**DESCRIPTION OF HOME:
This home is newly renovated with all the modern conveniences & finishes while preserving some of its original characteristics and charm. The home has been completely gutted and rebuilt featuring brick exposures, a chef's kitchen with new polished stainless-steel appliances, LED lighting, comfortable open concept living space perfect for unwinding after a long day in the bustling city. The grocery store is close by (5 minutes' walk) making it easy to dine in at the stylish urban dining table that seats 8 guests. Relax in the living area equipped with a smart TV (Netflix, HBO, Amazon, Hulu - your account is needed)

Plenty of space to spread out in this gorgeous home with ample windows and hardwood floors throughout. The space also offers a cozy outdoor seating area with gas grill and propane tank (guests responsible for filing gas). The kitchen has a folding glass door that opens into the patio area. It isn't a large space, but it is comfortable and cozy. No smoking in patio area.

MAIN LEVEL:
*Unwind in this hip and modern living room with a comfortable down sectional that seats 6 with smart TV that flows into the dining area complete with an electric fireplace with table and seating for up to 8 and a highchair.
*Enjoy home cooked meals in this modern, chef's kitchen with center island granite countertops and stainless-steel appliances fully equipped with pots & pans, Keurig coffee maker, drip coffee maker (can never have too many coffee appliances), toaster, blender.
*You'll love to hang out in the patio. There is a glass folding door in the kitchen that opens onto the step-down patio with lights and gas grill. No smoking allowed. Seats up to 6 guests.
*Half bathroom in dining/living area.

SECOND LEVEL:
All bedrooms are upstairs.
BR1: Master bedroom upstairs with king size bed, smart TV, en-suite modern bathroom.
BR2: Full over queen bunk bed with smart TV, closet. Sleeps up to 4 adults. Max weight: 300lbs per level. *Be careful with ceiling fan in the bedroom 2 with the bunk beds. The fan is close to the upper bunk. Do not turn on fan if there are people on top bunk.
*BR3/Den: Twin daybed .
*2 foldable twin 5" foam floor mattresses available.
*washer & dryer (bring your own detergents)

PARKING:
*Due to recent DC laws, this home has no parking available. There is free street parking on weekends, overnight and on holidays. We recommend using Spothero to find spaces nearby. Not responsible for vehicles or parking violations.

PACKAGES (ONLINE PURCHASES)
• You may send packages to the home during your stay. They will be left on the doorstep. Ship at your own risk. We are not responsible for lost, damaged or stolen packages or items.
• Please be aware this is a full time Airbnb and not a residence.

WHAT'S INCLUDED:
The following starter supplies are provided in the unit.
*We provide linens that are already professionally made and on bed waiting for you to rest after a fun filled day in the city.
*Two bath towels, two hand towels and two washcloths in each bathroom.
*Starter supply of toilet paper in every bathroom, 1 roll of paper towels, 2 garbage bags, every bathroom has starter size shampoo/conditioner and body wash, hand soap at every sink. Please bring more if needed. No other supplies will be provided. Please stop by the nearest Supermarket to gather any additional items you may need for the duration of your stay.

HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company. Clean sheets and towels will be available in the unit. Mid-stay cleaning services during your stay can be requested for an additional fee.

FOOD:
As per District of Columbia law, we are not allowed to leave open food in the refrigerators or kitchen closets, hence, all food items will be removed after the guest checks out and no supply of items such as condiments, coffee powder will be provided prior to check in.

TRASH DISPOSAL: Please place bagged trash only in bins out back. No loose garbage. Receptacles to be taken to back alley for garbage days on Tuesday's night for next day pick up. Please put back empty after garbage pickup.

**CLEANING STANDARDS:
During these trying times, our guests' safety and well-being are our number one priority. We employ a professional cleaning company with trained employees who practice enhanced cleaning protocols and use cleaning products according to CDC guidelines designed to sanitize and mitigate the spread of COVID-19.**

*Entire upper unit with 2 stories.
*Self-contained patio garden.

Other Things to Note:
*There is a basement apartment with it's own entrance and has no access to your unit.
*No running, jumping, loud conversations or thumping on main level so not to disturb tenants below. Please be mindful.
*No parking available.
*This is a full-time Airbnb with normal wear and tear with walls, floors, furniture, contents. Please note that marks on walls does not make it not cleaned for example.
*There are minor cracks, knicks and imperfections in window frame that does not affect function or appearance.
*Be careful with ceiling fan in the bedroom 2 with the bunk beds. The fan is close to the upper bunk. Do not turn on fan if there are people on top bunk.
