Any season and every season is the reason you will want to stay at our cozy and comfortable vacation home. When we discovered this delightful property we knew it was the right place for us to share with others. Now we are taking reservations for 2015.

We rent our home out to you as either a 3 bedroom home to sleep up to 6 persons, which are all on the 2nd floor; and either as a 4 bedroom home by adding in the main floor locked-off bedroom which is an all new space. We help you reserve this extra space depending upon your particular needs for your time here at Cottage.

Our main floor, 4th bedroom is available for guests who have difficulties with stairs and groups of 6 or more and must be specifically asked for to be certain the right keys will be available for you. Let us know the numbers of bedrooms you want and the total number of persons in your party.

After your hikes and other outdoor activities, and no matter what time or the year you are here, you will want to relax in our wonderful new hot tub. And new, really means new. We have a 2014 Hot Spring model just installed at the end of March 2014. It is impossible not to relax while enjoying the amazing view and sound of the river from the backyard while you are relaxing and soaking up this feature. We are a very unique location with one of the most amazing views in the area.

Whether your visit is for a special birthday, Holidays, or for family reunions, weddings, anniversaries, graduations, etc., or you seek the recreation of skiing, golfing, river rafting, kayaking or tubing this is the place for your getaway. If you are hikers, climbers or cyclists enjoy the time you have at the cottage while being the first up in the morning at the trail head or out on the road for your bike ride.

There is no where else this close to town to be right on the river's shoreline. There is also river shoreline access from the cottage, down a walking path on the embankment, about 50 feet below the home and main property.

Winter sports will be open soon and in the winter there are groomed trails on the golf course and Fish Hatchery grounds for the sport of x-country skiing, as well as skiing, tubing, boarding and x-country on Ski Hill right above the town of Leavenworth. The cottage is 5 minutes from Ski Hill. The winter equivalent of hiking in summer, are the great snow shoe tours available and the horse drawn sleigh rides all around and near the town of Leavenworth. Hope you will find a way to enjoy all of these types of family fun in the snow this season.

Our most often asked question is 'How close are we to town?': From the front door of the cottage to the gazebo on Front St., in the central town square', we are just shy of 1 mile. You are on the edge of the wilderness, and yet, just outside of the city limits of the actual town of Leavenworth. A great combination. We know you are really going to like it here!!

We accept bookings up to 12 months in advance. Along with the internet and WiFi access, TV, Cable and Netflix and Hulu Plus; we have the gas log fireplace, New Hot Tub, a Gas BBQ grill and a great deck. There is something for everyone. Our guests will tell you it is so beautiful and peaceful here; they really don't want to leave. It is hard to resist the beautiful location, the quiet tranquility and the lovely charm of this riverfront cottage home.

About Sunnie Parkman

Hello! We are the owners and managers of the White Water Cottage Leavenworth. We are here for you to make this location one of the best places you have ever stayed in or around Leavenworth. We are soon to retire to this area after our son is through college. That hopefully will be in 4 years of less. 2016 here we come. So . . . Our newest family phrases are PST or Putting Son Through (college). Then there is RTH, Retire to House. This is our game plan. To build the new home we have always wanted in Leavenworth and maintain a wonderful vacation place near by.

Why Sunnie Parkman chose Leavenworth

The reason we purchased this property is simple: It's the location. We can not think of a better place to spend our retirement than having this peaceful and comfortable cottage as our way to meet and make new friends from all around this area or the country. A Wenatchee River property just outside Leavenworth with white water all year long from the Tenley's Falls rapids was almost too good to be true, but here we are. Access to the river's eddy pool for swimming, tubing and kayaking is so easy! Wildlife right in front of you. This is the place we don't want to leave and neither will you!

What makes this cottage unique

From our property we've seen Osprey soar the mountain ridge and dive for fish, and numerous deer raid the neighbor's bird feeders. We have a bird watchers paradise just outside all of our windows, on the deck or upstairs on the bedroom balconies. At the end of summer, occasionally, we have had the surprise of seeing a bear come to fish and bathe in the river right in front of us at the foot of our riverfront property. Of course, when the bear is there, they have the right of way to use the river. We wait for the bear to leave and then enjoy logging all the photos we took of seeing them. We really are experiencing the best of both worlds. Living and seeing firsthand the edge of the wilderness come to life right in front of us, and having a fun place to go shop, dine and visit so close in town.

It is also a thrill to watch the rafters make it over the Falls or flip as they charge over the huge waves at the end of the rapids. This makes us want to get out on the river more ourselves, and we have ridden our rafting tubes in July and August every summer. We can walk to downtown Leavenworth and enjoy all the activities Leavenworth has to offer: art, fine food, festivals, wines, and more.

Perfect winter family weekend!

My husband and I just spent a Midwinter Break weekend at the Whitewater Cottage with our two school-age daughters, and it was the perfect lodging for our Leavenworth getaway. The house is huge: three sizable bedrooms upstairs (the girls loved having one to themselves), and a massive living room downstairs overlooking the rushing Icicle River. We spent loads of time there in front of the fire playing cards and board games, or dashing out into the snow to soak in the hot tub together. The house is immaculate and amply equipped with everything you need for a great weekend, and ridiculously close to town... even closer to Ski Hill, where we all enjoyed some great tubing. (The snowfall had been pretty heavy prior to our arrival and we were concerned about it at the house, but Sunnie had ensured that the driveway, walk and path to the hot tub were perfectly clear during our stay.)

Such a wonderful experience! Perhaps next time we'll bring friends, or enjoy the house in another season. Of all the fun things we did over the weekend, when I asked my 8-year-old what her favorite memory was, she said, "Sitting together in the hot tub with the snow falling around us..." It was mine too. We can't wait to come back!

Best VRBO ever

My family stayed here over Thanksgiving -- eight adults, ages 20 to 84 -- and we all loved it. We loved the location above the rapids (and close to town). Plenty of room and privacy for everyone, and it seemed like every detail had been thought out. We were all impressed.

Would not recommend it for families with small children only because of the river right out front and the open stairway.

Perfect picturesque location

I recently rented White Water Cottage for the last weekend of Oktoberfest. Myself and 7 others stayed there and had a good time. We actually had more fun at the house then we did at Oktoberfest. We had three couples and two single guys. It was for my 29th birthday, and most of us are right around that age. The youngest was 27, oldest 32. These were all close friends; 3 I've known since kindergarten, and 2 of them were college roommates of mine. I've rented many other places, with a lot of the same people.
I'll start with the house. It's a little old, but is much bigger than the pictures lead on. I was really impressed with the living room. It was very spacious, plenty of seating, new tv, and large windows for a great view of the Wenatchee River. Speaking of the river, the house sits literally right above it. There's a nice little trail to get down to the edge of the river as well. The 4 bedrooms were perfect for our group. The two single guys took the room with 2 beds and the couples took the other 3 rooms. 2 of the bedrooms have nice little decks overlooking the river as well. The hot tub was clean and perfect for the season. The house was filled with everything we needed from kitchen utensils to towels and linens, and even little extras like q-tips, coffee, tea, etc.
We could have walked to the Oktoberfest festivities but elected to use the cab service because of the weather and wearing the Oktoberfest attire. The location was that close to town. It was even closer to Leavenworth golf club, which is right across the street. We actually played Khaler Glen on Saturday which is about 20 minutes out of town, but on the side of town the cabin is located. I'd like to visit again during the warmer months and not during a festival to explore more of the town and area. Oktoberfest was okay, but was crowded with not a ton to do.
One thing we all noticed as soon as we entered the house were all the rules that are posted everywhere. Everything in the rental agreement was posted and then some. Not saying it's bad, just something we all noticed and had never seen to that extent. To that end, we paid a premium for that weekend, and followed the rules. Still check out was mentioned (we were packed watching the end of the half of the Hawks game when they showed up), that a chair had moved slightly, and a screen door we never used was damaged. I said I found it hard to believe we damaged it, but even if we had it was an old door and should be considered incidental.

Owner's Response: For our first and hopefully the last 3 Star rating: We want the public to know all about our home. No one should be thinking we are a brand new custom built home based on the photos we selected for your initial on-line viewing. I guess this visitor had different expectations regarding the age of our home and guest info within the home. Others don't seem to mind the help we provide to get information on the home while you are there enjoying the home. We feel it is really helpful to know about things that most city dwellers would not even understand unless they have experience living right at the river's edge; where to find the extra bedding and linens, and the hours the hot tub is open to use. We also can't make old into new, (our home was built in the late 1960's/early 1970's) but we take excellent care of this property for all those paying and reserving the privilege to stay here.

We are very, very generous with the added amenities we provide for our guests and with this gorgeous view, we get very few complaints. Those that are more difficult to work with, as this guest was, we probably won't see again. At times I wish we could publicly rate some of our guests (lol). We do appreciate his comments because he praised first and then criticized toward the end. We don't get to edit or delete reviews as the owner of the property. They are the full and honest representation of groups, but from their point of view; who have actually stayed with us. October Festival visitors are usually the hardest to please and the time of year we encounter the worst problems from groups, if we have any problems any longer at all.

It is a very true fact; you cannot and never will make everyone happy. And even though I know how true it is, "you can't please everyone", I still enjoy spoiling our guests. We paid great attention to the fact people need good beds to sleep on and a clean home to stay in. We provide everyone with the added things that no one wants to go buy a large box of just for a weekend trip, to use for personal care or useful items anyone might need, like a full box of Kleenex, Q-Tips or Syrup for your pancakes. We add in baggies, foil and lunch size paper bags to make a picnic lunch right from where you are staying. No where else does this; At least no where I have ever stayed in another person' home.

Beside the wonderful view you will have, great location and comfortable beds we are one of the best places to stay in Leavenworth.

Five-Star With Issues

Came to Leavenworth for the marathon and had a wonderful time. This was our fourth year to stay during that time, and our first at White Water Cottage. The location is a beautiful combination of riverfront and close to town. The cottage is well-kept and very clean. I'd have given it a 5-star rating, except that the hostess was a bit more on the controlling side than hospitable. There are signs everywhere about "Do this..." and "Don't do that..." It became a bit of a joke among us. When we got there, the main floor bedroom (specified in the ad) was locked and we had no key. One of our guests has difficulty with stairs, so i made sure to book a place with a main floor bedroom. When I called, the hostess said that she had waited for us to come check in (we never discussed what time we needed to be there, only don't come before 4pm), and that we should just have her sleep on the couch. There was no solution to our dilemma, and it was my fault for not specifying that we were actually going to use the bedroom (What?). I decided it was useless to continue the conversation and just figure something out ourselves. My husband, not being one to take these things lying down, used his way he has with ladies (Ha!), and called her back. Don't know how but, miraculously, there appeared a key!! So then we all lived happily ever after for the weekend! We left the place perfectly as we found it and didn't have any more issues. Soooo, if you can get over stuff like that, you'll have a great time at the White Water Cottage.

Owner's Response: David's responding to this, I'm Sunnie's husband and co-owner. As is stated in our VRBO site, we rent our house as either a 3 bedroom for 6 people or less or a 4 bedroom if the guest count requires it or for an additional fee. This is the only reason we open up the lock-off, main floor studio bedroom which is the 4th bedroom. This is all discussed in advance and what is agreed to is explicitly stated in the guest agreement that we tailor for each guest to sign. Their guest agreement stated, "no studio room", and they were not charged for the studio as their guest count did not warrant it. Even when their guest count went from 4 to 6 we noted they still only wanted 3 bedrooms and were not charged for the 4th. We stay at the Cottage when it is not rented and sleep in the studio. Since the studio was not needed we left our personal belongings in the room and did not prepare it for guests. Imagine our surprise when they insisted they were due keys to the studio with Sunnie already on I-90 headed to meet me! After some debate between us, Sunnie, not I, graciously allowed them to use the studio by giving them access to our housekeeping keys and did not charge them for its use. Sunnie likes to greet our guests for check-in, especially for Oktoberfest reservations, and had delayed her departure to meet them and had tried to contact them before she needed to leave. I find this review rather insulting considering how much dialog Sunnie has with guests before they sign the agreement so they know exactly what they are renting. This is why we ask everyone to actually read what they sign.
As for the notes, we try to head off previously experienced problems with them, which were anything but jokes when the problems happened. Some may think the content is obvious, but we've found it is not obvious to some.
It's nice to be important but more important to be nice.

Fabulous home for a Family vacation with adult kids (or any age!)

We felt SO at home at this lovely chalet next to the river. We spent the weekend outdoors mesmerized by the rapids viewed from the yard, and laughing with (and at!) the rafters attempting to navigate them! The house was very spacious, so everyone had some private space, and it was extremely well equipped- not like a typical vacation home. The kitchen is AWESOME, and the gas grill on the patio made eating at home easy and desirable, (altho great restaurants within walking distance.) The new hot tub was very relaxing after a day of rafting and hiking. We were there with our three out of state grown sons, and a nephew. It felt like OUR HOME, and was a great place to bond again. Sunni and her husband couldn't of been more accommodating. We will DEFINITELY go back next time we visit our Seattle Son. Thanks for offering your lovely home for rental Sunni! A fantastic get-a-way home!

My wife and I (and our 8 month old son) had originally rented a different cabin in Leavenworth for our anniversary. Upon arriving at the cabin after a 3 hour drive, and with baby in arms, the owner of the property informed us that the cabin was an adult only cabin and refused to rent to us. Without offering any help to find us another place, she drove off and literally left us in the dust.

With nowhere to go, we ended up driving to the main information center asking for lodging recommendations. They gave us the number to this little gem of a home. The owners were incredibly nice to work with, especially after dealing with the other cabin owners, and welcomed us in with open arms... including our 8 month old baby.

The home was incredibly clean, open, and offered everything you would need to enjoy a relaxing weekend. The back bay window looks out over the river and offers great views of the rafters. The hot tube was clean and private and an excellent way to end the day after walking around all the shops.

I have nothing but good things to say about his place. Highly recommend.

Queen size Beds (3) 1st queen bedroom has an extra twin bed and is located upstairs next to main bathroom. Queen bdrm studio is private on main floor. Helpful to those that have a problem with going up and down stairs. Queen Bed (1) Top of the stairs bedroom. Also has a balcony view of the river below. Twin or Single Beds (2) The twin size beds are in the same bedroom with a queen sized bed and also in the King Bedroom. Total of 6 beds in home plus sleeper sofa. This room then will sleep 3 children or adult friends and has TV and closet., Sleep Sofa or Futons (1) This is a queen size sleeper sofa in the living room.
