Lovely apartment situated in the area of San Niccolo. Just below the famous look out point of Piazzale Michelangelo and a short walk to major sites like the Ponte Vecchio and Uffizi Gallery.

The apartment is situated on the second floor (no lift) in a pretty historical building with a total of four apartments. The apartment plan includes a large double room with a queen size bed, an open plan kitchen with all modern amenities and dining area, a bathroom with shower and lounge room with a comfortable sofa bed.

The apartment is situated in the San Niccolo quarter on the 'oltra-arno' (the southern side of the river). One of the most charming typical neighborhoods of Florence with a local atmosphere.

You will find authentic restaurants, wine bars, pizza shops, butchers a wonderful bread store that also sells to go hot meals prepared passionately by owners, nearby supermarkets, a number of specialty stores that sell local wine, cheese and salami.

We are a short walk from the look out point of Piazzale Michelangelo where you can see the most beautiful view of the city. A perfect place to walk up to see the sunset ! Our apartment is situated below this look out point. There is a lovely cool breeze that arrives from this hill in to the apartment. All windows have screens to keep MOSQUITOS out to ensure a maximum comfort during summer(screens are very rare!)

Just a 15 minute walk to the Cathedral (2.48miles / 4 km) and a 12 minute walk to the famous 'Ponte Vecchio' (0.49 miles / 0.8km)

Notes: Our apartment has everything you need to make your stay in Florence comfortable and enjoyable. The neighborhood is great for your children as you will find beautiful parks and gardens nearby. Depending on the age group we can provide a series of recommendations, books, DVD's and a baby sitting service. A cell phone can be provided at no extra charge you will only have to pay to add credit and you will have an Italian cell. The LCD TV is also a computer with wireless keyboard and mouse. Dish-washing liquid, clothing detergents, Instant coffee, tea, Olive Oil, salt, pepper and sugar is provided. There is a kettle for boiling water and an Espresso machine to make coffee. Charming and generous in great area

This flat is much more of a home than a holiday rental. It is like the owners have just popped out for a bit and you are left to use anything you want and make yourself comfortable. I felt at home right away. The place is packed with useful things, like umbrellas, bathroom stuff, music, mosquito screens, computer, clever shopping bags, books...

The heating worked very well (which was great in November with fickle weather and a few cold nights) as did everything else, and the flat was clean and nice. There is lots of information about the neighbourhood and anything you might need to know.

The area San Niccolò is the most interesting I have stayed in in Florence, and it is where I will stay next time I visit too. It is within walking distance to everything you would want to see as a tourist, still you live among Florentines in a genuine neighbourhood far from tourist life.

I found the location perfect for what I wanted - to be close to the river and to the mountain at the same time, to get to know the old city wall, to climb the steep streets up the hill. As a photographer I found the well-worn area extremely interesting, beautiful and photogenic - but then of course all of Florence is!

I would recommend this apartment to anyone who isn't specifically in need of a large shower, a high bed or absolute silence to be able to sleep. The city life starts early and ends late outside the windows, but that is also part of the charm of staying here.

Good Location near Ponte Vecchio

We chose this location because of its reviews and its location. The apartment was well equipped and large enough to accommodate my husband and I along with our 2 teenage daughters. Linda was great giving us early access to the apartment as we arrived in the morning from Venice (thank you for being so accommodating). We had air conditioning and at night, lots of windows to keep the air circulating. We had a bit of a challenge unlocking the door each time (just something to get used to) and there was a flight of stairs to navigate with luggage (a reminder for us to travel lighter in the future). Also, for anyone who is a light sleeper, there is a bar near/below the apartment and street activity that goes on late in the night/early morning even on weekdays so with windows open, be aware that this might interrupt your sleep. However, the plus side to this is that you are indeed staying in a typical Florentine neighbourhood with all its great little bars, pizzerias, and shops. An easy walk across the bridge to the shops on the other side, another huge plus.

Imagine you have an Aunt in Florence who invites you to stay in her
apartment while she's away and says, "Make yourself to home and
help yourself to anything."
That is what I felt like staying here. There are lot of books and other items in the
apartment and although a lot of the furnishings etc. are not new, I felt so comfortable here.
It's spacious and the computer she has hooked up to the large TV was a nice break from from my tiny netbook.
But, one thing to keep in mind is the very small shower stall and it's hard to regulate water temperature.
The location is amazing, just a short walk to downtown were most attractions are
and a block away from the bottom of the stairs to Palazzo Michelangelo where
there are amazing views. Well worth the climb.
Linda met us at the apartment and showed us how everything worked and she even
had a detailed reference binder to refer to if you forgot anything.
My only tiny criticism is that Linda did at times take awhile to reply to our emails leading up to our stay.
This would definitely be my first choice to stay at again if we do return. Thank-you Linda.
I will forever carry fond memories of our stay here in Florence.

Thanks so much for taking the time to write such a long and positive review. I would however like to point out a few points. Most of the furnishing are actually new! we bought the couch less than 18 months ago, the wardrobe in the bedroom is built by a local artisan, perhaps the oldest piece of furniture would be the kitchen table that we have had for while and will be changing in the next couple of months although I am glad you added your found the furnishings comfortable. Let me know if you think I need to add anything.
I am sorry you did not tell me about the water temperature during your stay the water pressure was actually down on the hot water system. It is unbelievable no one else since you have stayed at the apartment has said anything! Thank you I went to check it right away and have now regulated it.
I am apologize about not responding to email right away with two children under the age of 5 and a business to run the emails build up over the high season!
