The Good and the Not so Good after 2 Days

This is an initial review after arriving on July 16 for our first NB stay. I plan to update at the end of our stay. We rented this unit without the benefit of any reviews on VRBO. The unit is managed by Burr White Realty--no interaction with owners typically.
We are in the lower unit--my first piece of education about NB. For this particular lower unit you have people from adjoining units walking past your bedroom windows, and you hear any noise associated with comings and goings. Perhaps it's just part of the local culture, but it sure is disruptive. So: second story for us if there's a next time.
The good: convenient to the beach; garage; kitchen reasonably well appointed with appliances and knives, etc. That said, there's a notable mix of updated such as counters and really old and purely utilitarian, such as the cabinets. Upstairs tenants can be heard walking around but not particularly intrusive. Beds are fine and perhaps even upscale for the beach.
The not so good: cable TV doesn't work at this point for any of the 4 TVs and no word from Burr White on the solution; there's no dining table or chairs: you eat outside on the patio or at a bar/kitchen counter; the bathrooms are tiny; the lighting lacks any intermediate settings so it's either off and dim inside or full on blasting, bare bulbs; the outdoor patio has cigarett butts and peanut shells, doesn't appear to get swept; overall the unit is not exactly clean.
Probably due to this particular Newport Beach house layout and setting: the lower unit is quite dark inside; two-story units on either side are factors; the unit faces southeast so morning is bright outside on patio but afternoon is in shadow, as is the rest of the house.
And since we are here for the first time, we probably need to understand the summer rhythms. Saturday night is a scene of partying 20-somethings. No shortage of college loyalty locations, evidenced by flags. No shortage of comings and goings at all hours or loud voices. It's very hit or miss with the quiet/loud issue and also a personal threshold: we are early risers and prefer it quiet after 9 or 10. If you are here to party and stay up late, and like the sound of partying, could work better for you. Clearly many family owned and occupied, with people who have been summer neighbors for years on different blocks. Maybe a different sensibility here that we'll adjust to over the next few days.
