This 4 bedroom riverfront cottage is located approx. 15 minutes from Gravenhurst and Orillia and is less than 90 minutes from Toronto. It is on the Trent-Severn Waterway at the mouth of Sparrow Lake, which offers hundreds of miles of boating fun.

There are many snowmobile and hiking trails nearby and is a great location for fishing, swimming, watersports, snowmobiling or just enjoying the company of friends and your family.

The cottage is located on a serviced, year round road. Marina and OFSC main snowmobile trails less than 1 km away.

**Maximum overnight occupancy of 8 people...NO exceptions.**

**NO smoking or pets are permitted in or on the property...NO exceptions.**

Excellent Cottage Destination

The cottage is beautiful - very well maintained, spacious clean and extremely modern. We appreciate the owner's efforts spent in keeping it in such great form, and he was very good to deal with.

Everything in the cottage feels brand new - from the kitchen, to the living room and entertainment centre, to the amenities outside. We also made good use of the canoe that was provided for us by the owner.

While we knew the cottage was on the T-S waterway, we found the current to be too strong for casual swimming. However, we were able to find other nearby locations to do so.

Our worst cottage experience ever!

Be aware of the owner! "What you see is not what you get"!

The description of this "executive waterfront cottage" is generally accurate, but....!? And BUT is the magic word here!
Executive level rental with no WIFI and a very complacent owner who brushes you off by saying that if you want internet go to Starbucks!

Waterfront indeed this cottage is, but impossible to swim off the floating deck that by the way was covered by goose poo as well as the entire front lawn and chairs.

To clean the outside, we asked for a water hose and once again the owner smugly said there used to be one around but he didn't know what happened to it! We never used the outside as it was never cleaned!

The water is completely mosquito infested too!
There is no hood above the stove!!!

Dirty BBQ and porch table, several light bulbs that were out, under-sized air-conditioning (for the size of the house), no ceiling fans on the main floor to remedy this, are few housekeeping deficiencies for this so-called 'executive' cottage!

There is a 'welcoming manual' document that outlines do's and dont's and basically asks you to leave this house in similar or 'better' (!!??) conditions. I highly suggest that you ask to have this before signing anything with this owner. It should be a part of the rental agreement and funnily it is referenced in the agreement but not included!

You need to bring your own entertainment, life jackets, water hose, hotspot, etc.

We cut our stay short due to these deficiencies, and according to “welcoming manual”
washed and dried our towels and folded them too!

At the time of this writing, we have found out that the owner has retained our security deposit, which is a significant amount, without any reason and is not responding to our inquiries.

It was the worst cottage experience. We certainly do not recommend this cottage.

Owner's Response: Thank you for taking the time to write a review. As everyone knows, there are 2 sides to every story and from the reviews received prior to this one, I believe that almost everyone will see the "real" picture.
With that being said, I will still take the time to respond to this review so that any future new guests that may have doubts, will now have answers to all of your claims. They are as follows (please excuse the point form format...just quicker to respond this way):
1. No wifi, hotspot or range hood available...that is absolutely correct. Thank you for confirming what this listing has always indicated. We have never advertised that we had wifi...just like we have never advertised or demonstrated through photos displayed that there is a "range hood" or life jackets available. The comment about Starbucks (good plug for them), was just a friendly suggestion to you when we spoke about where you might be able to access a public hotspot if needed...I also mentioned to you Tim Horton's too. Issue here? I would say NO. Next...
2. Goose droppings...I would probably guess that there is some accuracy to this as well. We are located in an area known as Ontario where there is an abundant amount of geese that find our area appealing for habitat and therefore can easily drop by to say hello at any given time...especially when guests aren't visible to them. Unfortunately, being in cottage country, we cannot control the local wildlife as much as we do try to deter them from coming to visit where and when possible. For the most part, when there is constant activity on-site, they will keep their distance and not present us with their little "droppings". This is in Mother Nature's hands and unfortunately not ours. Issue here?...NOT really. Next...
3. Mosquitos...again an issue that Mother Nature controls in the outdoors. Issue here?...NO. Next...
4. Missing outdoor garden hose...was located there until your stay apparently. Where it has since gone is anyone's guess at this point. Unfortunately, some guests fail to indicate to us if light bulbs are burnt out but at the same time, there are extra bulbs located within the kitchen and bedroom drawers for just this reason. Issue here...uncontrollable from our end when not informed...I would say NO. Next...
5. Lastly...the security deposit. As indicated in the agreement is released 2 weeks after your departure and reports received are clear...you wrote this review 10 days after your departure. Issue? NO.

Good times at a great place

Rented for three nights with seven friends and didn't disappoint at all. Had a spacious lawn great for activities during the day. Fishing was productive (if you enjoy catching bass). Cottage was very spacious and well kept. Everyone felt the same and I would definitely rent again!!

Modern, well appointed cottage on the Trent Severn waterway

We rent cottages on average five times a year and tend to pick different places. Rarely do you find such a well appointed bright cottage with fresh appliances and everything clean and working right from the start. Especially in this price range. Especially within 90 min from Toronto. If you want to be picky, area heater in the basement bedroom would have helped. Otherwise everything was above expectations! Many thanks!

AMAZING!!!!!

Awesome owner, cottage and outdoor experience ever. We were blown away by all the amenities this property offered. The location was very easy to access and is under 1.5 hrs from toronto. I would highly recommend this property to anyone that is seeking for short/medium/long term getaway from the city.

Price is reasonable and i'm already considering with re-booking for next year! I just hope it’s still available =) Richard

Fantastic Place

We just rented this cottage for this Canada Day long weekend. Everyone had a great time. Fantastic location(only 1.5 hours) from Toronto. Great spot. River front. Water was warm and river front has a great view. Very modern and stylish. 4 bedrooms that can accommodate 8 people without bumping in each other. Fully furnished with latest toys, bells and whistles. Highly recommended. Will rent again.
