Three bedrooms, two full bathrooms, sleeps 8

Charming and very comfortable well-designed log home on the shore of a pond near Farmington: steps from private lakefront. The house sits on a gentle slope of lawn surrounded by a thick fringe of trees and ferns. Three levels in this home means lots of space for your group to spread out. Two bedrooms plus full bathroom on the top level (one with king size bed, one with queen and full beds); spacious kitchen and dining area on one side of main level with living room on the other side and another full bathroom in between. The dining room table, hand-made by a Maine artisan, as are all of the beds, seats 8 very comfortably. There is also a full size futon in a secluded corner of the living room, depending on the size and needs of your group. The lower level has a third bedroom, with full size lower bunk and twin upper bunk, and the family room with access to the hot tub, badminton/volleyball net, lawn and lake through sliding doors. A thick screen of pine, maple, birch, elm and oak trees gives seclusion on 1.5 acres of land - and gorgeous colors in the fall! Sip a glass of cold wine while you soak in the six-person hot tub, overlooking the lake. There is a gas-and-charcoal grill on the wraparound deck on the main level, as well as comfortable lounge chairs and a lovely solid oak picnic table, large enough for 8. Family room has 50 inch HDTV, XBox Kinect and Wii. Large screen TV in living room with cable for sports and movies, plus DVD player & collection of DVDs, books and radio/CD player. Telephone for incoming or outgoing 800 and local calls. If you must, stay connected with our high speed WiFi. Mobile 'phone reception is good. Fully equipped kitchen with beautiful granite counter top, refrigerator w/ice maker & water dispenser, dishwasher, gas stove, microwave, both drip & plunger coffee makers, coffee bean grinder; everything needed for a family kitchen, plus lobster pot! For your convenience, there is a supply of basics such as flour, sugar, baking powder & soda, rice, pasta, oil, and a range of spices and condiments plus tea and coffee and some cereals.

NOTE: Wheelchair ramp, for manual regular width chairs only

The 55' dock, four feet wide, gives easy access to the lake - but no diving please; the water is about 2' deep at the end of the dock. Swim or take a kayak out to the swim raft and dive from there. There is a hexagonal area at the end of the dock, perfect for sitting and sunning. The paddle boat, canoe and kayak are included in your rental. The lake is over 100 acres in area - perfect for paddling around in the kayak or canoe - with maximum depth of 23'. Fishing enthusiasts should expect to find both small and large mouth bass, chain pickerel, golden shiners, white or yellow perch on the end of their line. There is an area of reeds off to one side of the dock where fishermen have had good catches. The water is clear. If you sit quietly in the boat in the lake, expect to see the bottom of the lake and some of its inhabitants. Please note that the lake shore by Kiwi Lodge does not have a sandy beach for entry into the lake, though there is a beach area a short distance around the shore. The bottom of the lake near the shore is sandy but there is also mud. Bring water shoes.

There is a public launch site on nearby Wilson Lake for motor boats, if you plan to bring your own.

The beauty and peace of the lake, the call of the loons, the enjoyment of the water: guaranteed to reduce stress levels on arrival. Relax on deck or dock or swim float, or find the many ways to enjoy the water in summer. There are many areas of interest nearby for all seasons, details provided to renters before arrival and lots more information in the desk in the living room. Do some online research too: check out 'Attractions of Western Mountains and Lakes of Maine' online. This is a very good whitetail hunting area in the fall. Local guides are available. Maine residents know how to enjoy all seasons! The same chain of mountains as in Vermont and New Hampshire also carved their way through Maine, a few eons ago The two major ski areas of Sunday River and Sugarloaf are each an hour away. Titcomb Ski Area, a few minutes away in West Farmington, has 16K of groomed cross country trails as well as downhill; drop of 340', good for beginners.

What is a Loon?: Maine is famed for lobster but it is the loons which make themselves memorable on the lakes. Did you know that they were named loons (not a flattering name - means 'to act in a foolish way') for their clumsy, awkward appearance when walking on land? During winter they go to the coast but come back inland when the ice starts to break on the ponds and lakes - they know the date! Their unusual cries, which vary from wails to a shaking sound to yodels, are unforgettable. Their summer appearance is beautiful: striking red eyes, black heads and necks, and white striping, checkering, and spotting on their backs. They can grow up to 12 pounds in weight. These wonderful birds are carefully guarded in Maine. To help preserve their breeding and feeding environment, please do not use lead sinkers on fishing lines, and do not approach too close, especially if it seems as if the bird is on a nest. They may abandon the eggs if frightened. Keep canoe and kayak away from the lake's edge. You may even spot a loon carrying a chick on its back, as recent guests were fortunate enough to see last summer.

Kiwi Lodge is a beautiful, comfortable, fully equipped vacation rental secluded amongst the woods on the shore of a pond, or small lake, yet a few minutes away are Farmington, Wilton and other small towns; you will find an upscale supermarket as well as movies, summer concerts and plays, good restaurants or cook-to-order seafood, bookstores, a very popular ice cream shop, a summer farmer's market, self-pick blueberries, strawberries, apples, depending on the season. The outlet shopping in Freeport and the seafood restaurants of Portland are within easy reach, well worth a trip. Mt Blue State Park is half an hour away, wonderful for hiking and a whole range of summer attractions. Don't miss the beauty of the Carrabassett Valley! Lots of hiking trails there too. Rangeley is about 45 minutes away. On the way, stop at Height of Land on Route 17 for photos of the glorious Maine lakes and woods scenery. There is excellent golf 8 miles away from Kiwi Lodge at Wilson Country Club. Go boating, fishing, swimming, hiking around the immediate area. Hunters please note: this is Wildlife Management District 16. Drive short distances for great whitetail hunting, come back to Kiwi Lodge after a long day out hunting to relax in comfort.

  • The changeover day for this property is Saturday for weekly rentals. Weekend and mid-week bookings will be considered for May, June, September, October and November. Minimum stay is two nights. Bookings that overlap different rate periods will be pro-rated. The Maine state tax of 7% must be added to the rates shown above.

    A $400 security deposit is required, payable at least 45 days before your arrival date. The security deposit is returned immediately after a satisfactory report of the condition of the house and amenities has been received.

    As soon as we have confirmed your reservation, payment of 50% of the total rental is required within five days, by check. The remainder of the rental, plus Maine state tax of 7% and the security deposit are due 45 days before your arrival date. We accept personal checks and Paypal.
    For reservations made within less than 45 days of your arrival date, the full amount is required on booking.

The upstairs bathroom has a tub with shower, a twin vanity unit with well-lit large mirror and a large storage closet for towels and your own toiletries. The second bathroom is on the main level of the house. It has a toilet and shower, large well-lit mirror and an extra large closet that contains the washer and dryer as well as shelves for extra towels and toiletries. The bathrooms both have plenty of towel rails and hooks. Initial supplies of paper towels, toilet paper, soap and laundry detergent are provided. There is a big box store in Farmington for extras

Notes:
In recognition of the wonderful renewable resources of Maine, much of the furniture in the house is hand-made by local artisans, in rustic or classical styles. The owners like comfort: all beds have thick mattresses, also made in Maine, sheets are all cotton with a high thread count, towels are good quality cotton. Pillows are soft or medium; firmer ones on request! Coverlets are quilted cotton, carefully chosen to enhance log house ambiance. Fully equipped kitchen, most appliances are new. Colorful US made Fiesta dinner ware, solid US made cutlery are provided. Living room couches are extra-cushioned leather, wool rugs from Afghanistan accent wide pine plank floor. Full size futon placed in back half of long living room, with bookcase, desk with modem/WiFi nternet connection and lamps. There is a large picnic table on the upper deck, with plenty of space for 8 people.

Perfect Fall Getaway

My family of 5, with 3 kids under 7, stayed at the Kiwi Lodge for a week in October. The weather was chilly but the house was warm and inviting. Upon arrival, we noticed how clean the house was - this house has been maintained beautifully (which, unfortunately, is often not the case with rentals). Also, everything you might need is available for you. Grill, hot tub, game consoles, satellite television, iPod radio, laundry machines, and everything you'd need in the kitchen. We spent time almost every day using one of the 4 boats that are available for use on the lake. Canoeing, kayaking, paddle boating were so much fun. We fished and played on the nice lawn out back. At night, we had fires in the fire pit down by the pond and made delicious s'mores. It was so nice that there was firewood, kindling, and newspaper ready to use.

A few (minor) negatives: There were no shades in the bedrooms, so my kids were waking up with the sun. I've since learned that shades are on order so I suspect that this wouldn't be an issue in the future, but it was tough waking up so early. Also, we found the mattresses extremely firm. My wife, who has never had back issues before, had a very sore back by the end of the week. She's fine now after the first night sleeping at home. Lastly, we could not regulate the temperature of the hot tub. The first day it was perfect. The next day it was so hot we couldn't go in so we turned it down. The next day it was just warm and needed to be hotter so we turned it up a little and somehow, after a day, it was then so hot we couldn't use it. Perhaps we just don't know how it works, but the controls seem simple enough.

We did have a wonderful time and we would not hesitate to return to Kiwi Lodge. The owner was so gracious and helpful - she supplied a lot of very helpful information about the area (spots for hiking, places to dine, etc) which was great in planning our week. Don't hesitate to book this gem.

Owner's Response: This is very helpful feedback; our goal is perfection but we know there are always things to be improved! We often ask guests if they have suggestions, and those suggestions are always given very serious consideration. Earlier this summer, we added a CD player/radio to the living room and two comfortable chairs to the deck, after other guests said that they would have appreciated having those amenities. Yes, as already discussed with the family, shades will be installed in the two upstairs bedrooms next week, when we will be there to prepare the property for winter. Reading about the hot tub was a shock, though. It was thoroughly overhauled this summer, several new parts installed. The company will be out to check it again. The mattresses are top of the line, made by a factory near Biddeford in Maine. We made sure to get the type with attached pillow top on both sides of the mattress with the aim of having them softer on top with a firm layer beneath. On the one hand it is good that there have been only favorable comments about them up to now, but it is also very disappointing for us to have had even that one. Perhaps the memory foam pad which we have for the futon might have helped.

Lovely Kiwi Lodge

This cottage is absolutely beautiful inside and out! The listing photos and descriptions are very accurate. The property is extremely clean and well-maintained. The owner, Kay, is a delightful person to work with. Upon our arrival, she left us a very kind welcoming note and a bottle of wine. The property manager, Paul, was very helpful and available to answer all of our questions. One morning we lost power around 10am due to very high winds that day. Paul contacted the power company to notify them of the outage. He offered to bring a small generator and a portable heater to us so we could take the chill off the cottage. We had plans to be out and about that day, so we gratefully declined that offer. By the time we returned to the cottage several hours later the power had been restored... and we had no further problems during the week. The cottage is located at the end of Sand Pond with a lovely view from the deck and dock. The area was very quiet during our week there (neighbors were not at their cottages). The peace and serenity we experienced was so good for our souls. We listened to the sounds of the loons and marveled at these awesome creatures. This spacious cottage has all the amenities of home. There is plenty to do at the cottage and surrounding area (we enjoy the town of Farmington with its many shops ... a trip to Renys is a must!). We thoroughly enjoyed our stay at the Kiwi Lodge!

Great stay

My friends and I have had an autumn reunion for the past 14 years in various locales in the northern New England area. This is the first time we have stayed at this particular rental. The reunion couldn't have gone better thanks in great part to the fine accommodations, friendly assistance from the owners, and beautiful setting. I'd love to rent this house cabin again in the future.

We had a great time during our week at Kiwi Lodge. The house was extremely comfortable and so easy to settle into for our week's stay. We cooked dinner several nights and it was like being at home. Everything we needed was easily accessible, all we had to do was open cupboard doors to find the pots/pans, bowls and dinnerware...because it was all there!!! The wildlife on the pond was a highlight for us. We had several ducks who would hop onto the dock and wait for us to call them, at which point they would waddle up to the house and wait to be fed! The loons were incredible, and we were fortunate to have them swim very close to our dock so that we could take pictures. We enjoyed the paddle boat and the serene, peaceful feeling of Sand Pond. Did alot of relaxing!!! I would highly recommend this property if you are looking for peach and quiet.

Wonderful Vacation Week!

We spent a week at Kiwi Lodge and had a fantastic time. The log home is very spacious, clean and well-equipped. The furniture is very comfortable. We toasted marshmellows and relaxed in the hot tub daily. The home is very private and the cries of the loons were heard every night. Other than swimming and boating we also ventured around the area. Coos Canyon and Smalls Falls were both incredibly beautiful and fun - waterfall cascades with lots of swimming areas amongst the falls. Kay and her team were very easy to work with and very accomodating. On the way home our 6 yr old declared that this vacation was the best one. I highly recommend!
