Welcome to 'AVIANA PALACE II' our beautiful, privately owned, spacious villa located at Aviana Resort. It is a tropical paradise in the heart of Central Florida, located on US 17-92 just 15 minutes from Walt Disney World. It is a luxurious gated community of beautiful tile-roofed vacation homes with a clubhouse that offers a community pool and spa, exercise facility, kids playground and much more. It's just a short drive from Champions Gate Golf Course, with easy access to 1-4. Your just minutes away from a Publix Supermarket, CVS Pharmacy, Dunkin Donuts and Chili's Grill & Bar.

'COME EXPERIENCE THE MAGIC @ OUR PALACE'. This 5 bedroom/3 bath 2000 sq ft. villa is beautifully decorated and is fully equipped to make your Florida vacation enjoyable. One master king ensuite, a master queen ensuite, an additional queen bedroom, 2 twin bunkbed rooms with trundles. All bedrooms have flat screen LCD TV's. This home away from home is ideal for larger families or two families vacationing together as it offers sleeping accommodations for up to 12 guests.

This villa is fully air conditioned, with a comfortable open living room area, with a leather sofa and loveseat and a 52' LCD flat screen TV and a ceiling fan for added comfort. A DVD player with a selection of kids and family DVDs. Nintendo Wii gaming system with games to keep the whole family active and having fun!

The kitchen has been equipped with almost everything that you would need to make a quick snack, or prepare an entire family meal. The kitchen has brand new stainless steel appliances including refrigerator, oven with electric stovetop, microwave, dishwasher, coffee maker, toaster, spice rack and much more. It also has a pantry area for storage. Also plenty of room for the whole family to enjoy breakfast with seating at the counter in these comfortable leather stools and kitchen table area. There is also a formal dining area when you have more time to enjoy a relaxed meal in the tranquility of the home.

Take a dip in our sparkling clean private pool where you will enjoy the Florida sunshine or just relax in the loungers or the patio table where it is fully screened for your enjoyment. The pool has a removable safety fence for added protection for the smaller children. There is also a gas grill for your convenience.

A game room in the garage with textured flooring consists of a pool table and foosball. The villa also has a full size washer and dryer and an iron and ironing board. Also, for those guests traveling with their laptops, free wireless internet.

We can accomodate your 'BABY NEEDS' with a pack-n-play, highchair and stroller for your use at our villa.

A $250. Nonrefundable Reservation deposit is needed to hold your dates. The balance is due in full 30 days before check-in along with a $250. security deposit or accidental insurance charge of $59.

Perfect Orlando Vacation Home!

We recently stayed at this home for a short 4-day visit to the Disney area. We were there with 9 adults and 3 small children (4, 2, and 2). This home met all of our expecations and then exceeded them! First, the owner Kim was so very helpful before, during, and after our trip. I even emailed her a question the night before our flight regarding packing an item and she responded within 20 minutes. So everything about the booking process and dealing in confidence with a helpful owner was spot on. The house itself is just a short 20 minute drive to Disney, maybe 30 minutes to the airport - very close in our opinion. The house was immaculate, the furniture very nice, and the decorations were beautiful. We had the King Bed room...the ensuite was so large with the corner tub, separeate huge shower, large walk-in closet. That room was amazing. The bed was comfortable, there was a small TV (we never used it as we collapsed each night), a fan, and plenty of pillows. Each room has a TV. There is another Queen ensuite, then a Queen room and 2 pyramid bunk room that share another bathroom. The kitchen was great, with a very nice 4 or 5 person eating bar with stools. Plus there is a eat-in kitchen and a separate dining room. The garage had a pool table and foosball table so that was fun for relaxing. But the best part was the pool! Having small children I have to say that the bar on the sliding door was a nice security feature and then further, the fence surrounding the pool was very secure preventing any worry from the children getting into it. Then the clubhouse for the community is great as well. It had a huge pool, a 15-peson hot tub, a playground for the kids, a beach volleyball court, exercise equipment, etc. I did not get to enjoy that but part of the family did one day and they loved it. I would not hesitate to recommend this home to anyone visiting the Orlando area. I wish our trip had been longer so that we could have enjoyed the house more, but there is always next time!!

The best house you will ever rent.

This is my second visit to this villa with my wife and two daughter. I don't know how to describe how clean, modern , quiet and beautiful is this house. After a long day at Seaworld, returning back to the crystal clear pool is like heaven. My wife is a clean freak and she feels as if she is at home. The entire neiberhood is si safe and quiet you don't want to go back to your real house. God bless the owner for thinking about the people that rents this house as if they are part of her family. The whole rental process is so clear and straight forward it makes you want to return every year. I would recommend this place no questions ask.

We thoroughly enjoyed the villa!! Was just as it was pictured and provided plenty of room for two families to stay comfortably. The property was clean and well maintained. Would definately recommend it to anyone considering a vacation to the Orlando area.

Immaculate, comfortable and convenient

We are a family of five and had more than enough room in this wonderful home. Everything was clean, immaculate, well-stocked and convenient to many of the attractions in the area while being out of the craziness. We were able to travel to the coast as well as enjoy the central Florida activities. I would highly recommend this home to anyone coming down to Florida...everything is just as it appears on the page. We were blessed to be able to enjoy home living away from home.

Absolutely fabulous villa!!!!!!

I must start by saying that from beginning to end it was a pleasure doing business with Kim. This was my first time renting a villa and she was willing to answer each and every one of my questions. As for the villa it is EXACTLY as pictured. It was absolutely beautiful. It was very clean and came well equipped. My children loved the pool. It was only 5 of us but it was room for 10 people. It was a short distance to the supermarket as well as the parks and attractions. My first experience was a very good one. I wish I was able to take the villa back home with me. I would recommend this villa to my family and friends. Thank you for a great vacation!
