Reefside Villa is one of St. John's finest properties. It combines a finely crafted, superbly furnished 5-bedroom villa with direct water access and a small private beach. The snorkeling directly off the villa is extraordinary and includes every kind of tropical fish along with sightings of turtles, rays, and colorful coral. Reefside has a generous swimming pool (36'x22') surrounded by a spacious stone terrace overlooked by 500 square feet of covered deck and balconies with wrought iron railings. The rooms are spacious and have high ceilings decorated with unique lighting fixtures and exotic ceiling fans. A comfortable private office/den overlooks the pool.

Reefside is the vacation home of a Connecticut family whose members plan to escape here whenever they can.

Owner / Property Manager purchased this villa in 2011

We bought Reefside because it is extraordinarily well built and designed, but the beach/ocean access and the excellent snorkeling was the clincher.

Lounging in the spacious poolside area in the afternoons is a favorite activity bookended by joyful snorkeling visits in the morning and toward the end of the day with our underwater neighbors. Drinks on the balcony in the breeze, dinner in the spacious dining room and a late night movie cap off the day.

Beautiful, Spacious, Accessible, A Must Stay Place!

I recently stayed at Reefside with a group of people and was completely overwhelmed at how perfect this house is. It truly is what you would picture as "living in paradise". The view from the upper patio out to Chocolate Hole is gorgeous. There is plenty of room for everyone. The spacious individual bedroom villas are private and very comfortable. It was very nice to have a full size, fully stocked kitchen. We ate in most nights! Though I didn't travel with any children this time, Reefside appears to be ideal for people of all ages, keeping in mind there are stairs to get to the main house and down to the beach. The pool and beach access offer ideal swimming. I understand this house is one of the few on the island that has it's own beach with prime snorkeling. We saw lots of tropical fish, squid, and other sea creatures.
I have been to St. John a couple of times and have to say this is the best place I have stayed. It is very close to Cruz Bay, so access to the market, restaurants and shopping is prime. And, it's only minutes from the other beaches around the island.
After reading some of the other reviews about this place, I have to disagree with a couple of the "cons" a previous guest wrote. We didn't have any plumbing issues and the pool equipment is not antiquated. We had a conversation with the maintenance people (as they were doing routine reviews) and it was explained to us that the pool vacuum must stay in the pool at all times to keep it clean. Our pool was crystal clear and clean for our stay. As with any home, there is always something that needs to be refreshed, but this home is in great condition.
I recommend this home to anyone and I plan on staying here again.

Outdated and full of problems

This place "at one time" long ago was probably very nice. However, that is not the case presently. We just stayed there for 8 nights. Here is a fresh rundown of all the pros and cons:

Pros: large and spacious, very close to downtown area, shoppping, and beaches.

Cons:
Plumbing issues in several bathrooms ( I fixed two of them as instead of plumbing parts they are using paper clips and electrical wire for repairs)
Water leaks in several bedrooms everytime it rains
Pool not cleaned and quite disgusting. We complained and they told us to use the vacuum (which btw is 30 years old and doesn't work)
A/C didn't work in one room all week and they refused to fix it. (Office)
Furniture is sunk down worn out and ancient
Cookware is again old and unusuable.
Beach access is unusuable. Extremely rocky entrance into water and sea urchins in 3 feet of water clinging to rocks so be very careful trying to get past them to the point where you can get past the narrow path out to the water.
Freezer won't open or close without administering blunt force.

Its clear the owners of this property are milking every dollar they can out of this property and avoiding repairs and updates. They don't show it in the pictures, but a large brown pond is right in front of the house. You see it everytime you look at the ocean. It's quite nasty. This house is in very poor condition to say the least.

For a 10k a week rental fee our expectations are much higher. This is like a Super 8 hotel in terms of quality, except priced like the Ritz.

I wouldn't consider renting this property for a week again for $1.

Nice villa, but needs TLC

Just returned from a 9 night stay at Reefside Villa we were a group of 4 adults and this makes it our 3rd visit to St John. The villa is very large and spread out, which works well for privacy but this villa would not work well for groups with small children or anyone with mobility issues, there are a lot of stairs getting from parking area and upper bedrooms to the swimming pool level.
The villa is close to Cruz Bay and the nearest grocery store is a 3-5 minute drive away, which we found handy to pick up groceries and supplies on a day to day basis.
The villa faces a small bay with boats at anchor, you don't have a wide sweeping view of the ocean. There is a small beach and you can walk down to the waters edge we did try snorkelling from here on 2 different occasions but the entry to water is very rocky.
The villa was very clean but is tired and could use a facelift, the furniture inside and out is very worn, the kitchen was nice and well equipped, appliances seem to have been updated.
The villa management company was excellent and responded quickly and deserves a pat on the back for job well done, as we did have a few problems with things such as air conditioning not working in some rooms, TV's, safe would not open after we had locked up some items, ice maker not working.
The best feature of this villa is the pool it was wonderful. It is large with a deep & shallow end and receives sunshine most of the day. The deck areas around the pool are also very nice there is shade for shade lovers and sun for the sun lovers with lots of chairs/loungers this area is quite large with lots of room for everyone to stretch out.
Most days we spent the morning at one the amazing St John beaches and afternoons around the pool.
In closing this property has some very nice features but really needs some updating and maintenance.
