This elegant 4 yr old, 5000 sq ft multilevel hillside 4 bedroom home is located close to the fishing Village of Pochomil and Masachapa which is the mid-coast of Nicaragua a bare 60 km SW of Managua where you can find all basic services . Located in the most rapidly accessible beach towns from the International airport. San Rafael del Sur is only 15 minutes away and offers all commercial services and tourist markets. This home is located on one of the largest lots on the coast (1/2 acre) and has 100 feet of beach frontage only 50 feet from high tide line. It is close enough to comfortably walk to town. There are 2 all-inclusive resorts with 5 km. Vistamar has a good restaurant & free internet and the Barcelo Montelimar Beach Resort & Casino with restaurant, casino, tennis, disco,casino shows, tennis, doctor, pharmacy & an ATM machine. Quads close by can be easily rented to take a tour up and down the beach. The house is located in a safe, uncrowded and one of the best residential areas in Pochomil.

Tours + english translator services: We have English/Spanish speaking drivers with vehicles that can pick you up and show you some of Nicaragua's 'Must See' attractions. Most touristic areas of NIcaragua are accessible on a day trip from this location. Cars and drivers can be had for less than the price of a rental car in most cases. Drivers are the best tour guides and can help you find places that you could never find on your own. The personalized service allows you access to an amazing amount of information on the tour as well.

They know where to take you to some 'sure catch' locations. If you are not comfortable in Spanish then we will arrange for one of our staff to get it all set up for you.
Quads are available for rent less than a 20 minute walk down the beach and our staff will be happy to make all arrangements for the right price. If you rent a quad for more than 1 hour, they will let you take it further down the beach. A very nice day trip easily done in 2 hours- head south down the beach to La Boquita. It is 20 km down the coast. You will be able to see what miles untouched beaches look like and end up at some beach restaurants that make some very good cerviche and have some very cold beer!
Just at the end of our bay to the north are rocks called the CORTINA's that are great to sit by at high tide where the water blasts overhead

The spectacular views from every place in the house, will give you the sensation of being on a cruise ship and at the same time you are only a few steps away from the beach, water falls and natural pool surrounded by rocks where you and your kids can swim safely, all this natural beauty is located at walking distance from our beach home
The house is amazing! Plenty of living space, on the same time cozy and comfortable. The views were magical. The house is right on the beach. We had wonderful time swimming, surfing, enjoying "curtain" waves and just walking on a beach and collecting sea shells. It was our 1st trip to Nicaragua. The owners were very helpful giving us tips how to plan our vacation. Special thank you to Roger who was our guide and translator on our adventure days. He made sure we always had everything we needed, from food to massages. Sara is an amazing cook, highly recommend her, you will not be disappointed. I could go on and on raving about this place, but in a short, I highly recommend this place to everyone! We are already talking about when we will go back.
I have nothing but great things to say about this home, the amenities, and staff. We spent our days walking along the beach and lounging by the pool in style! Sarah and William were very accommodating. Definitely will think about coming back to this home on future trips to Nicaragua!
Delightfully relaxing sounds and scenery. It was so beautiful, I could sit on the terrace and stare at the waves for hours. The water-both pool and ocean-was the perfect temperature. I woke up early every morning and played on the beach like a little kid!
The staff, particularly Sara and Roger Ayerdis, was kind and accommodating. Sara cooked delicious meals accompanied by fresh juice with each meal! It truly was one of the healthiest weeks of my life! Roger was an absolutely fabulous tour guide. He was very focused on making sure we had experienced the Nicaraguan culture in multiple cities while having as much fun as possible. What a great sense of humour he had. Roger made it possible to visit Nicaragua and experience the culture, instead of just touring. He even honoured my request of daily visits to Masatepe for ice cream! The food here is so pure.
I felt safe, the surroundings were magnificent and the house was spectacular. There is no way to articulate how grateful I am for the experience Ted and Carmen created by opening their beach home to us. An extremely valuable, wonderful experience.
Of all the places we looked into in the Pochomil area, this is by far the best. Ted and Carmen’s home in Pochomil is an expansive, executive-style, luxury retreat. It is extremely clean and the gardens are beautifully groomed. Their key staff (Sara and Roger) provided us with outstanding service.
Instead of eating out, we went with Sara to stock up on local fruits, vegetables, and groceries. Sara cooked all our meals for us, made fresh juices, and introduced us to Nicaraguan dishes like gallo pinto, nacatamal, pico de gallo, qesillos, and other dishes. The extra cost for groceries was about $10-$15/day for the two of us. The food was plentiful, healthy, and freshly prepared for each meal.
Instead of renting a car, Roger helped us hire a car and driver, and acted as our personal guide and translator – all this for about the same price or less than a rental. This meant we could go to markets, tour the country, and not worry about getting lost. Roger knows his country very well and customized a tour route for us. He came with us everywhere, explained everything, ensured we were treated respectfully, and we didn’t end up paying “gringo prices”.
I can’t say enough about the beauty of the coast and the endless expanse of beach. The pictures speak for themselves.

Perfect home, location and staff for a getaway for a family or small group. We are travelling around Nicaragua for four weeks with my wife and 3 small children and are staying at some of the better vacation rentals such as casa del sol Laguna de Apoyo and Casa Tranquilla north of SJDS and this home stacks up with the best. It is a luxury home, west coast class and the staff is very friendly. We brought some of my wifes Nicaraguan family that live in Somotillo and have never been on a vacation and they said they felt like they were in a dream. Don't be put off by the bumpy dirt road to the property because once you reach the gate you will be happy. Our children are 6, 4 and 2 so it was a little dangerous with open access to the pool but as long as you are a responsible parent or have help watching the kids this shouldn't be an issue. Thanks for letting us experience your wonderful home. We hope to return in the future.
We stayed in this stunning home for 10 days while our friends and family froze their arses off state-side. And it is truly stunning. This home feels like a resort. You are cared for, coddled, and I am not sure where or when I have relaxed so much. Others wrote this in their review - but I will say it again. Sarah is an amazing cook. Ask her what ingredients she likes to use before you go shopping and let her go. We ate really well.
This home is near a little village that feels more like a day-use park - pretty empty most of the time. Further down the beach there is small fishing village that has more to offer in way of walking around and getting a feel for the communities in this region.
Overall we loved staying here. What we would do differently: We would have rented a car so that we could take off at a whim to go grab groceries, go on day trips, etc. Tours and arranging for taxis/rides got a bit expensive, and we think the added freedom of movement that goes along with a rental car would have better suited our travel style.
That said, I am glad we tried it - renting a gorgeous home with sweet people to take care of us. It is a long cry from backpacking and hostels, or trains, buses, and city/town hotels and rentals - which is the route we have historically gone.
Here you will find the lifestyle of the rich and famous amongst Nicaragua's finest estates. This small bay offers one of the rarest and most spectacular locations along the entire Nicaraguan coast. It is nearly impossible to find an estate with an unobstructed elevated ocean panorama from nearly every room, terrace and pool, plus! to have a complete separate beach level palapa retreat with wet bar and BBQ, surrounded by cool shade from coconut palms and fruit trees, pampered by our staff, great cook, hammocks and more, just 50 feet from the high tide line, is usually only available at the best resorts. Here you have it all to yourself. Outside the front gate and 200 mts away are the famous cortinas where warm water surge overhead at high tide. 40 minute walk to best fresh catch direct from the fishermen. Quads are readily available to rent on the beach. The town offers most services but you are 55 minutes from Int'l airport,40 min from Managua, & 5 minutes to closest full service town
Other Activities: quading, local market and shops, casino, disco, read, eat, surf, drink and relax
Golf: There is a golf course at the Gran Pacifica Resort only a 30km drive by road (20km along the beach) where there is a recently finished golf course. No need to worry about clubs, there a lots of rentals on site. Would make a good day trip to add to your vacation and offers a totally different coastiline. There is a good restaurant only a few feet from the ocean offering some nice Ocean Vistas.
The next closest completed golf course is the Managua golf and country club. A very nice treat. It is a beautiful mature tricky little course that offers some beautiful scenery. You will need a driver to find it. The road there is a little confusing. Please do not hesitate to ask to have a day trip set up for you with a driver should you want to partake.
