LAS TRINITARIAS (another word for bougainvillea) is a luxurious, recently built (2011) two-story beachfront home located on the white sands of the Gulf of Mexico's Emerald Coast (named for the emerald green waters) in Sisal, Yucatán, Mexico. Sisal is a seaport town located 50 minutes from Mérida – the capital city of Yucatán state, and a recently named “UN City of Peace”.

The house is located in a quiet area of upscale private beach homes around 3.5 km from “downtown” Sisal and its newly renovated pier. There you can shop for groceries, enjoy water sports, or indulge in fresh seafood and a cold drink at a beachfront restaurant. Unlike Progreso, where the masses from Mérida descend, Sisal is an uncrowded and safe fishing village where you can relax and enjoy yourself amidst an atmosphere of peace and tranquility.

This 3965 square foot home has 5 ocean-view bedrooms – each with built-in wood closets, air conditioning and ceiling fans – including super-comfortable beds: 1 king, 4 queen, 1 twin and 1 queen futon. Four bedrooms have in-room bathrooms with showers and there are an additional 3 half-baths including one in the “maid’s room” which functions as a sixth bedroom. If you have a small group, you can rent our home with just two bedrooms plus the maid's room for up to a 20% discount depending upon the season. The home features a well-equipped kitchen with stainless steel appliances, an island and a pass-though opening to the outdoor sit-up bar; and a combination living room / dining room with a retractable glass wall opening to the ocean-view patio which sports a large palapa with built-in sofas, an in-ground heated pool and a grassy area (to keep your dog happy).

The beach in front of our house is effectively private and the waters are almost always very calm with a gradual slope that is still only chest-deep 400 feet in at most times - perfect for young children and all levels of swimmers. Throughout any given day you’re likely to see a constant stream of butterflies, pelicans diving for fish, and an amazing array of other birds. In the early evening enjoy a cocktail on the Flamingo View Terrace and watch hundreds of flamingos returning home to the cienega for the night as the sun sets over the ocean. While you’re not lazing about you can visit ancient Mayan ruins; explore caves; swim in a cenote; or visit the museums, restaurants and shopping of Mérida.

Satellite TV is included with over a dozen English-language channels in addition to Spanish-language channels. Internet is optional for $50 per week. Maid service is included once a week for stays longer than 1 week to clean the house and clean/change the included linens and towels. She is also generally available other days to clean and/or cook for USD$25-50 per day (4-8 hours).

Our fully-fluent Spanish/English-speaking property manager can optionally greet you at Mérida airport, welcome and orient you to our home, and be on-call to handle any unforeseen issues and provide advice for planning activities during your stay.

Great Vacation, Great Place

We spent 10 days, the house is perfect in every way. Very nice layout, quiet and comfortable even with

a full house.

We had kids in the house ranging from 10 months to 6 years old, and they had a great time. The beach is very private and secluded from everything else. The pool, Palapa and terrace are very well thought.

We also had great communication with the owner who made sure everything was perfect for us.

I would really recommend this property for anyone looking for a relaxed, off the beaten path kind of vacation with all the amenities you might need.

lovely REMOTE house

No english speeking manager no drinking water paid caretaker to bring us water from Sisal the first time (charged twice as much) pool was very cold !!no garbage pick up even though we requested it.no maid service even though we were there for 10 days. Only 1 roll of toilet paper per toilet for 10 days no english tv.could not sit outsife after 5 pm mosquitos bad!!! Beautiful beach except for the neighbours dogs (12 in all including pit bull with metal muzzles,almost all large dogs)dog ran loose on the beach &out front,dogs attached our 12&15 year olds on the beach they bit the 12 year old drawing blood they ripped the bathing suit bottom of the 15 year old&scratched her legs our adults chased them away WHEN WE CONFRONYER THE OWNER HER response was""just beat them thats the only way they wiil obey""after the attack (5days into vacation)children wete scsred to go on the beach adults armed themselves with sticks &were afraid to walk on the road or the beach there was no safe in the house only a locked dresser drawer open showers had bird poop & bugs every day grass area by the pool needed attention!!

Owner's Response: Unfortunately, this review (by the primary guest’s mother) contains numerous inaccuracies and exaggerations. We do, in fact, have a fluent English-speaking property manager, though the housekeeper and caretaker (wife and husband) only speak Spanish. There is absolutely a hotel-style programmable safe in addition to the lockable drawer. The 5-gallon water jug that should have been supplied was missing, however; I told the guest that I would repay the 45 pesos (US $3) he gave to the caretaker to bring one. The reason that extra toilet paper was not subsequently delivered, the garbage was not retrieved, the grass area tended, and the maid service was not provided was solely because the one Spanish-speaking guest from Mexico told our help not to come around anymore because (according to the primary guest) she found our housekeeper to be brusque. In fact, she is just shy. This actually cost the housekeeper/caretaker 850 pesos, money which they desperately need, and which they would not forego on their own. The incident with the dogs is regrettable, though it has been misrepresented in this review. The neighbors have 5 dogs (not 12), none of which are pit bulls. Nobody was bit (yes, they have muzzles), but they did cause scratches. Regardless, it is unacceptable for my guests to have such an experience. I spoke with the dogs’ owners, who happen to be very kind people, and they were very upset and sorry for the occurrence. They would never tell someone to “just beat them” as they care too much for their dogs to suggest that. To avoid this in the future, they are building a fence to keep the dogs from running loose.

Golden Anniversary with Family

Beautiful, well-appointed, modern Mexican-style home located in quaint addition just a few minutes’ drive from the lovely, quiet town of Sisal. The home’s layout was perfect for our family. Plenty of space both indoors and out. All rooms offered terrific ocean view. Glistening pool and private beech just steps away via a nature path. All the amenities one needs for the week. Enjoying the House Lady’s home-cooked authentic meals is a must. Delicious! Both the Owner and the Property Manager were very responsive to all of our questions and offered excellent insight regarding activities, directions, house operation and more. High recommended for those seeking quiet and relaxing get-away.

Beautiful Beach, Beautiful Weather, Poorly Maintained House

We rented this property for 8 days in March of 2014. While we loved the stunning beach and the amazing weather, we were very disappointed in the actual house, which was in poor working condition. The reverse osmosis system was not turned on (and the maid indicated that it was never on unless the owner was in residence), so we had to buy bottled water. We had to use it for everything, including tooth brushing.

However, non-potability of the water was a minor problem compared to other infrastructure issues. The electricity worked less than half the time, meaning we had no a/c, no fridge, no washer/dryer, no lights. We also had no running water for about a third of the trip --- we had to bring buckets of swimming pool water to flush toilets and wash dishes (which we couldn't use again until we washed the swimming pool water off them). We were never able to get wi-fi or any other internet access, even though we followed the instructions, and we had NO television reception.

While the housekeeper (who cooked excellent meals and was very kind) and her husband tried valiantly to solve our problems, they were generally unable to help. The generator was out of fuel and didn't work in any case, AND was so loud that we couldn't have stayed in the house with it on.

The most frustrating problem was the missing English-speaking manager. He was on vacation, and completely unavailable to help. My husband spoke to the owner and manager on the phone a few times, but no effective assistance was forthcoming.

The house was clean and truly beautiful, especially when the glass wall was opened and one could enjoy the cool breeze, which was always present. We had no mosquitoes and no outrageous insects (meaning nothing that couldn't be killed with a shoe).

I would recommend this property for adventure seekers of any stripe. Were all the mechanicals in reliable working order, I would recommend the property to just about anyone with a car and good health (as the location is somewhat remote and the road in rather bumpy). We took lovely day trips to area attractions, and the inhabitants of Sisal proper were friendly, welcoming and helpful. Sisal and its environs had virtually no tourist infrastructure, and few English speakers, so one can expect an authentic and delightful experience of the Yucatan area.

Owner's Response: As the owner of this property, I was truly dismayed to hear about the experience this guest had. I take great pride in doing all I can to help my guests plan their trip, making sure they get what is advertised and that any unforeseen circumstances are addressed as quickly as possible. In this case, there were admitted faults on my side that I’ve subsequently addressed, poor planning and miscommunication on behalf of the power company, and some misunderstanding on the part of the guest… The power issue was due to the electric company, CFE, doing work to increase the power delivery to Sisal to accommodate the increased load from additional, large homes. Unfortunately, they gave no advance warning that service would be interrupted for many hours at a time. The frequent power changes during that work also fried one of the TV circuit boards, hence no reception. Fortunately, that work, and the installation of a new transformer at the house, is now complete. The generator did work once it had gas. The property manager knows to make sure there is gas in the generator and in the spare container before guests arrive. He also knows to provide a 5-gallon drinking water jug. Unfortunately, he did not provide an adequately trained backup when he went on vacation. That affected my ability to mitigate all these issues on behalf of my guest; for this, he has been reprimanded. With regard to water, the reverse osmosis system can easily be turned on (under the kitchen sink) at any time, though the flow is somewhat low, so we find it more convenient to use the giant bottled water. That said, the whole-home EcoSmarte water treatment system actually makes all the water coming through all taps safe to drink, shower under and clean dishes with; however, it still has a salty taste which the reverse osmosis system addresses. We brush our teeth and boil water for spaghetti with the water straight from the taps. The Internet problem turned out to be due to a previous guest apparently having removed the SIM card from the 3G/WiFi modem. So, even though we added the 1-Gigabyte plan prior to the guest’s arrival, the SIM card addressed to receive that plan was not installed in this modem. We have since replaced the SIM card. I am glad that they found the house clean and beautiful, the beach stunning, and the area lovely and friendly. I will work with my property manager to do a better job of making the rest of the experience equally as satisfying for my valued guests.

Relaxing 2 Weeks

We recently spent 2 weeks at this lovely beach house. If you like isolation this is the place for you. As others have mentioned never saw anyone on the long beach the entire time. Sisal was a pretty town and we enjoyed shopping for vegetables at the daily market in Hunucma. Best to buy your groceries on the way out of Merida as you arrive as the choice for meat is not so great in the smaller towns. We love to cook so it was no hardship not having a large assortment of restaurants in the town. Adriana also prepares lovely meals if you ask her. Mario (the house manager) arranged for a day of fishing with a local fisherman and we came back with a lot of fish. All in all a very restful vacation.

Family Reunion

What a great vacation! This place has 6 bedrooms, one of which has several beds. We had the place full and it was completely comfortable for everyone. The living room, kitchen, upper decks, pool patio, and palapa created a ton of space for everyone. We had the beach completely to ourselves - literally never saw another person on the beach for the entire week. The girls grabbed the boogie boards from the garage and had a blast while I brought a surt rod and fished right out the back and Nani walked the beach collecting a ton of beautiful shells. My eldest daughter got up early every morning and jogged the quiet road out front and my Sister, Father, and I walked the town nearly every day and we all found the locals to be very friendly and accommodating. One day we drove to the market in Hunucma and another we drove to a cave cenote for swimming after the horse drawn rail ride in. Very cool. My folks spent an extra day on their way out in Merida and enjoyed walking the city and seeing the sites there too. One thing I noticed and really liked was despite the great accommodations, none of this was really touristy, eg. no one was ever harassing us for sales in the market or anywhere. This was more of the real Mexico, yet with an incredible place to stay and all the amenities including watching the Thanksgiving game on the large screen TV (I know... that's a bit out of character with the rest of the experiences, but it was a nice taste of home when we wanted it). We saw flamingos out the front of the house on one of our walks, which was pretty cool. The cook was fantastic (seriously good!) and she was an absolute sweetheart. She cooked every dinner for us and they were amazing (and cheap) and left us tons of leftovers for the next day's lunch. Her husband (also very nice) stopped by every couple days just to ensure everything was functioning fully, eg. the pool, but we really didn't anything as the house was great. Anyway, I really can't say enough about this place. It was just fantastic! I'm going back, but next time with just my immediate family or even just an escape for my wife and I. Can't wait.
