The spacious unit (1100 sq. ft.) is freshly renovated, has tropical decor and furnishings and is located on the 5th floor of a gorgeous art-deco style concrete building that is terraced down towards the ocean.
The seven-acre secluded property is a smoke-free environment with a tranquil setting of lush tropical gardens, gentle streams and ponds as well as many quiet areas to sit and absorb spectacular waterfront scenery, warm tropical breezes and beautiful Hawaiian sunsets.

The unit has a private, covered lanai (sundeck) off the main living area and master bedroom with peaceful garden and partial ocean views that is perfect for relaxing, reading, bird watching or light dining.
Both bedrooms have their own bathrooms with tub/shower combos and separate vanity dressing areas that add privacy and comfort for couples vacationing together or for families needing extra space.
In season, whale watching off the lava rock shoreline at the resort is a breathtaking experience when these magnificent creatures put on a show of breaching, fin-slapping and tail-tapping in the blue Hawaii waters. Watching pods of spinner dolphins’ frolic and play as they make their way down the coastline is also a favorite pastime. Bring your binoculars! Free entertainment and weekly activities are also available at the resort and the concierge desk can assist you with Big Island information and directions.
Historic Kailua Village (often called Kona Town) is a short, scenic walk (approx. 1 mile) along Alii Drive where you will find a variety of restaurants, boutique shops, the Hulihe’e Palace museum, a farmers' market, the Kona Inn Shopping Village and vendors offering sightseeing tours and adventures such as Volcanoes National Park, Mauna Kea Summit, Zip Lining in Hawi or Kealakekua, Helicopter Tours, Horseback Riding, Snorkelling and Whale Watching Cruises, Sports Fishing, Sunset Sails and more.
If you happen to be in Kona town on the third Sunday of the month be sure to take in the Alii Stroll at the Hulihe’e Palace lawn when the streets are closed to vehicle traffic and local arts and crafts booths and live entertainment prevail from 12 noon to 4 pm.
Other interesting attractions in the area include the Ellison Onizuka Space Centre at Kona airport, the Kona Historical Society and the Kona Coffee Living History Farm in Captain Cook.
Kahaluu Beach Park is located just a few miles away and is a popular spot for snorkeling, swimming and picnicking. The shallow, reef-protected waters host an amazing array of tropical fish and sea turtles which make this park worth a visit. White Sands beach is also nearby and there are many other beautiful beaches on the island for you to explore such as Kua Bay, Hapuna Beach State Park, “A Bay” and Mauna Kea to name a few.
Cancellations: Cancellations made sixty (60) days or more prior to arrival with written notice shall be given a full refund minus $150.00. Cancellations of less than sixty (60) days prior to arrival shall forfeit the entire rent and excise tax (less security deposit) unless we are able to re-rent the property. Refunds on any forfeiture will be issued the dollar value the unit is re-rented for during the same dates as the cancelled reservation. There is no refund for early departure or no shows. ALL RESERVATIONS ARE SUBJECT TO A $150.00 CANCELLATION FEE. We recommend that you purchase travel insurance in case of cancellation.

Please report any equipment or appliance failures immediately either to Gayle or the Local Contact number on the info that was emailed to you. We will do our best to have the appliance repaired during your stay. There will be no rent reductions or refunds for equipment failure. There will also be no refunds or rent deductions for inclement weather, or storm doors that have to be placed for your safety for high surf. There will also be no refunds or moves if your home/unit is near any Construction or any Maintenance type work being done at the Complex of your condo as this is beyond our Control. We are not responsible for any personal items due to any loss or if anything is left behind it can be returned at your expense.

We first visited the Big Island of Hawaii in 2002 and fell in love with its diverse natural landscapes, different climate zones, picturesque beauty and many fabulous beaches. We love exploring the unique areas of this beautiful island with its rich cultural history and find something new every year which appeals to our sense of adventure. We live on Vancouver Island in British Columbia and Kona has become our second home. We hope you will enjoy this enchanting place of many wonders as much as we do.

We love the private oceanfront resort with its many amenities and find the combination of lush tropical gardens and spectacular ocean views so enjoyable we can’t get enough of it! The location is very convenient as it is just far enough away from town to be peaceful and secluded but close enough that a short walk or drive gets you anywhere you want to go. Our favorite local church, Living Stones, is a short distance away along Alii Drive which makes it easy to attend services and other community events.
Spectacular ocean views abound at this resort and can be thoroughly enjoyed at both swimming pools which are situated right on the lava rock coastline. The newly tiled patio areas surrounding
the pools provide the perfect place for relaxing, sunbathing, hot-tubbing or barbecuing while watching fabulous ocean waves and Hawaiian sunsets right at the water’s edge.
We were very happy with the condo, it was very spacious and well equipped. All you need to pack is shorts and tee shirts.
Every one there was very friendly and we had a wonderful visit and hope to to have another one again in the future. Gayle was prompt in all our communications and all went as promised. Thank you very much and all the best for 2015
We thoroughly enjoyed our stay at Gayle's Kona Royal Sea Cliff Apartment. The apartment is really spacious and clean, and has all the amenities of home. Lovely comfy beds, a fully equipped kitchen and complementary boogie-boards and snorkel gear. The view from the lanai was fantastic and the unit is really peaceful and quiet despite being on the road side of the apartment complex. Close to town but far enough away to be in another world. Gayle was great to deal with and very prompt in communication, very straight forward. I thoroughly recommend this owner!
This condo was just perfect for our five-night stay in Kona. The owner was extremely easy to book with; all instructions upon arrival were easy and the condition was clean and exactly as pictured. Very comfortable for our family with two young boys, except for the two building-wide A/C crashes during our stay which made the nights sort of unbearable. The one standing fan was much appreciated to circulate air; a few more would be nice. Our boys loved the geckos on the lanai, the view was pretty, everything worked great and the beds and linens were very nice. The bedroom by the lanai gets more sun in the morning; the back bedroom stays totally dark so it's good for letting the kids sleep in. The unit was quiet at night and close but not too close to the concierge and elevator as well as game room, where we borrowed puzzles and games. The Royal Sea Cliff's coffee service, pool and activity nights are definitely worth taking advantage of. We would totally stay here again and recommend it to other families. Thanks, Gayle!
We were delighted with our stay at Royal Sea Cliff Resort. Our suite was very comfortable with all the ammenities that we needed in the kitchen and even some beach stuff to borrow so we didn't have to rent everything! The concierge was always very helpful in whatever the question or quest we had. The pool and area was very nice. They had different social events at the pool to give a real welcome feel. The resort was close to great beaches and the strip where all the shops and cafes were. Even after having seen the wonderful other sights of the island, we found Kona the nicest part of Hawaii.
The condo we rented was excellent and the staff at the concierge were very helpful. Loved your pool and entertainment too.

The unit was clean and spacious. It is to the back of the complex (Closest to Alii Drive) so the view of the ocean from the lanai was small. Did not notice noise from busy Alii Drive. The master bedroom was very spacious and had a great walk in shower. The complex had two nice swimming pools with great views of the ocean. The unit is on the 5th floor but this is ground level and there are elevators everywhere when moving around the complex. Were asked to tidy up, strip beds, start a load of laundry etc. before leaving.
Additional island attractions include : Mauna Kea Summit, Place of Refuge National Park, Volcano National Park, Helicopter Tours. Feel free to ask us about any local attractions. There is also an on-site Expedia Travel Advisor with lots of tips!
