《 SECURITY CAMERA 》
➤ Under no circumstances is the security camera to be removed or disabled in any way that is found on the outer door frame of the unit. This is a stipulation and requirement from building management for our units and the camera must be functional at all times. Any cameras removed or disabled will be considered a violation of the booking and a fine of $500 is applicable. This security camera captures activity outside of the unit only.

《 NO UNREGISTERED GUESTS》
➤ For liability reasons, all guests must be registered.
➤ An additional charge of $250.00 per undeclared guest per night will be levied for each unauthorized guest. Our cleaning and inventory arrangements are tailored to the registered guest count occupying the unit.

《 NO SMOKING 》
➤ Strictly prohibit smoking/vaping of tobacco or any other substance within the apartment, BALCONY, common areas, or any building space. A $500.00 fine will be imposed for smoking violations. Eliminating smoke odor and nicotine from walls involves an exceptionally time-consuming process.

《 KEYS & FOBS 》
➤ Lost keys and fobs are subject to a replacement fee of $100 for keys and $150 for fobs. Please return keys and fobs to the lock box at the time of check-out. Key and fobs that are not returned into the lock box on the door frame of the unit will be deemed lost and may be subject to replacement fees. Please ensure the lock box has been closed securely.

《 NO PARTIES》
➤ Groups providing deceptive information about unit usage will incur a $500.00 surcharge. Please maintain transparency and honesty. Guests engaged in partying activities will be promptly asked to vacate the premises, with no refund provided.

《 PETS 》
➤ Animal photo & Vet records required. An additional $100 (USD) cleaning fee is required due to additional work for the cleaning crew. Breed restrictions apply. Pets must be registered prior to check-in. Evidence of pets unregistered pets will result in a $500.00 fine charged to guests.

《 PET ETIQUETTE》
➤ Pet rules must be respected. Pets shall only potty outdoors and/or in the designated areas in the community. Guests found disrespecting the community policies may be fined and/or may have their reservation canceled without refund.

《 RESERVATION EXTENSION POLICY 》
➤ Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48-hour notice MINIMUM prior to checkout time to extend without penalty.
➤ All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.
➤ Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.
➤ Please note that all additional fees must be paid first before an extension is confirmed.

《 CHECK-OUT TIMES 》
➤ Check-out times are strictly enforced unless scheduled and confirmed 24 hours in advance, ensuring it does not disrupt upcoming guest reservations.
Guests failing to check out by 11am will incur a $50.00/hour penalty, as our cleaners follow tight schedules.

《 GARBAGE DISPOSAL 》
➤ Dispose of garbage in sealed bags through the trash chute on your floor. Accumulation of garbage within the unit or disposal in other building areas is prohibited. Trash cans in parking areas and amenities are for loose trash only. Please flatten boxes and seal bags securely.

《 LOCKING WINDOWS & DOORS 》
➤ For security reasons, please lock all windows and doors when not at home and during check-out.

《 INDOOR SHOE POLICY 》
➤ Leave outdoor shoes by the front door and refrain from wearing them inside the unit.

《 COMMUNITY POLICIES & RULES 》
➤ We value guests who uphold the community's integrity by adhering to apartment rules and community policies. By confirming this reservation, you agree to comply with all written rules and policies, including property care instructions. Any validated complaints from the building may lead to fines or cancellation of your reservation without refund.

《 CHECK-OUT PROCEDURES 》
➤ Please quickly rinse all dirty dishes and place them in the dishwasher. If possible, please start the dishwasher cycle with the cleaning pods provided.
➤ Please gather all used towels and linens and place them in the washing machine
➤ Please throw all waste away prior to check-out.
➤ Please make sure to log out of your own account on the TV if applicable (Netflix, HULU, etc.).
➤ Please lock the front and back doors, along with any windows (if applicable)
➤ Please return the Key and Fob to the lockbox in the foyer from where it came.
