, spring flowers in the mountains, fresh local lemons and oranges.

Ski: About an hour and a half from the apartment there are 3 wonderful Alpine ski resorts: Valberg, Auron, and Isola. Leave Nice in the morning for early day skiing and come back to have dinner in balmy Nice. I can help you to coordinate all the details.

A lovely apartment in an awesome location

We had a romantic getaway - just the 2 of us, in early March 2012. The apartment was just what the doctor ordered! Peaceful, private, secure, everything taken care of, easy to manage, fun to cook in, and restful to sleep in. It is light and bright and welcoming. Imagine waking up every morning to see the azure blue sea right outside your window - no obstructions! Now add the lulling sound of waves lapping at the beach! The farmers market is steps away - gather your fresh groceries for lunch and dinner and commence a la Julia Child! Or, sample the great restaurants! No need for a car - Nice is super walkable and other destinations are easy to get to via bus at nearby stops. Owners Kai and Maia were just phone call away with any questions we had. Feel right in the heart of Nice

The owners couldn't have been more helpful. We had to text them a few times with queries regarding working the hob, finding tea towels etc. Messages answered swiftly and helpfully.
Plus points are the position, where you really do feel at the heart of the best part of Nice. We loved sitting at the window looking out over the Med having our breakfast collected fresh from the patisserie just round the corner. We both slept like logs. A real joy being able to buy local produce from the market a few steps away and eat in, although we went out to eat too.
Minus points, which should not put you off staying in this property, but worth mentioning. The lift stops at the third floor. This means you have to walk up 39 steps, the last 10 or so are up a steep flight of stone steps. This leads to a narrow corridor with many doors off, which felt like being part of 'Alice in Wonderland'. On arrival and on leaving we received help with carrying our baggage. Apparently very few of the older style appts have a lift at all- so rejoice!
The loo does not have a washbasin, which means you have to walk round 3 sides of a square to wash in the bathroom. The owners have plans to improve the washing arrangements very soon. The flight of steps up to the mezzanine were very steep and as a retired couple we felt we had to be very careful not to fall. There is one sturdy bannister.
The size and space felt ideal for the two of us.

We booked this rental after reading the glowing reviews of the perfect location and helpful owner. After staying here,we agree this rental is truly amazing. The view from the sitting room is breathtakingly beautiful. The space worked fine for 4 adults. Maja Neumann gives you helpful advise and suggestions from the minute you book. On arrival, she gave us an invaluable orientation to the flat and the Nice region. Telling her what you hoped to do and see,she told you the best way to accomplish it. She is available for anything you way need. Nice has a wonderful bus and tram service. The bus to Menton via Monaco,is 2 blocks from the flat. In Nice, most of the sights are right out the door. So if you can do stairs ,you will find this a super location to discover Nice. We've only been home a week,and we are trying to figure out how soon we can return.So trust the reviews-they were right on!!
Owner's Response: We are so glad you enjoyed your stay at our apartment and of course, the region. It's not everyday though that our guests arrive to a full blown Nice regatta in action right outside the window. That was quite a view!
We hope you will be able to come visit again - and enjoy our new enlarged bathroom, as well as the new Central Park of Nice that will be opened to the public next summer.

The apartment was in a great location. View was fantastic. We visited during one of the hottest times in Nice and the most disappointing part was that the apartment did not have air conditioning. Although there is an ocean breeze, it was still very hot and difficult to sleep. There were so many mosquitoes coming into the apartment, it made for unpleasant nights.

The apartment could use a good clean. Floors were sticky and needed washing. Kitchen needing a clean. Furniture was very old and didn't look well kept. It seemed very odd that there was someone else's toiletries still left in the bathroom!

Owner was very friendly and helpful - which was the best part!

Access to the market and restaurants was excellent!
Owner's Response: We are sad that your experience of the apartment was less than 5 star. It is a gem on the Cote d'Azure, and we strive to make it a positive experience for our visitors that they will remember for a lifetime! By way of apology: this was the first July that we rented the apartment, and in response to visitor feedback, we have fitted her out with draping mosquito nets over each bed, so that visitors can enjoy the sound of the sea and the cool evening sea breeze, without being vexed by any future mosquitos. If anything was less than immaculate on your arrival, we take that to heart, and we do contractually obligate ourselves to remedy such a situation when notified.

In regards to the age of the furniture, it is either new or antique, and where it is antique, it is made up of immaculate pieces of high quality that represent the charm of the French Provence. Such charm is not for all, but we do strive to advertise the furnishings via the photographs.

Finally, we do make toiletries available to our visitors, appreciating that many have reasons to be cost conscious and might appreciate bottled toiletries being available on arrival. I suppose not all can be satisfied all the time, but we are open to reconsidering this service.

Location, location, location! This apartment has location going for it, overlooking the ocean and the Promenade des Anglais, next door to the Nice Opera House and steps from Cours Saléya where the open market fills the streets each morning and converts to wall to wall sidewalk restaurants in the afternoon. In short, you are in the middle of everything. We thoroughly enjoyed our weeklong stay in July and recommend the apartment. This said, below are a few more details that may be useful:

Pluses:
-Location cannot be beat. As previously noted, everything is at your fingertips.
-Buses to other towns along the coast are a 2 min walk. The train station is a short 5 min tram ride away. We took several day trips to other beaches throughout the French Riveria and it was very easy from this location to do so.
-Maia and Kai were great to work with, answering all our questions and helping us get oriented.
-Cost is very reasonable. We spent 6 weeks in Italy, France and the UK this summer and this apartment was the least expensive.

Other items to consider:
-The apartment is older with one small bathroom. Toilet is in a separate location which frees things up a bit. We were able to make it work with our family of 6 - 4 kids, 2 adults.
-No A/C. Most of the time we had nice sea breezes so it was not needed. The kids did get a few mosquito bites from the open windows and we were awakened a couple of nights with the open windows and reveling near the beach.
-Master bedroom is a loft with limited privacy.
-Apartment is on the 5th floor and the elevator only goes to the 3rd floor. Again, we're a young family so the kids enjoyed the trek up the stairs, but something to consider if stairs are difficult for you.

In short, for us the location outweighed any shortcomings of the property and we had a great time. For the location and price, it's tough to beat.
Owner's Response: Thank you for your detailed and very thoughtful review. We are so glad that you and your family enjoyed your stay in our Vieux Nice apartment. You are right, the location cannot be beat.

Thank you also for emphasizing to our future guests the lack of air conditioning. For some this is a very important factor, and I try to discourage visitors who need it and are not satisfied with traditional fans. The sea breeze is lovely and coupled with the romantic mosquito nets over each bed, this satisfies most of our guests.

Our goal as hosts is to provide high quality and comfortable self-catering accommodation in the most prime area of Nice, that allows large families, like yours, to be able to enjoy the French Riviera without it becoming a breakation, which is an easy thing to do in this region. So thank you for recognizing our price point.

Finally, we look forward to hosting you again. There are some discussions on enlarging or adding another bathroom during our next low season. I have a feeling this would make your teenage daughters quite happy!
