The Space
Oceania 303 has recently undergone upgrades to become a premium ocean view condo at Oceania Beach Club. It offers breathtaking views of the shoreline, allowing you to immerse yourself in the beauty of the crashing waves. The condo boasts a calming color scheme, comfortable furnishings, high-quality appliances, linens, and towels. With its open-concept floor plan, you'll have plenty of space to move around. The interior is adorned with earth tones and beach-inspired decor, making it a dream come true for beach lovers. One of the highlights is the private balcony where you can savor a cup of coffee and enjoy the refreshing morning breeze. This 890 sq ft condo features:
- A luminous SITTING AREA that has floor-to-ceiling glass doors that give direct access to the patio. The space features plush sofas, a flat-screen TV with cable channels + Showtime, a coffee table, and end tables that create a super comfortable place to rest and recharge between activities.
- A PRIVATE OCEANFRONT BALCONY with a table and chairs for enjoying the sea breeze while eating, drinking, or just relaxing!
- A fully-equipped KITCHEN with quality appliances and all the cookware, dishes, and utensils you'll need to prepare food at home. There's a dishwasher for easy clean-ups, a coffee maker for morning perk-ups, and a blender for afternoon mixers.
- A BREAKFAST BAR with 2 chairs in the kitchen for keeping the cook company, a quick snack, or it can be used as a comfy place to work on your laptop if needed.
- A modern DINING TABLE that can comfortably seat 4 guests.
- 2 bedrooms and 2 full bathrooms to accommodate up to 4 guests as such:

There's a GAME ROOM on the main floor common area that you have access to with a pool table, some arcade games and there's a SHARED LAUNDRY ROOM in the building on the ground floor that you can use for a fee of $2.50 per load wash and $2.50 per load dry.
While the beach is wonderful and the pool is great at the Oceania Beach Club complex, you'll probably want to check out the rest of our town as well. Oceania is only a one block walk from Flagler Avenue - our beachside avenue featuring unique local boutiques, a variety of restaurants and bars.
Guest Access
You'll have full, exclusive access to the apartment. Plus, access to the common areas and amenities at the Oceania Beach Club condo complex. The complex is wheelchair-accessible (ramps & elevators).

The Oceania Beach Club is about 75 miles from the Orlando International Airport (MCO) and 22 miles from Daytona Beach International Airport (DAB) and is located in the Oceania Plaza Condo complex in New Smyrna.

- Back on the mainland, there are plenty of nearby golf courses, tennis courts, and marinas to check out.
- Kayaking, paddle boarding, and deep-sea fishing are available year-round.
- And there are over 13 miles of snow-white sandy beaches great for surfing, shell collecting, swimming, dolphin watching, biking, and bird watching. Sometimes even turtles!

Other Things To Note
There is no daily housekeeping service, but a cleaning service can be requested for an additional fee. Please let us know in advance.
There are security cameras inside and outside the building facing public areas only. There are none inside the apartments.
Guests will be requested to sign a Rental Agreement upon booking confirmation.

HOUSE RULES
- Travelers must be at least 25 years of age or older to book.
- No smoking of any kind (tobacco, cannabis, etc.) is allowed inside the condo or on the balcony. Please use the designated smoking area at the property if you must smoke. Also, the use of any recreational drugs at the property is strictly prohibited. Failure to comply with this rule will incur a $300 penalty.
- No parties/events are allowed, illegal activity is prohibited, and excessive noise will not be tolerated. No loud music after 9 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- All guests MUST have a valid parking pass displayed and visible at ALL TIMES to prevent your car from being towed. Overnight parking passes expire at 10am. Only ONE overnight pass is allowed per unit. We can sell overnight passes for $10 per car per night IF we have availability. If we do not have availability you can park in the Publix parking lot or the tennis courts on Oakwood.
- We have no control over towing. We cannot call the tow company and ask them to bring back a vehicle for no charge under any circumstances.
- Golf Cart Parking – Golf carts cannot be parked in a parking spot even if that is your only vehicle. Please park in the grassy lot across Buenos Aires.
- Front Desk Hours 8 am until 9 pm every day.
- Renters agree to cover any charge related to damages that occurred during their stay or extra-cleaning charges if needed after their stay.
- Please avoid moving furniture.
- Pets are not allowed.
- Guests must adhere to the building and pool rules as well.
