My wife and I live in California, and we love the ocean. Ever since we went to Nicaragua we've been going back as often as we can. We found San Juan del Sur to be the perfect place for a vacation. This is probably one of the nicest places in town with walking access to the beach where you can join the crowd while there is quietness at the house with stunning sunsets. There is an amazing view all of the San Juan Bay and Pacific ocean. This is one of the nicest places after we looked for oceanview property since 2003
This rental property is secured by someone that lives in the guesthouse 24 hours a day year-round. He maintains the landscaping and the pool. It is a short 10 minute walk to the beach and town but you need a car to come back up hill to the house.

• My husband and I were there the last week in May and this was the perfect place for our vacation. We wanted something that was private but also close to town. Casa Nicoletta is about a 7 minute walk to town and beach with lots of restaurants and bars with great food. We enjoyed eating tacos at the little taco stand. Playa Hermosa has great surfing, in fact many instructors in SJDS, drive their students to this beach because of the waves. We also loved the zip line and of course great horseback riding on Yankee Beach. The patio at Casa Nicoletta was fantastic with beautiful ocean views. We spend every night at the beautiful pool and the sound of nature was wonderful. Alberto the security guard made us feel safe at all times and enjoyed our stay . All in all this property deserves high ratings. We had a great time and we will be back.

Our stay at Casa Nicoletta was very pleasant. The hill to get to the house is very scary, recommended a 4 x 4 vehicle. There's bees near the pool, but none bit us thank God.
The view is magnificent. If the house had Wifi, it would be 5 star.
My partner and I just came back to Canada from a 3 weeks stay at Casa Nicoletta, and we really miss «our» casa up in the mountain overlooking San Juan Del Sur. It was our second stay there, and it was as great as the first time. The view is incredible, the place is very quiet and private, the pool is always welcoming after a day at the beach, every night comes with a postcard sunset ready to enjoy. I have to mention also Alberto, who takes care of the house and who is always there to help (and teach me new Spanish words). We feel very safe also, even though the casa (I mean «our» casa) is alone on the hill (Alberto's friendly dogs are there with him to watch what's going on). I feel bad writing this, because I want to go back next year for the 3rd time and i dont want the place to be sold out. But when you discover a place like that, perfect according to our taste, you just want to spread the word.
I just spent my Christmas holiday at Casa Nicoletta in SJDS with my girlfriend, my 16 yo son and my parents. We all agreed that we couldn't have picked a better place to stay. The house was clean and spacious with plenty of room for everyone. The kitchen was stocked with the basics and we did cook a few meals there. Being just up the hill from Downtown San Juan Del Sur the location was very convenient and walkable to all the action. Another bonus was the on site caretaker who was very friendly and helpful and added security for our belongings while we were away. The view of the bay from the patio/ pool area alone made our stay unforgettable. Surf beaches Playa Madera, Playa Hermosa and others are about a half hour or 45 minutes away. The price is right and I would love to stay there again. I would highly recommend Casa Nicoletta for anyone planning a trip to Nicaragua.
Casa Nicoletta. Wow! What a view! I remember sitting in the pool while sipping a drink and watching the boats on that deep blue bay. You can focus a bit closer and enjoy being in the middle of tropical nature (lots of parrots and birds). At night you see the lights of the town (it’s a small town – about 12 by 8 blocks) and the bay. The description and photos are all accurate and representative.
The house is very new and nicely laid out. The two main bedrooms are large and comfortable. The third bedroom is smaller and needs more furniture. The lower main bedroom leads out directly onto the patio by the pool. The master bedroom upstairs has a balcony overlooking the pool. Great views and ventilation in every room of the house. All rooms have ceiling fans - you won’t feel the need to use the air conditioning.
There is a full time (but unobtrusive and discreet) guard and helper - so no worries about the pool, grounds maintenance or leaving your things in the house as there is always someone on the property to help and watch.
This house is a short drive and within walking distance to town and the beach. It is an easy walk down but tougher on the return uphill – you’ll be desperate to fall into the pool (water temperature is delicious). Finding the house the first time was a challenge so get good directions. Two short stretches of the road are not paved but easily maneuverable.
San Juan del Sur is a really cool and fun place. The people are very friendly. It is very quaint and charming but at night you can easily find a party at the bars. Food and drink are good and cheap. The town can get hopping but up at the house everything is quiet and relaxing. Surfing is good at Maderas. There are many options for deep sea fishing, scuba diving and boat trips to various beaches.
The eclectic Colibri restaurant is about 4 blocks away. I highly recommend Bambu restaurant which is right on the beach with excellent food and ambience. There is Maurizio’s pizza delivery if you don’t want to cook or dine out. The spacious kitchen has everything you need for those meals you want to cook yourself.
There was a TV and an entertainment center but frankly we loved it poolside day and night so we only used the radio/CD (not iPod compatible so don’t forget your music CD’s).
Our cell phones roamed perfectly but you can buy GSM phone chip or even a cheapo phone with rechargeable minutes to save money on local calls.
Bottom line: We loved it!
