Enjoy all the comforts of home in this beautifully appointed Mission Style guest house on 10 acres in Ballard. Think location, location, location! We are 4mi. from the gift shops, museums, restaurants and wine tasting bars in the quaint Danish Village of Solvang; 2mi. from the Western shops, museums, restaurants and wine tasting bars of Los Olivos and 5mi. from the shops, museums, and restaurants in the western village of Santa Ynez. There are 70 wineries in the area where you can taste vintage local wines of the region. 12 of those wineries are within 3mi. There is gambling, fine dining and shows at the Chumash Casino less than 5mi. away in Santa Ynez.
There is a local shopping center with market less than 3mi. away and is within 2mi. of the new and beautiful Sunny Fields Park and is within a mile of getting on the Amgen Bike Tour Route.
Set back over Hidden Hills, our GH features panoramic views of the local mountains and vineyards that are close by. The best views from the property are from the patio deck off the GH!
The master bedroom is large with vaulted ceiling, oversize walk in shower, and closet and has quality linens and towels.
The great room is spacious with open beam vaulted ceilings, gas fireplace, Lazy Boy queen size sofa sleeper with air mattress for optimum comfort. Lazy Boy rocker recliner, a 42in. plasma HDTV with DVR, DVD and CD player and WiFi internet. Spacious dining area with table for 6 adjacent to fully stocked kitchen. It features granite counters with bar seating, built-in cook top with oven, dishwasher and refrigerator. Counter top microwave, toaster oven, coffee maker, stackable oversize Washer and Dryer added new in 2012 and everything else you need for a 'Like At Home ' stay. GH water is softened and has an RO drinking water system with in-refrigerator ice maker . Off the great room there is a 1/2 Bath for the convenience of those sleeping on the sofa bed.
Stamped concrete driveways generously provided around the dwellings with long asphalt driveway and 5000 sq. ft. asphalt parking below the guest house if you need it for your RV, boat, or other 'TOY' parking.
Char Broil gas BBQ located on patio deck for your outdoor cooking.

My wife and I have lived in the 'Valley ' for 18 years. We moved here from Santa Barbara. I am a retired Plastic Packaging entrepreneur . I was born in England, and raised and attended University in Ca. My wife, Susan, was born and raised in New Jersey and was an accounting professional. We have one son in college. We are both retired and very greatful to be able to live in this beautiful Central Coast region of CA. We both enjoy golf and are members at the Alisal Ranch Country Club. We have one wonderful dog named Teddy. He is our official greeter as he loves people!

The communities of Solvang, Los Olivos, and Santa Ynez are located in one of the most picturesque valleys located on the Central Coast of CA. Coming into the region from Santa Barbara over the mountains on Hwy. 154 has some of the most breathtaking views you will see! The rolling hills with magnificent horse facilities,and abundant wine vineyards as seen in the movie 'Sideways' are truly spectacular. The activities, ie, museums, shopping, restaurants, biking etc. in all 3 communities afford us and visitors plenty to see and do !! All of the communities are unique, quaint and have styles of their own.... yet are very close together and easy to enjoy!!
Golf in the area is X'lnt.and reasonable! There is the Alisal River Course, public with monthly passes available in Solvang( very walkable). The more challenging and acclaimed courses of La Purisima and Rancho San Marcos are public and offer cost saving packages within 15min. Within 45 min. you have fabulous courses with Ocean Views, Ocean holes ,good rates and accessibility in Santa Barbara, Lompoc, Nipomo and Arroyo Grande.
We also enjoy the WEATHER!! We typically get 340 days a year of SUNSHINE!!!!,
