Come and sample the best of the Catskill Mountains with a London twist. Sarah and Sam have brought a hint of their hometown over the pond to this beautiful Victorian house 2.5 hours from New York City.

Arrive to bedrooms made up with Egyptian cotton linens from the White Company London, with towels to match (bath, hand and face towels provided for every guest). Enjoy bathrooms with complimentary, locally made soaps, shampoos and conditioners. When you’re hungry, hang out and cook in the large, well-equipped kitchen, complete with professional gas-fired stove.

The house is situated in the charming hamlet of Halcottsville, near Roxbury (an ideal base for weddings at the nearby Roxbury Barn and Stone Tavern). There is a large garden with a stream that kids love to play in and outdoor dining adjacent, creating a tranquil spot for a meal, perhaps from the bbq, or just relaxing with a cocktail.

There are lots of daytime activities to enjoy all year round (see the list below). In the evening, make use of the countless board games or settle down for a movie with the latest Samsung HD Smart TV and Blueray DVD player. The kitchen is equipped with a four-speaker sound system with iPod connection and wireless internet is provided.

When you arrive, you'll receive a welcome pack that includes locally-made bread, butter and milk as well as a new dish cloth, sponge and detergent for the dishwasher and washing machine. We also provide locally-made hand soap, body wash and bubble bath plus a bottle of shampoo and conditioner which you are welcome to take home with you at the end of your stay. PG Tips tea from England and enough coffee to get your trip started also await.

- Fishing. The nearby Beverkill river is a legendary fly-fishing spot or you can just walk down to Lake Wawaka

- Swimming. Walk to the local swim hole or visit the beautiful outdoor pool in nearby Andes

- Take a ride on the scenic Delaware and Ulster vintage railroad

- Buy fresh, organic local produce from the nearby Pakatakan Farmer’s market and the local farm stands

- The London House is the perfect location for a ski break. Plattekill and Belleayre resorts are less than half an hour away and Windham and Hunter under an hour

About Sarah Butterworth & Sam Phillips

Sarah and Sam both grew up in England but spend much of their time in the USA. Sarah studied French Literature at college and Sam Fine Art. Sam is a software entrepreneur and Sarah works in education. They currently live in London where they have two children at university and two in school.

Why Sarah Butterworth & Sam Phillips chose Halcottsville

We discovered the Catskills together in 1990 when we escaped New York City for our first weekend away. We immediately fell in love with the vast expanses, dense trees, rolling mountains and covered bridges! The quiet village of Halcottsville, by beautiful Lake Wawaka and the farming history of Bragg Hollow came later. The simple white house, built with local materials and crafted with hand tools with its own stream at the bottom of the garden, has hosted large family dinners, garden parties for friends and neighbors and intimate candlelit suppers for two over the years. Sarah and Sam got engaged here and then got married outside in the expansive gardens of a friend’s nearby house.

What makes this house unique

Since we've been coming here, we've found it is the perfect getaway location either for an active break outdoors or for just getting away from it all to de-compress. Usually we do both with friends, family or sometimes just the two of us!

There are so many outdoor activities at all times of year. In the winter, there are two great ski resorts within fifteen minutes drive (Belleayre and Plattekill) plus there's cross country skiing and snow shoeing to be done too. In the summer, there's great hiking, cycling, mountain-biking, kayaking and swimming at the lovely outdoor pool in Andes. Local shops abound for browsing and there are auctions, flea-markets, yard sales and plenty of opportunities for antiquing or finding an unexpected treasure.

The local food scene is very active. There's the local farmers' market at the round barn on Saturdays (2 minutes drive away) in the summer with a copious supply of local organic produce. Peekamoose restaurant never disappoints and we've discovered lots of other great eateries too.

Often, though, we will simply relax and chat or read on the sun-drenched back deck or around the garden table on the stream-side patio.

Quaint, warm, considerate, great kitchen.

A group of us stayed at London House over New Years, and it was a fantastic experience. The house is beautiful, it and the region is the sort of so exceedingly authentically quaint that you only read about in books.

As a professional live experience designer, my #1 most important positive recommendation is, this space is architecturally perfect for groups. It's connected enough that everyone can get together and be cozy in multiple configurations, but spaced out enough that privacy for many people at a time is never far away. There are two routes to every place, which is absolutely critical to preserving dynamism. You have a constant sense in the house that you're going about life, turning a corner, and finding a new group of people to optionally interact with-- the perfect balance of engagement without pressure. Sound carries enough that you don't feel isolated, but not so much that you'll actually get disturbed by other people talking. Spaces are big enough to fit groups, but asymmetric to offer variety, and not so big that everybody will just sit around and stare at each other without knowing what to do. (I literally do this for a living, and this house is in the top 90% percentile in these areas that have a huge impact on experience quality.)

Other useful notes:

The kitchen and living space was exceptional. We cooked nearly every day, and benefited heavily from the wealth of exceedingly high quality equipment that probably cost as much or more than our entire weeklong stay, some of it professional-grade.

The house TRULY IS hypoallergenic, which is very unexpected given the amount of mold and wear in the region. With multiple super-allergic-to-everything people, we were very concerned, but we didn’t react at all.

The owners were incredibly kind and considerate. They let us check out the house in advance. They got back to all of our questions within hours. They were very happy to accommodate our numerous special requests.

Unlike the other reviewers, we didn't touch the marmite :-) But, it and the thoroughly London theme inside were a really fun touch.

The one thing to know about the house, which is not obvious from the info, is that it is in a (tiny, one-road) town, not alone in the countryside.

In winter with the heat on, it can often be dry. We left a wet towel in our bedroom at night for humidity.

Great family get together spot

We had a lovely stay over Thanksgiving. The house is beautifully outfitted, and very comfortable for a group. Sarah was very accommodating and patient with questions. We really enjoyed ourselves.

Great group getaway!

We stayed here as a group over labor day weekend and had a fantastic time! The property is immaculate and well-appointed with high-quality linens and a solid collection of kitchenware. There were four real bedrooms with comfortable beds and lots of windows, as well as two large bathrooms with lovely locally-made soaps and great water pressure. The house is well laid-out and the bedrooms upstairs were very quiet, even with people socializing in the kitchen and living areas. Sarah and Sam were extremely responsive and knowledgable about the area!

Beautiful Area in the Fall, A Lovely House

We stayed at the London House for a nearby family wedding; both the location and the house were perfect for us. It's just off the highway equidistant from Roxbury and Margaretville, with plenty of good walking nearby. The Saturday Patatakan Round Barn Market is close by, as are several farm stands and maple sugar outlets. The kitchen is nice and cozy with a gas range and small refrigerator that's ample for weekend stays. The linens are top quality and the downstairs bathroom has a nice shower. It is a very quiet location, except for the church bells across the street. We had no issues and would come back to this house in a heartbeat. For some reason the lake is way down in 2014, so we didn't get to try canoeing and kayaking on Lake Wawaka.

Comfortable, cozy, quiet

The house is comfortable, well maintained and well equipped. While not luxurious, there are luxurious touches such as high quality sheets, soft fluffy towels, and locally made bath soaps. For those who want to cook the kitchen is stocked with everything you need including heavy bottomed pots and sharp chef's knives.

The owners and their property manager are also accommodating. They graciously offered to set up the sofa bed in the living room for my mother who has trouble going up stairs.

Cozy retreat for ski getaway

The house was wonderful !! Easy to find and close to everything. When we arrived everything was already ready for us. Was so nice to arrive to a few local goodies including local milk, bread, butter and marmite (not quite local) and a hand written postcard from the home manager. Everything you could need was there. We were a group of 8 coming up for a ski weekend at Belleayre (15 minutes away) and had plenty of space. The only problem we had was we misplaced the house key !! The house manager was so great and came and met us and gave us a spare so we could get back in immediately !! Thankfully we found the key the next day but was great to know your not alone up there and there was someone to help you out in case of emergency. I definitely recommend reading the house manual, there is a lot of really helpful information in there that will make your stay super easy. Overall great house and great people. Definitely reccomend this house for your stay !!
