I am a trained hotelier who lives nearby. As a frequent traveller myself I understand the many aspects of quality accommodation and the importance of attention to detail. I have collected eclectic rugs, textiles and furniture on my travels, which imbue the house with character and a warm sense of home. I am happy to organize private cooking classes and wine tastings or anything else (Shopping Sightseeing etc)
Andrea Maria Falkner purchased this villa in 1995

A year ago, we left Buonanotte Barbanera hoping to return soon. Fortunately, the stars aligned and, one year later, we were back! Not surprisingly, it felt as though we had returned home. Andrea, the Villa’s hostess, has the philosophy of providing the best service possible, and it is evident in everything she does for her clients. She truly is the most accommodating hostess. Of course, her presence just makes this gorgeous Villa all the more enticing. Andrea’s outstanding eye for décor has made this 500+ year-old former church beautifully eclectic and she has incorporated every modern convenience needed for a perfect stay. For us, the location is excellent—a short walk to Spello’s central piazza, and yet completely private. The Villa is close to unique shops and fine restaurants, and it has magnificent views from every window. The covered patio area allows one to enjoy the outdoors and the grandeur of the view in any weather. During our stay, we elected to have Andrea provide us with a chef on two occasions. Using our basic menu choices, Chef Nabil created outstanding meals that were perhaps the best dining experiences of our entire stay. The evenings with Chef Nabil were truly magical. After two weeks, we once again left with heavy hearts, having to say good-bye to Andrea and to this special Italian home-away-from-home Villa and hoping to return again.
Just a week returned from an eight night stay at Villa Buonanotte Barbanera and my family and I would love to get on the next flight and visit again.
My wife and I, our 6 year old daughter and our 20 month old son, spent Pasqua (Easter) in Spello at Andrea’s beautiful villa. The villa is as spectacular in person as it is in the pictures – and the views are even better. The conversion/restoration of this 14th century church was done with care and an incredible attention to detail. It retains the old world feel but contains all of the modern conveniences you want. The décor is comfortable and stylish. Our daughter loved having her own space upstairs with its unique Moroccan inspired theme.
The outdoor space is a treasure, made even more spectacular by the fact it is within the old city walls. You never tire of walking into the private garden from the street and seeing the tremendous views. The location of the villa provides the best of both worlds – a country feel/view but with in-town convenience.
Andrea herself was a joy to work with during the planning process and a genuinely great person when we met her. She can organize all sorts of activities for you, restaurant recommendations, pantry stocking – pretty much anything. During our stay she said to me that she knows there are many nice villas for people to stay in, and so it was important for her to provide a service level that elevates a stay with her above other options. These are not hollow words, she clearly believes and acts on them. She is also clearly well known and respected in town as many local business/restaurant proprietors knew her and knew that we were staying with her.
I also wanted to mention Sabrina, a young woman Andrea relies on occasionally when she cannot meet a guest for check in (which was the case for us). Sabrina was so nice, and so great with our kids, that we actually had her babysit (or “funsit” as my daughter said) for us half-way through our stay. We were a bit unsure how it would go as the kids didn’t know her. It couldn’t have gone any better, the kids had a great time with her, going out for gelato, going to a playground, and just hanging out at the villa. It went so well in fact that when we told our daughter we were going to have her come again later in the trip she jumped for joy.
I would not hesitate to return to Buonanotte Barbanera or suggest it to others. It was an integral part of our fantastic vacation. If you’re going to Umbria give Andrea a call!
Our week long stay in Spello with friends was relaxing and comfortable in this beautiful home. Andrea was the perfect hostess, welcoming us personally with a smile and a tour of her home. The dining room table was complete with a platter of fresh fruit, a bottle of wine and a copy of Andrea's book containing personal recommendations for restaurants and sights to see in Spello and the surrounding region. When asked about the "truffles" that are so popular and delicious, Andrea recommended a "truffle hunt"... immediately contacting the guide who would take us and setting up a day and time. Since Andrea had never been herself, she accompanied us so that she could experience it first hand. It was a highlight of our trip! We were amazed at the beauty of the countryside, the knowledge of the farmer and the hospitality of his family who welcomed us to their farm and treated us to an authentic, fresh and delicious Italian meal. Every suggestion Andrea made was a success- from the flea market to shops and restaurants. After busy day trips or shopping, our evenings were spent on the terrace, enjoying wine and music as we looked out over the amazing view of the countryside. This restful, sweet town of Spello was a welcome getaway, and Andrea's house was the perfect place to make it complete.
We were welcomed by Andrea to her wonderful villa in Spello, with views that could "hurt your eyes", they are so beautiful. The location is superb, as you look out over the countryside, while being only a few minutes walk from the stores and restaurants. Andrea has put her design touches throughout, and as a result, it is extremely comfortable. We look forward to returning again!
We just experienced our dream family vacation staying in Buonannotte. The house grounds are beautiful. Everything in the house is designed with comfort and enjoyment of the guest in mind. We had a 4 year-old with us and she enjoyed herself without having to take special precautions or childproofing (thank you, Carmila the cat, for tolerating our little one's rough handling). Location of the house within Spello is excellent. Parking was a little tricky but I suppose that goes for everywhere in Italy. Spello itself proved to be an ideal base to explore surrounding rural towns and Perugia. Every restaurant was great, we were unfamiliar with the cuisine or menus but didn't eat a single bad meal. Overall an unforgettable experience. No wonder Andrea, the owner has a loyal customer base that keep returning.
Beautiful house in stunning location. Very clean and well equipped. Charming owner. Plenty of good restaurants and shops nearby. The pool was an added bonus in a village location property. I would have no hesitation is recommending this property to friends and family.
