Owner's Response: A/C kept on with doors open downstairs as noted by owner when visited house. Additional guest stayed that were not on the lease per evidence of somebody sleeping on couch and a motorcycle person who stayed and cleaned his cycle in the garage which adds to electrical usage. We've received no complaints ever as such. A/C worked perfectly afer and ever since with no problem. Room cools 69-72 degrees with doors closed. The lease clearly states owner pays first $100 and bill was well over $300. We found cigarette butts throughout grounds and smell inside the house where no smoking was allowed and A/C fiter was clogged with sticky matter where the smoke was masked with possibly a spray and A/C had to be serviced/cleaned at no charge to tenant. Also, the water entered downstairs was minimal along the baseboard but did not disrupt the living area and was cleanend within hours with no residue but owner was never advised or shown anything being ruined at personal check-out. Additionally, the baseboards downstairs were scratched where paint was rubbed off by wheelchair and were not notified as such, and nothing was charged for the repair. Tenant would of been asked to check-out if smoking and additional guests were discovered. We can not accept such disregard to breeching the lease.
