This beautiful property is hidden from the outside world creating a very intimate and private retreat while being only 2 miles to the beach and minutes from San Luis Obispo, Pismo Beach, and all other area attractions!


Built in 1984 to be a luxury, country-style Bed and Breakfast Inn, this property operated as such until 2012 when the only changes made were replacing the words “Bed and Breakfast” with the words “Vacation Rental.”


There are 7 spacious and romantic, garden-theme suites with full baths and a 3-bedroom suite with a full bath. Select suites include a fireplace, window seat, and skylight. It is possible for 8 couples to have their own private bedroom and bath!


The suites include seating areas (couch, love seat, or rockers), robes, feather beds, down comforters, luxurious 450-thread-count cotton sheets, large fluffy towels, hair dryers, irons and ironing boards, private space heaters, fans, central heating and air conditioning, and many thoughtful and romantic appointments throughout.

FIRST FLOOR Consists of a 3-Bedroom Suite with Full Bath, Kitchen with 3 Refrigerators, Dining Room, and Living Room with Fireplace.

SECOND FLOOR Consists of 6 Large Suites with Full Baths, One with Fireplace

THIRD FLOOR Consists of One Large Suite with Full Bath and Fireplace

Gardens: 1/3 acre with 2 gardens, 1/2 bath, and the Garden Room that contains washers, dryers, large work table, and 3 extra refrigerators—6 total on site!


The décor is that of a “Country Inn” and is warm and inviting, cozy and comfortable.


The Dining Room seats up to 30 guests.

The Living Room has a fireplace and seating for 22 with lots of space for extra chairs. Opening the double French doors transports your senses outside with the sound of waterfalls in the mist. The patio has a large table with 8 chairs.


The upper “rose” garden is perfect for family lawn games and wedding receptions. The lower “fantasy” garden includes a babbling brook, waterfalls, and pond providing the perfect dream setting for a wedding ceremony. Both gardens have several tables and chairs for outdoor dining.


Any of the following on site constitute a “Special Event”: rentals, caterer, minister, photographer, music, or extra guests. There is an extra charge to use the property for a wedding or other event. Maximum Garden Occupancy: 60


The Central Coast with its laid-back vibe and serene natural beauty is the perfect setting for a family reunion or wedding! Lush vineyards, spectacular ranches, quaint historic villages, and breathtaking beaches make it a very sought-after destination.


Just 'seconds' off U.S. Highway 101, this property is conveniently located to all area attractions and is in the heart of the Central Coast. It is only 15 minutes from San Luis Obispo, 2 miles from Pismo Beach, and under one hour from Hearst Castle. Dozens of wineries are minutes away. It is within walking distance of the historic village of Arroyo Grande, a charming little village with an old-fashioned 1930's style ice-cream soda fountain shop and many charming little specialty stores. Wineries, beaches, dunes, scenic drives, nature walks, historic villages, fine restaurants, and shopping outlets are minutes away.


Being close to the beach, temperatures are mild and comfortable year round; our central air conditioning is hardly ever used.

About Gina

I was born in Italy. Family is LIFE! That's me in the picture with my 2 grandsons---life is wonderful!!

I worked the Inn as a bed and breakfast for 23 years and now I offer it to your family and friends to enjoy and make many memories as I have done with thousands of guests, family, and friends throughout the years.

Why Gina chose Arroyo Grande

You cannot have a “true” Family Reunion if people have to stay in 2 or 3 homes! This home accommodates up to 30 people in comfortable beds with plenty of room for up to 38 guests in one warm and inviting home! Since it was built to be a bed and breakfast inn, the bedrooms are very spacious and they all have private full baths!

The Dining Room and Living Room are also very spacious and accommodate up to 30 so everyone can eat together, play games, or relax and visit.

The two lovely gardens are perfect for lawn games or outdoor dining. They are also hidden from the outside world and are ideal for intimate weddings.

Imagine being only 2 miles from the beach and experiencing comfortable temperatures year round. Add to that a standard of cleanliness, details, and accommodations found only in professional establishments, and this property is hard to beat!!

It is difficult to find accommodations such as this for larger groups. We have had several families share their vacation rental experiences of ranches in this area. They told us that those properties were 30-50 miles from the nearest grocery store, that it got so hot that they were forced to stay indoors for their entire stay, that they had little water pressure and were not able to shower, and that the well water was not drinkable! You will find none of those issues at this location!

The Arroyo Grande area, with Pismo Beach 5 minutes away and San Luis Obispo only 15 minutes north, is a very desirable and sought after destination by travelers from all over the world. They come to enjoy the gently rolling countryside, Hearst Castle, the uncrowded beaches, wine tasting at dozens of wineries, the Dunes, quaint historic villages, biking along country lanes, kayaking and boating, bird watching, hiking, and much more!

What makes this house unique

Every summer, our large extended family vacation together. We love staying in one home so that we can spend as much time together as possible. For the past several years we have done everything from cruises to rental homes in Santa Barbara. It is always a challenge to find something that suits our needs in terms of number of rooms, cleanliness, location, and an overall warm feeling. This summer, our family hit the jackpot! Our family of 16, including grandparents, parents and children, stayed at Abella Garden Inn for four nights. We rented the entire inn and used 8 bedrooms for our family. The inn was beyond immaculate! Absolutely spotless! All the rooms had on-suite bathrooms and had luxurious and comfortable beds. The decor was romantic and warm. At first, we were concerned that our young children would have a hard time not touching Gina's beautiful antiques, but the house is surprisingly kid-friendly. The house/inn has everything that you could possibly need! And if you do need something, Gina is there immediately to help. She is wonderful! The garden is gorgeous. The adults enjoyed relaxing outside, while the children enjoyed playing on the grass. Finally, the location in Arroyo Grande is ideal for exploring central California. We highly recommend this inn to anyone who is looking for a relaxing and fun getaway with your large family. You will not be disappointed!

Great Place for Team Building

We had a great time staying here. I needed accomodations for 14 employees (4 women and 10 men) and Gina's clean and spacious house was the perfect fit. Gina takes pride in her space and it shows as soon as you walk in. The entire house was spotless. Since this was the first team retreat, I was unfaliliar with the area and Gina provided me with a list of the local grocery stores and directions. Everything thing in the house worked; the heater, air conditioner, water pressure, timing for the outside lights, etc.

We look forward to returning next year.

Family Reunion

We just got back from a three night/four day stay at the enchanting Abella Garden Inn of the family of 24 could not have been happier! Gina explained everything accurately prior to our commitment and gave me a detailed walk through when we arrived. The property was completely outfitted with everything we needed and the the place was spotless! There was plenty of room for our entire group in both the living room and the dining room. Everyone loved having there own bath and commented on how comfortable their beds were, which can be an issue at some locations....Not Here! The yard was immaculate and provided another wonderful gathering spot for our crew and there was was plenty of off street parking.

If you are looking for a nice location on the Central Coast, this is it! The Old Town section of Arroyo Grande is quaint and fun, while Pismo Beach is just down Grand Ave. if you are looking for recreation and beach time.

Wonderful house and great location

We had a wonderful four-day stay at Gina's house at the end of September with our group of 14 adults. We could not have found more suitable, hospitable accommodations.

You cannot beat the Arroyo Grande location for visiting the Central Coast, especially in the Fall. Nearby are beaches, San Luis Obispo (shopping), Cambria, Paso Robles wineries, golf courses and Hearst Castle. It's convenient to activities for a range of interests and our group took advantage of that. That sounds like a commercial but it's true. It's a beautiful location with a lot to see and do.

The decor throughout the house is very inviting. It was very clean, the kitchen and dining/family rooms were well equipped and maintained, the bedrooms were very comfortable. ​We slept in the English Rose room and it was quiet in spite of the house's location near the freeway. We liked being freeway-close for our out-of-state visitors and for the easy access to north/south Hwy 101. Our bed was very comfortable.The grounds were beautiful.

Three refrigerators and an abundance of small appliances, flatware, plates, etc. made the kitchen very large-group user friendly. Plenty of towels and easy to access mugs above a beverage station with multiple coffee makers also made it a pleasure.

Although it wasn't required we assigned rooms to our guests. This was helpful since the rooms vary and we wanted to offer king-sized beds to taller guests. Also, if guests were to leave something behind we'd be more able to trace it to the owner. This is a very big house.

Something small but important to me (with chemical allergies) was the cleanliness of the place without the overwhelming smell of harsh cleaners. Really liked that.

We received a full refund of our deposits and quickly. We left the house in the same condition as we would leave a hotel room (with the addition of putting trash in the barrels which are very easily accessible) and were notified the day after check-out that we would receive a full refund of our deposits. The checks arrived in the mail the next day.

Gina was great at communicating by email--my preference--and responded very quickly to all ( we had a lot) our questions.

Our stay was wonderful and we could not recommend Gina's house more highly and the way she made us feel welcome when we arrived. Thanks, Gina, for everything.

We Loved It

The Abella Garden Inn was the PERFECT place for our group of eight couples to enjoy a few days vacationing in the California Central Coast. The Inn is beautiful, very comfortable, impeccably clean and neat, and has plenty of space. We loved the very large dining room for our eat-in meals, the large great room and outside patio for socializing, and our individually decorated, spacious bedrooms, each having a full bath. And the fact that all of the rooms were under one roof made it feel as if we were in someone’s home.

It was also an ideal home base from which to experience a variety of activities. For those of us into tasting wine, the Inn is located within 40 minutes of the great wineries in the Paso Robles area to the north as well as those existing in the Santa Ynez Valley to the south--and many in between. Members of the group spent time at the beach (Pismo Beach and Avila Beach), but because of our senior status skipped the ATVs that are popular down the beach along the dunes. Some found a wonderful off-road bike trail near Avila Beach, where they rented both regular and electric-assist bikes. Also there are plenty of good places to eat in the area, and the famous San Luis Obispo Street Fair on Thursday nights is a must. But during much of our evening time, we just sat around the Inn catching up with old friends.

The owner, Gina, is quite personable and organized as well as hard working and very proud of her property. When we checked in, she had everything ready for us on time. She gave us a tour, explained where everything was, and simply requested that we treat her property as they would their own.

Before arriving, a couple of us had wondered if there would be any effect resulting from the Inn’s close proximity to Highway 101. Happily we soon found that street noise was hardly noticeable anywhere inside and was not even a significant factor when sitting and talking outside on the back patio or gazebo. In fact, its location was a positive for us, since it took only a few minutes from our private parking lot to get on the highway where we scattered to various daily activities.

EVERYONE LOVED the Abella Garden Inn and hopes to return.

What a stay?.....A picture of million words....

Honest and incredible owner who is fun but very firm on her property. It was the most amazing welcoming us into the Inn when we arrived. After the tour, we didn't need to read anymore....Gina is excellent in telling us everything needed to know about the property. The best of all, she's able to provide us what we needed for our 7th annual couple's retreat with 10 like what you see in the pictures on this site or even better. Just follow what Gina ask for then EVERYTHING will be fine. She's very organize and will make you happy about her Inn. Will see you again...Gina...I will send you a few pictures....Thanks for the quick refund of our deposit and my group are all happy about tsaug....thank you....

Great vacation home

This home served our family incredibly well during July 4th weekend. We had nearly 30 in our group and it was great to have everyone stay together under one roof but have the privacy of our own rooms. Close to stores and the beach the location was great and extremely private. Plenty of parking as well. Definitely recommend for anyone with large groups!
