Diamond Reef is six miles north of San Pedro in a gorgeous and secluded area directly in front of the popular Mexico Rocks Reef Diving Reserve. The clear, dazzling aqua blue waters are enchanting. It’s just like a postcard!
We built it here to be in front of Mexico Rocks - one of two popular dive destinations on Ambergris Caye (the other is Hol Chan Shark Ray Alley). It is very private and quiet, but no means remote. Other Villas and resorts that share this wonderful stretch of beach, include Casa Rana (two houses south), 18 Degrees North (one lot North), Costa Maya Resort and Portofino just south and Blue Reef and X’Tan Ha (formerly called Belize Legacy) just North. They all have websites that you may want to check out.
Away from the hustle and bustle of town, it is quiet and safe, providing the perfect place to vacation. Diamond Reef consists of three Condos, only two of which are rented. You have the huge private beach and pier virtually to yourself. It is the perfect place for a romantic get away or for the family who doesn’t want to worry about the kids getting away. The rate includes free pickup and return when you arrive and depart from San Pedro, a daily trip in our private boat to anywhere on the Island, free WiFi, DirecTv, use of a local cell phone during your stay and complementary Kayaks. The Kayaks can be taken directly to Mexico Rocks Reef. This should not be underrated, since you will not find this at just any other resort. Tour operators charge $40 plus 12.5% GST for a single outing to Mexico Rocks. In your case, it would be free and you can snorkel every day to your heart’s content!
Our private boat is at your disposal, complete with boat Captain, Alvin. Alvin is always available to take you to town or to any of the many resorts and restaurants up and down the coast of Ambergris Caye.
The Coastal Express water taxi also makes regularly scheduled stops at our pier as well, every one or two hours.

My wife and I went to Belize on vacation a few years ago and fell in love with the place. We decided to build a couple of condos, one for us and couple to rent.
The secluded location near the reef, spectacular view of the Caribbean Sea, the gentle trade winds, peaceful setting, the perfect place to getaway and let leave your troubles behind!
Just spent a week at Diamond Reef, and we had a great time. The highlight was definitely being able to paddle out to Mexico rocks and snorkel each morning before the tour operators showed up. We had the place to ourselves every time. Turns out while we were there the city or government made some changes to huge swath's of land and ocean around ambergris caye that may require daily fees, and Mexico rocks was one of those areas. Regardless, we really had a great time at this spot and Alvin, Rosa and their daughter Alyssa went out of their way to make us feel welcome and attend to our needs. We had a very early morning departure, 5:30 AM and when I woke up Alvin was already at the bottom of the stairs with a wheel barrow to take our luggage out to the ferry. The guy is one of the most patient relaxed folk I've met in a long time. Alvin also caught on very quick that we enjoyed fishing from the pier every night and he promptly went out and netted us some sardines to fish with that week. Way to go Alvin! Fresh snapper anyone?! We plan on returning asap.
My husband & I and another couple rented this two bedroom condo for five days. I loved the condo and the huge balcony. Although it only has a bath and a half, it was never a problem getting a shower and it always had hot water. Alvin met us at the ferry dock in town. He stored our luggage for us and walked us into town to get a few groceries and a carry out meal for dinner. When we got to the condo, his wife Rosa met us with a smile and made sure we had everything we needed to enjoy our stay. The pool was nice and big and sparkling clean. The lower unit was not rented during our stay so we had a lot of privacy. A short walk down the beach was X Tan Ha resort which had a bar and restaurant. Although we didn't eat in the restaurant, we did go to happy hour a couple times at the bar. Alvin was always friendly and hospitable when he drove us to town each day. We ended up having him take us into town twice and to a restaurant over the water near town once. Rick, the owner was always fast to email me back each time I contacted him. I would definitely stay here again.
It is bittersweet that today is our last day at Diamond Reef. Our family of 5 have
had such an incredible vacation, enjoying every minute of this trip. Thank
you for sharing your Belize home with us; it has been the perfect place to
stay, relax and seek out adventures.
Alvin and Rosa are so gracious and kind. And their kids, OMGoodness, they
are precious. Alvin took such good care of us and we are so grateful.
We made new friends at X'tan Ha Waterfront Resort and hung out with our
downstairs neighbors from Huntington Beach. Shared a fishing trip with them, too!

Myself and 3 girlfriends had the most amazing vacation yet and cant wait to come back again. We all agree that Alvin, Rose, Alyssa and Alfred made our stay even more special. Alvin and his family are the caretakers of the property and looked after us for any of our needs, well maintained!!!! We enjoyed 2 excursions , which we recommend a day of snorkeling at Hol Chan & Shark Ray Alley and lunch on Caulker Island, then a whole day visiting Lamani Mayan Ruins.and Alvin will set this up for you . The condo is large and comfy. We had the lower beachfront condo with a veranda that we enjoyed every morning and evening , beautiful.
We just returned from Diamond Reef for our / Birthday/ Spring Break/ Carnival / Vacation / Wedding / Honeymoon trip. My Husband, me, his 18 year old son and my 11 and 8 year old boys all had a wonderful time. We did lots of research and chose Diamond Reef for the price, location and the ability to hold a private wedding there. It was perfect. The condo was plenty big, the porch was amazing, the pool refreshing and the view indescribable. There is a beach w/ sand and some shallow water that you can get in before you get to the sea grass and it was no problem for us at all. We walked to 2 different resorts for dinner. Did many excursions lined up by Alvin (BEST EVER), and got married too.... We could not have asked for better accommodations or service and highly recommend this property. We are already planning our trip back.
Boat & captain/caretaker, Alvin, proved to be very helpful & cost effective considering the distance from San Pedro.He can’t take people snorkeling /fishing, but can make arrangements for anything you want to do.He was always available to take us wherever we needed to go & he was always checking in with us to see if there was anything we needed…After landing, he took us grocery shopping at a couple of local grocery stores.Condo supplies a cell phone, so just buy some minutes at the local store.Ended up spending about $10US dollars for the week. After a 20 minute boat ride,we were at Diamond Reef Condos.Rose was there to meet us & explain everything we needed to know about the condo.She & Alvin live behind the condo, so there is usually someone on the grounds at any given time (they're both so great!)…Master bedroom=king bed w/memory foam topper & views of beach/ocean.Second bedroom=2 queen beds.Bedrooms & living room have air conditioning & ceiling fans.One TV in living room with Direct TV.Kitchen has everything that you need, but no containers,foil, or plastic for leftovers.Pots & pans for stove, but didn't see anything that could be used for oven. Tiny bugs on countertops in kitchen which are typical in tropical climates.Nothing that can be done,so know that they're there & keep food off the counters for any length of time.(Utilize the bar area) Full bathroom=2 sinks & spacious counter.Low water pressure in shower, but plenty of hot water.Both bath & beach towels to use.Rose told us if we needed more during our stay, to just ask.Washer/dryer available in owner’s condo if needed….X’tan Ha Resort is a 5 minute walk from the condo.Happy hour is 4pm-6pm & drinks are pretty reasonable.Restaurant on the grounds of the resort, so eat there or get food to go. Took two tours with “No Worries”, which is also located at the resort. Very happy with both.If you do walk to/from the resort after sunset, make sure to take a small flashlight.There is no lighted path to the condo, just the beach & a lot of sea grass…Portofino Resort is a lot further to the south & quite a walk.Make reservations at their restaurant & they will pick you up at your dock…Kayaked out to Mexico Rocks & snorkeled multiple times.Saw different things every time.Great having access to kayaks & being able to go out there anytime we wanted.Brought our own snorkel gear, so it was easy to tie up to the buoy & jump in the water…Would not hesitate to stay at Diamond Reef Condos again in the future!
