Blending Traditional Design With Modern Convenience For A Unique Experience

Machiya Momiji has a certified history stretching back to the late 1800s and underwent a complete renovation in 2013 by local craftsmen. Officially recognized by Kyoto local government as an authentic Kyoto machiya, this property offers visitors to the city a unique opportunity to enjoy a combination of Japanese design and modern convenience during their stay.

The house itself is situated on two floors and access is gained through a stunning ‘genkan’ or entrance hall that has a wealth of historical features including flagstones and a traditional cabinet. This leads into the kitchen and dining area which features a full kitchen (twin electric hob, sink, fridge-freezer, dining service and cooking utensils), wooden dining table and chairs for 4, recessed washing machine and sofa.

Immediately beyond this is the ‘washitsu’/ tatami room which features a ‘horigotatsu’/sunken seating area, sliding paper screens and a view of the ‘tsuboniwa’/courtyard garden. This was designed and laid out by a local expert from a local family of gardeners. The garden features a Japanese maple tree, moss and a striking stone water feature – perfect to contemplate over a cup of tea after a busy day visiting Kyoto’s attractions such as the nearby Kennin-ji Zen temple! The downstairs WC and luxurious bathroom, which itself has a private view of the garden, completes the first floor.

On the second floor, both western and Japanese bedrooms are connected by a mezzanine floor that overlooks the dining area. The western bedroom has a double bed, closet and en-suite WC while the Japanese room provides flexible futon sleeping arrangements. The intricate roof beams, which are an important aspect of machiyas, have been exposed on the second floor giving a sense of space and light throughout.

Machiya Momiji is located right on the doorstep of some of Kyoto’s key attractions including the UNESCO World Heritage designated Kiyomizu-dera, the Gion entertainment district renowned for ‘Geisha’ and Kabuki and the Kamogawa river, famous for summer dining platforms. With a huge range of restaurants, bars, supermarkets, traditional craft shops and excellent transport links to the rest of the city and beyond (including direct trains to Nara and Osaka), Momiji is superbly located.

Yet Momiji also offers an opportunity for clam, rest and relaxation as it is located in a quiet neighborhood just off the bustling streets. In summary, this Machiya will not disappoint the discerning visitor to the beautiful and enchanting cultural capital of Japan.

About Andy

Restoring a Kyoto machiya (which translates as ‘town house’) was a long standing dream which we finally realized in 2013. As a professor at a local university, I originally purchased this property to be our family home but a new position has led to relocation away from Kyoto meaning that we can now offer our home as a vacation rental.

Why Andy chose Kyoto

We searched long and hard for the right sized property in the right place, and this it. Machiya Momiji (momiji translates as ‘Japanese Maple’ and we have one in our garden!) is located in the heart of a traditional neighborhood on the doorstep of some of Kyoto’s most famous and stunning cultural treasures such as Kiyomizu-dera which is just a ten minute walk away. A short walk along the Kamogawa river brings you to the bustling heart of Kyoto around Shijo Kawaramachi and the Gion entertainment district, famed for Geisha and Kabuki. On purchase, the property needed complete renovation and we worked with a local company, Hachise, that specializes in the renovation of traditional Kyoto machiya. They are also renowned for their high standards of craftsmanship which comes from working exclusively with local specialists.

What makes this townhome unique

Kyoto machiya offer an excellent alternative to hotels and a chance to experience the Japanese lifestyle. We have combined traditional Japanese design, such as the main tatami room complete with horikotatsu (sunken seating area) and shoji (sliding paper screens) with contemporary comforts such as luxury bathroom, heated floors, the latest in Japanese toilet technology and a fully fitted kitchen. Externally, the house reflects traditional machiya design and the greatest of compliments have come from our neighbours who are delighted with how the place looks. Calm and quiet, Machiya Momiji presents an opportunity to relax and enjoy the design and space of your own house during a stay in beautiful Kyoto.

Stayed for 3 nights during Cherry blossom season. The size of the machiya was very comfortable for our family of 5 (2 adults and 3 children). The machiya had just been renovated so everything was new and in perfect order. Very close to a market for snacks and 5 mins from the subway station which made getting around easier. Its about a 15-20 min walk to the main Gion area with all the restaurants/shops. Naoko and Andy were very responsive and made booking easy. In all had a great time and would definitely go back.

Lovely gem, with a great location

We had a wonderful stay at Machiya Momiji last month. The house was even more beautiful in person than as depicted in its photos. Every detail of the house was charming and well thought out. It also was extremely clean, and in a great location.

For our family of four, which includes two children, it was great fun to stay in a local house, complete with a Japanese-style room, where we sat on the floor for dinner. The nearby supermarket was also an enjoyable experience; it was well stocked, and had a dizzying array of types of tofu, soy sauce, miso, noodles, etc. -- everything you'd need to whip up some food at the house.

The house is within walking distance to some major temples, including Kiyomizu-dera, which was a nice benefit, since those were on our agenda. Finding a taxi was simple once one walked to a busier street. Naoko was kind enough to book us a taxi (or two taxis, since the four of us and our suitcases couldn't fit in one taxi) for the morning of our departure. Overall, Naoko and Andy provided excellent service, and answered our questions promptly and thoroughly.

While we were in Tokyo, we stayed at a hotel, which was a good experience. But staying in Machiyo Momiji was probably the highlight of our trip to Japan, given its charm, its amenities and the sense that we were living in a real neighborhood.

I would recommend Machiya Momiji to friends and family, and would love to have the chance to return one day.

Short taxi ride from Kyoto station. Gave us a chance to see a bit of the city upon arrival. Nice, clean loft with many amenities. We were even given a list of seasonal attractions by the property owner. On our first night we took a short walk to explore the city and we stumbled upon Yasaka Tower and the Kodai Ji Temple. It was beautifully lit in Autumn. Kennin Ji and Kiyomizu Dera are also within walking distance. We enjoyed dinner at a yakitori restaurant our first night and a hot bowl of udon on our second night. Both places and various other restaurants are within short walking distances. The loft itself is clean and neat and provided everything we need for a comfortable stay, including, a washing machine, clean showers/bath, heated wood floors (don't miss out) and toilet seat covers.

The service provided by the property owners was awesome. Since it was our first time in Kyoto, we asked questions, such as good places to eat and was responded to right away.
On our last night of the stay, the property owners contacted us via email if we need a ride to Kyoto station. We were just thinking to catch a taxi at Higashi Oji Dori but with uncertainty and effort to catch a taxi with our luggage, it was an unexpectedly kind offer. The property owners arranged the ride and we felt taken great care of by the property owners although they are not close by.

We would recommend this place to family and friends and would stay again if we came back to Kyoto.

Loved our stay

This house is located on a narrow quiet street right off a main boulevard. The first thing we noticed when we walked into the house was the sweet smell of wood. Then we saw the lovely little garden straight ahead and knew we had chosen the right place. Thought the house is small by western standards, it felt plenty spacious for our family of 3 adults. My 70 year old husband and I slept on the comfortable western style beds, while our adult son was very happy with a futon on the floor. It was nice to have a commode upstairs as well as a full bath downstairs. The washer/dryer was labeled in English with easy to follow instructions. We all got hooked on the Toto washlet commode; so much so that we bought one for us when we got home! We appreciated having a couch to relax on (rather than the floor) after a long day of site seeing. We would definitely stay here again if we come back to Kyoto.

Excellent stay for 4 adults

We had a wonderful stay at Machiya Momiji! It was exactly as described. The restoration was done with high quality materials throughout. Every room was air conditioned and the beams and ceilings were high enough that our tall 6'3 son did not feel claustrophobic. We used the kitchen every day and it was well stocked with both appliances and dishes. Our group included 4 adults and We really loved having a toilet room on the second floor as well as the first. The shower room worked great and we loved the soaking tub. We really liked being on such a quiet street but It was easy to get everywhere by either walking, subway or bus. We would highly recommend staying here to anyone.

Beautiful Machiya close to the river Kamogawa

Our family of 5, including children aged 22,20 and 16, recently stayed in the beautifully restored Machiya Momiji. The house is very comfortable and included lovely traditional aspects of Japanese accommodation as well as convenient modern facilities. My favourite room was the tatami sitting room that overlooked a delicate traditional Japanese garden - a perfect place to sip tea after a busy day out. The central location of the house was perfect for walking to many Kyoto sights and public transport is located very close by. This was ideal for our family, with older children being able to come and go as they pleased. Naoko was extremely helpful while we were organising our stay, and we appreciated the list of recommendations for places to visit as well as the directions to the charming supermarket a couple of minutes away. This was our family's third visit to Kyoto and we were delighted to be able to have the use of Machiya Momiji as our temporary Kyoto home! We look forward to the opportunity to visit again soon.

If you wish to experience truly authentic and historic Kyoto , then the " Machiya Momiji " is the accommodation for you . Beautifully restored , with outstanding details, this house combines the history of the neighbourhood and enough modern amenities to make your vacation a pleasure . The listing is exactly what it promises and Naoko and Andy give enough information to help navigate the neighbourhood ; including maps and directions. The small grocery store is just a 5 minute walk and the local restaurants provide a great dining experience .Having travelled to 5 different continents , this house best characterizes the culture and lifestyle you are about to experience .
