Overview

Three Rivers House Rental Photos and Description

House, 3 Bedrooms + Loft, 2 Baths, (Sleeps 15)

Voted 'Best Vacation Home Rental in Kaweah Country - 2014', the River Villa is a three bedroom, two bathroom A-Frame house with a huge upstairs loft on 14.5 acres straddling both sides of the main fork of the Kaweah River. The River Villa is riverfront and has incredible Kaweah River whitewater views as well as stunning mountain views of the High Sierra including Moro Rock, Alta Peak and Eagle's Nest. The River Villa is located approximately one mile from from the main entrance to Sequoia National Park and less than 1/4 mile from Mineral King Road which leads into the Mineral King entrance to Sequoia National Park (10 miles).

The River Villa comfortably sleeps 15 people and has numerous amenities including a fully stocked kitchen, a dining room and a living room with 55 inch HD LCD TV with Dish Network, Sirius Music channels and wireless high speed internet. Outside are a covered patio, two picnic tables for dining riverside, various chairs for relaxing, and horseshoes. The River Villa overlooks an island for much of the year (depending on the water level) and the Kaweah River whitewater rapid known as Bumper. You can swim, fish, hike and explore along our vast stretch of the Kaweah River. Due to its seclusion and location, the stargazing at night is nothing short of spectacular.

As of 2012, the River Villa has a new Maytag Bravos washer and dryer set, a new Kenmore ultra quiet dishwasher, high speed wifi and telephone with free local and long distance calling within the United States. Each bedroom has a queen bed, overhead ceiling fan and large exterior window (slider with screen). The loft has numerous twin beds and one full (double) bed with three overhead fans.

The River Villa was built as an A-Frame vacation home in 1971 and has never been occupied as other than a vacation home.

The River Villa is an A Frame with a block wall exterior and much woodwork in the living room and an exterior covered patio. The house is a bit Retro but has new carpeting in the downstairs bedrooms, hallway, living and dining room areas. The bathrooms and kitchen also have new tile and laminate wood flooring. The River Villa is not luxurious but is meant to be a relaxing and comfortable home on the river.

The River Villa is accessed via a private paved and gated drive off of Sierra Drive and the home sits away from the road and is private and secluded with no highway or road noise (just the sound of the Kaweah River).

About Robin

My family originally moved to Three Rivers in 1972. I left to go to school and work in San Diego and returned in 2005 with my soon-to-be-wife Stacie. We now have 2 kids (Anna and Maverick) growing up in Three Rivers and the same Sierra Nevada mountains I came to know and love as a kid.

I own and manage two hotel properties in Three Rivers, practice law part time, serve as a volunteer Tulare County firefighter/EMT and run trail races and triathlons when not spending time with family or working.

We were fortunate to be able to purchase the River Villa - it is a comfortable house with a fantastic 14 acres right on the bend of the Kaweah River. We hope you love it as much as we do.

Robin purchased this house in 2011

Why Robin chose Three Rivers

Location! Location! Location! Few river properties are riverfront with large tracts of land and views of the surrounding peaks. This property has it all and is also only one mile from the Sequoia Park entrance. It sits away from the highway on a private, gated driveway so it is peaceful, quiet and safe.

Excellent experience

  • 5 of 5

I recently (January 2015) spent a weekend at the River Villa to celebrate my 30th birthday with several friends. From the first inquiry to our final exchange, the property manager, Robin, was an absolute pleasure to deal with. I had a couple of last minute cancellations/additions to my guest list that I was worried might complicate the booking process but Robin made the entire process as simple and painless as possible. Once we arrived we saw that she also left a nice welcome note with a home baked loaf of bread which we enjoyed with our dinner the first night.

The cabin itself is as advertised: 3 queen bedrooms on the ground floor and the large loft upstairs. The loft was definitely decorated with a kids' space in mind which makes this a perfect family vacation rental, but the large living area and patio/yard works just as well for a group of adults/buddies looking for a getaway. There are large windows on all sides in the living room (as well as double sliding glass doors) which gives the cabin plenty of natural light during the day and a great view of the night sky without having to leave the warmth of the fire. The area just outside the living room is amazing and we ended up spending most of our time at the cabin here. The river is literally right outside with about 30 ft of space filled with seating, bbqs and horseshoes in between it and the sliding doors. The views of the mountains during the day and the countless stars at night kept us coming back outside even when it got colder at night.

If you are planning on going into Sequoia National Park I can't imagine you can stay much closer. We made it to the entrance in less than 5 minutes (although it is worth noting that it is still 30 minutes - an hour from the park entrance to all of the big trees/waterfalls/etc).

The only caveat I have is that the property was advertised as being on 14 acres which led me to assume it was completely private. There are neighbors adjacent to the cabin as well as across the river that seem to be quite a bit closer than 14 acres. I'm willing to bet that there are indeed 14 acres on the plot of land, but the cabin isn't right in the middle of that 14 acres which is what I had imagined. With all of that said though, the property still provides an ample amount of privacy and private access to the river which I'm sure would be even more exciting in warmer months.

All in all, we had a great experience and plan to return hopefully sooner than later.

Owner's Response: James, Thank you for the thorough and resounding review! I'm glad I had the chance to meet you and am glad you guys enjoyed all that the River Villa has to offer. You are right, there are a few neighbors, but they aren't close enough to compromise your privacy. Once the trees are full of leaves again, they provide even more of a natural screen. Thank you for leaving the house in wonderful shape. Maybe you guys can steal away for a long weekend sometime this summer..?.. ~Robin~

Perfect for a family getaway!

  • 5 of 5

This was our first time in Three Rivers, and it was wonderful! The house is spacious and has plenty of room for our holiday family reunion, easily accommodating six adults and four kids (ages 1-6). It had everything our family needed - from kitchen supplies to an extra highchair, even a pack & play crib! The loft upstairs is HUGE and perfect for all of the kids, with plenty of beds and toys. We were pleasantly surprised that loft is enclosed, so the adults can visit downstairs after the kids go to bed. The property is fun to explore, the kids enjoyed a "nature hike" and climbing on the outdoor play gym. We would definitely stay there again!!

Owner's Response: Rachel, It was a pleasure hosting your family at the River Villa for your annual reunion. I'm happy to hear that the kids (and parents!) enjoyed the loft. It is such a fun room. A huge thumbs up for leaving the house is great shape after your large group. ~Robin~

Holiday Getaway

  • 5 of 5

This was my second visit to the River Villa. My first stay was October 2012 through December 2012, with seven of my workers, while performing a job here in town for So. Cal. Edison. It was comfortable for all of us after a hard day's work to feel right at home. I enjoyed it so much that I couldn't wait to bring my kids here, so they could experience how beautiful Three Rivers is. This was my second visit with my five kids from ages 8 to 19. The cabin was very clean, well stocked and plenty of room to accommodate everyone. It's a very cozy home away from home with a beautiful view from every window. The cabin and the surrounding property offered plenty of space for the older kids to explore along the river, and for the little ones to run freely. Also a very special touch from Robin welcoming us with a handwritten note, homemade cookies and Gingerbread Houses wrapped under a Christmas Tree for each of my kids. All I can say is it was an amazing experience, "talk about a great way to have an old-fashion family bonding time". Also, two miles from the cabin we enjoyed a beautiful snowy hike at The Sequoia National Park which I highly recommend, so many amazing sceneries. Also, not far from the cabin we enjoyed a very heartwarming Christmas offering at the local church. Every stay we've had here has been unforgettable. Also, it's been difficult for us to come back to the city life after experiencing the tranquility and peacefulness that The River Villa has to offer. The staff was amazingly professional, courteous and attentive on every visit. We will definitely come back next year!

Owner's Response: Roger, Thanks for the AWESOME review!! Repeat guests such as yourself are testimony that wonderful memories can be made during a stay at the River Villa. I had a lot of fun preparing for the kids' annual Gingerbread House building contest. They certainly take it very seriously! You picked a great time to come play in the snow, just after our first big winter snow. Thanks again for taking the time to share your memorable experiences at the River Villa with us and with our future guests. (and thanks for taking such stellar care of the house!) ~Robin~

A fabulous stay...

  • 5 of 5

We have been vacationing in Three Rivers for many years. Thanksgiving has been a must for us for the last 11 years. We have rented a variety of places and this was pretty close to the top of our list especially for location! It has a ton of room! And kids will love the upstairs loft area, so nice for them to have a place of their very own!!! The beds in the rooms were a bit on the firm side, but I brought that up and was promised it will be addressed. I call the place vintage, but everything works, so the fact that it did not have granite this and stainless that did not really matter to us. It was the "family" time that mattered and we sure got that! Would have loved to see a map on the counter of the actual property line so we know where we could venture, and where to not venture. Robin, the property manager is our favorite!!! She makes sure things are the way they need to. She cares!!!! Would love to go back in the summer months, especially being right on the waters edge!

Owner's Response: Sheila, Thanks to you I have mattress toppers on all of the queen beds. I sure appreciated that suggestion. I also like the idea of a map of the property...that should be an easy fix. It's always fun to host your family - and I would love to see you back in the summer when the kids can take full advantage of the great swimming holes. ...until then...... ~Robin~

Wonderful Family Getaway On The River

  • 5 of 5

We drove up from LA (less than four hours) for a week long getaway with our 6 month old son. The house was big, comfortable, clean, stocked with everything we needed. We were isolated enough that it was amazingly quiet, and we could go days without hearing a car or seeing people, but close enough to amenities in Three Rivers, we could pop out for a great burger, or sandwich anytime. There were hawks and woodpeckers to watch during the day, bats at dusk, and sky full of beautifully bright stars at night. The river was clear and cool, deep enough for taking dips, full of places to lounge around and read etc, and great for rock hopping walks. We spent most of our time right there and could've happily stayed so much longer. And this is all before we even mention the proximity to Sequoia park -- which with the giant forest, crystal cave, moro rock is one of the absolute wonders of California. A great place and ever so glad we went.

Good Time

  • 4 of 5

Had a great experience with some friends. We rented the house for two days and it worked perfectly for our purposes. The views were excellent, the property was great and the bunk room upstairs was perfect for our sized group. I thought I remembered reading there was a ping pong table, which we never saw, but that wasn't a big deal. The house is nice. The décor is limited, but we weren't looking for much. It completely served our purposes and we had a great time. Definitely recommend to others.
