This is a great, kid-friendly house with plenty of space and a big yard -- one of the largest yards in Weekapaug. It is charming (re-decorated last year), bright and beachy. Its large bedrooms and two full baths, plus an outdoor shower, make it comfortable and easy for two families, a great spot for grandparents to host children and grandchildren, or the perfect place for one family to spread out and relax.
The Barn is a beloved family beach house that was purchased by Grandpa Phillips in 1949 as part of the old Chapman farm. It has hosted many beach gatherings, weddings, and family reunions -- it is a happy place. Everyone that visits the Barn loves it.
Wake up to the sound of the ocean. Walk to the beach with your morning coffee and enjoy the quiet, one-of-a-kind private beach with beautiful dunes and soft sand. Enjoy walks around Weekapaug, kayaking on the pond, or tennis just down the street. Grill dinner outside while your children play hide and seek in the huge yard with an adjoining "orchard" surrounded by old stone walls. Enjoy showering outside in the enclosed outdoor shower.
We are within a 5 minute walk to Fenway beach, a beautiful, private beach with soft sand and a gentle drop, making it the perfect beach for families. We are a 15 minute walk to the Inn beach, which is a 2 mile stretch of undeveloped beach that is perfect for a long walk. You can sail in the Weekapaug pond (we have two Sunfish). Grocery stores are less than a mile away, and Westerly has everything you could need.
The house is fully equipped -- a full kitchen with everything you could need, a washer and dryer, linens, bath towels and beach towels. There are two bedrooms on the first floor: the master bedroom, with a queen size bed and a walk-in closet. You can hear the sound of the waves from this room. There is a full bathroom across the hall. The second bedroom at the end of the hall has a double bed.
Upstairs there is a big bedroom with 4 beds and an attached full bathroom (tub w/o shower). The second bedroom has 1 double bed and an attached full bathroom. The loft area has a futon couch (extends out to a double bed) and a full size bed. All the bedrooms have new curtains and bright, beach-themed linens. All the bathrooms are equipped with new, plush towels.
Downstairs there is a comfortable dining room, kitchen, living room with two big picture windows overlooking the large front property, and a table set up for puzzles or games. Lots of fans, windows, and the ever-present ocean breeze keep it cool during warm August days.
In addition to the beaches, you can check out Newport, Providence, or the shops at nearby Watch Hill. There are great seafood restaurants nearby (some favorites are the Matunuck Oyster Bar, the Ocean House in Watch Hill, and the Shelter Harbor Inn). You can see Block Island from the beach, and take a ferry over from Point Judith to ride mopeds for the day.
Just a short 10 miles to I-95, 2 hours to Boston, 3 hours to New York City, or 40 minutes to the T.F. Green Airport in Providence.

I am an attorney and professor; I grew up loving Weekapaug and the beaches, I had my wedding there, and I am lucky enough to bring my husband and two kids there every July.
Grandpa Phillips bought this when it was a real Barn, and hired an architect to make it into a house. We have kept the Barn in the family and we treasure our time there.
I love waking up to the sound of the ocean; having my morning tea while watching the birds out the picture window; walking the Inn beach in the morning before it gets too hot; having a gin and tonic while I take a shower outdoors; watching my children do a jigsaw puzzle on the game table.
