This condo is very open, with only one side connected to our neighbour's condo, the other three sides are the garage patio, garden and back yard patio. The whole house gets lots of sunshine due to the south-facing location.It looks out onto a beautiful #16 hole which includes a mountain and water view. The condo is available from January to November. Both short and long-term rentings are welcome. Please read the detailed rates at the bottom of the page and feel free to ask me any questions!!

-2 bedrooms(with 2 California king size beds) + 1 den(with 1 sofa bed)+1 office in the master bedroom.
-2 full bathrooms.
-Master bedroom including 1 big bathroom, a connected office, skylights
-upgraded kitchen: NEW fridge, NEW dish washer, NEW microwave, NEW stove
-Laundry room: NEW washer + NEW dryer
-Living room: NEW 60' HDTV
-Dining room has a big dining table(6-10seats)
-back yard patio: table, chairs, big built-in BBQ, a very big & useful electric Awning
- garage: 1 golf cart with air conditioner is available for you to use during stay. An owner's private storage room was built in the garage, so your car can not fit in it. But there is tons of parking spaces outside the garage such as the drive way and street.
-Others: heater, tons of TV channels (including sport & movie), internet, telephone, three removable small gates for pets and small children, 2 sleeping bags.
-Beautiful & clean swimming pool & hot tub right cross the street, club house is close by.
It is a real home with everything in it, you just need to bring your personal belongings and golf clubs!
1, TOTAL PAYMENT: ( Including Reservation Deposit, Cleaning Fee and Basic Rent. All are in US Dollars )
a), Reservation Deposit: usually $500, may be higher for long-term renting. Additional $150 /pet if with pets.
Tenant shall pay the owner a Reservation Deposit in the amount listed above, which is an addition to the Basic Rent. This Deposit amount must be received before the owner sets the reservation. The Deposit automatically converts to a Security Damage Deposit upon your arrival. The Deposit may be used by owner to deduct such amounts as are necessary to:
- Repair any damage to property caused in full or in part by Tenant or Tenant's Guest(s);
- Pay cleaning expenses that exceed the amount of the Cleaning Fee.
Once the property has been cleaned and inspected for theft and damages, the Owner will return the remaining deposit to the Tenant within twenty (20)days after the Tenant vacates the Premise.
b), Cleaning Fee: $100. With pet $150
Tenant agree to pay a non-refundable cleaning fee in the amount listed above, which is in addition to the Deposit and the Basic Rent. The Cleaning Fee must be received before the owner sets the reservation.
c), Basic Rent: ( details showed at the bottom of the webpage; rates are different in different months)
Basic Rent covers the Tenant's stay from Arrival Date to Departure Date. Tenant has access to all facilities(except labelled private) of the house during stay with no additional charges. The facilities include furnitures, fixtures, appliances and accessories; golf cart and any Palm Valley Country Club Membership under Owner's name. ( Tenants are responsible with all entry fees charged by the Club House.) 50% of the Basic Rent must be received before the owner sets the reservation. 50% of the Basic Rent must be received 60 days before Tenant's Arrival Date.

3, CANCELATION POLICY:
a), If the Owner receives written notice of Tenant's cancelation 50 days or more prior to the Arrival Date, Owner will refund 70% of Basic Rent and the Cleaning Fee only in the condition of these amounts have already been received by the Owner at the time.
b), If the Owner receives written notice of Tenant's cancelation less than 50 days and 20 days or more prior to the Arrival Date, Owner will refund 50% of Basic Rent and the Cleaning Fee only in the condition of these amounts have already been received by the Owner at the time.
c), If the owner receives written notice of Tenant's cancelation less than 20 days before the Arrival Date, Owner will refund 30% of Basic Rent and the Cleaning Fee only in the condition of these amounts have already been received by the Owner at the time.
All payments must be paid on time otherwise reservations will be canceled automatically without notice and refunds.

My Boyfriend's family has a condo on the same street, we went visiting them very often, soon we totally fell in love with this beautiful community. We are professional poker players from Canada. We bought this house because we planed to spend more time with the family, play golf and enjoy life, and play online poker at the same time. But since online poker was banned by US Government soon after we bought this house, we don't stay in US very often except Christmas. So instead of keeping it empty, it is better to rent the place out.
