Condo, 2 Bedrooms + Loft, 2 Baths, (Sleeps 6-8)

We now offer wireless internet service, so if your laptop has wireless capabilities, plan to bring it to the condo. We also offer complimentary use of our PC which allows access to our iTunes library as well as to Pandora web radio. FM radio is limited in the Tahoe area so if you enjoy music, you will appreciate this amenity.

Our condominium consists of three levels as follows:

The first level includes a large master bedroom with a king-size bed, cable TV/DVD, and private deck. There is also a second bedroom with queen bed and cable TV. This level contains a full bath as well as a full-size washer and dryer.

The second level includes an open kitchen with seating for three at the counter as well as a dining area with a table that comfortably seats six. The kitchen includes a new ceramic cook-top and oven, a new microwave, and dishwasher. Small appliances include a coffeemaker, toaster, blender, griddle, wok, fondue pot, and mixer. The kitchen is very well equipped with pots, pans, utensils, and dishes. The family room includes a woodburning fireplace with gas starter and vaulted ceiling with fan. The entertainment center in the family room includes cable TV/DVD/CD/VHS. There is also a deck on this level with a gas barbecue and dining table. This floor also features a second full bath as well as a small gaming area that hosts a cable TV with Nintendo and Sega gaming systems and games... bring your PlayStation II or XBox if you like. We also provide access to our PC which allow you to enjoy music from our personal iTunes library or access Pandora web radio. For those that have a laptop with wireless capabilities, we provide wireless internet access too!

The third level is a loft that overlooks the family room and includes two twin beds as well as two portable futon mattresses. We suggest you bring sleeping bags if you plan to use the futons.

Our condominium is located within Kingswood Village in Kings Beach and is just five miles southeast of Northstar Ski Resort. It's just over half a mile from the Lake Tahoe beach as well as a 24 hour Safeway in Kings Beach. It is centrally located to 12 ski resorts in the Tahoe area and just 10 minutes from the North Shore casinos.

Kingswood Village offers a large pool and wading pool built in 2001 as well as three tennis courts, a small exercise room, and a sauna. Kingswood Village is one of the best-kept complexes in the Tahoe area and has numerous tall pines and cedar trees that remind you that you are in alpine country.

About Gail Barrington

Hello, I'm Gail Barrington and I've lived in Rocklin, CA located in the Sacramento Valley for nearly 30 years. My husband, Joe, a transplant from the San Francisco Bay Area, has enjoyed more than 20 years in Rocklin and has been employed by Hewlett Packard since 1981. Our son, Michael, is 20 and our daughter, Nikki, is 18,and both are currently in college.Both are looking forward to their first trip to the condo without mom and dad…imagine! We've all enjoyed spending time at our home away from home in the beautiful Lake Tahoe Basin.

Why Gail Barrington chose Kings Beach

In 1991, when our daughter was just 6 months old and our son was 2, we purchased a pop-up tent camper. We enjoyed 13 years of camping with our kids and their buddies on the California coast near Santa Cruz and at Sugar Pine Point, Lake Tahoe. After years of searching for just the right Lake Tahoe property, we purchased our condo in Kingswood Village, Kings Beach CA. We love the beautiful and well kept tree covered property as well as it’s many amenities and accessible location.

What makes this condo unique

Kingswood Village is less than an hour from Reno and the Reno-Tahoe International Airport. Our condo is less than 10 minutes from NorthStar and in close proximity to several other winter resorts as well as North Tahoe casinos and their showroom entertainment. Our condo is less than a mile from the beach, a boat launch, and numerous restaurants, as well as groceries at the 24 hour Super Safeway. Whether summer or winter, the Lake Tahoe basin is absolutely gorgeous. So, if you’re in need of some quiet rest and relaxation including reading by the fire with a cup of tea or glass of wine or ready to enjoy the slopes or the beach, head for our home-away-from-home, the BARRINGTON FAMILY CONDO in Kingswood Village!

It was fabulous. I skied in thigh to waist high powder for 3 days. My quads are still complaining. I did ski yesterday and literally lost sight of the fall line from all the powder. The groomers skied like they were topped with baby powder. Needless to say it was extraordinary.



The condo was great once again. We’ve developed a tradition of having fondue on the last night and it was perfect. The services there are great as well. We had deep snow two mornings and each day the plow ran early. I appreciated that as I was out early to be on first chair of the day (yes, love those first tracks).



I-80 was closed all day Thursday and didn’t open until noon yesterday. What could I do but ski that morning? We had to leave in single line convoys but, it only took an extra hour overall. Not bad as I have spent an extra three or four hours in similar conditions.



Thank you again. It was perfect. Okay, maybe Jane and the girls being there would be better. Then again, no one else here really ~gets~ powder.

An excellent Choice: Most Well-Stocked Cabin Ever

We had a wonderful stay at the condo! Gail (owner) was remarkably on top of everything. Email replies were very quick and helpful and she made everything incredibly easy. She checked in regularly and all transactions were completed exactly when she said they'd be. This was the most well-equipped rental I've ever stayed in. From kitchen appliances to cookware (everything from blenders to a crock pot and wok) to extra bedding and towels. There are plenty of condiments and a couple of breakfast items available for use. There are helpful labels and instructions for EVERYTHING. The manuals for all the appliances are available as well. The cabin is cozy and comfortable and the fireplace is great. It has a gas log lighter for easy start-up. You can buy your firewood at the Safeway down the street. Gail sent detailed instructions on how to use the TVs, stereo (for which there is an auxiliary plug-in), PC laptop, and wi-fi (great reception throughout the condo) prior to checking in. There is a dishwasher, BBQ on the deck, and a washer and dryer.

We had 8 adults in our 20s sleep comfortably. As noted in the description, there is room for 6 adults in beds and two on futons. The futons are large and comfortable enough for someone up to about 6 feet, you should just be sure to bring your own twin size sheets or sleeping bags for them to avoid paying an extra $30 for the additional cleaning. There are multiple places you can put the futons including up in the loft, in the office area, in the living room, or in one of the bedrooms. There are plenty of extra blankets, sheets, pillows, and towels for everything.

The location was excellent. Squaw Valley, Alpine meadows, and Northstar are all within about 20 minutes. The Safeway is MAYBE 2 minutes away as well as various restaurants in Kings Beach and nearby (for which there is a binder full of information if you're looking for somewhere to eat out.)

The only negative I can think of is that the Sauna, Workout Room, and Hot Tub were not open. The Pool and Tennis Courts are only open during the Summer, which makes sense, but it would have been nice to have the Hot Tub in the winter. The Sauna and Workout Room are advertised as being open year round on the Kingswood Village website but were closed while we were there in late February. So, you may want to call ahead to check availability of you wish to use those facilities.

Will definitely stay there again!

Best Tahoe vacation home ever!

We have stayed at many other VRBO rentals before and most of them have been wonderful, but this was by far our favorite. The home itself was beautiful and lovingly cared for, and better stocked than any we have seen before, both in terms of entertainment and food supplies. Everything was organized and labeled for easy use, the owners were available and communicated with us frequently, and they were exceedingly gracious and warm and personal. The location was ideal, central to the lake and 3 major ski resorts. The layout was perfect, with a large and fun loft for our younger kids, and a private room for our teenager, with ample and lovely living space in between. I can't say enough. We will definitely be returning there in the future.

Wonderful Place!

We stayed at this condo at the end of a two week out west trip and found it the perfect way to end our travels. The area is perfect to see so much in beautiful Tahoe and close to everything you need. Cant say enough about the condo. We are a vacationing family who have literally stayed in hundreds of condo's through the years, but we have never seen a condo equipped like this one. If you need it, want it or just have thought about it-its there. Gail does an amazing job at making it feel just like home. She is also a joy to work with! Stay here you will love it!

Look no Further for a North Lake Tahoe/Kings Beach Accommodation!

We've rented many condos in the past in various destinations and the Barrington condo is the best we've experienced. Gail "gets it" when it comes to renting out vacation homes. The condo was in great shape and well provisioned (there was even a MP3 cable connected to the AV system ready to go!). Our 8 year old son especially enjoyed having is own "home" up in the loft. A special bonus was the central location of the condo which is within reach of a range of activities (beach, river rafting, Northstar, restaurants, grocery stores, etc.,). Oh, I can't forget to mention that we had access to the tennis court and the swimming pool. We had a great time and wish we could have stayed longer! We'll be looking to stay at the Barrington condo again soon!

Great fall weekend getaway

We had a lovely fall weekend at the Barrington condo. We were so impressed by how clean and well appointed it was! We appreciated everything the owner has done to make the condo so comfortable. They have thought of everything little thing – we had all we needed at our fingertips, including cooking/serving utensils, pantry items, linens, games, books, reliable wi-fi and TV/VCR/DVD. Everything was in excellent working order with labels/instructions that are very clear and helpful. I have to agree with the previous reviewer who indicated that it was the BEST equipped rental they had encounted. I had the same reaction.

Communication with the owner has been outstanding. All emails have been answered promptly and the information provided was thorough and accurate. A delightful experience all around. You will not be disappointed with this property.
