Casale Napoletano is a 5 bedroom farmhouse located in a natural reserve area in the Umbrian foothills of the Italian countryside. Situated in the province of Perugia, the villa is very close to Tuscany and you can reach cities such as Florence, Cortona, San Gimignano, Chianti, Montepulciano as well as all of the splendid hill towns of Umbria including Assisi, Perugia, Todi, Spoleto, Deruta, Gubbio, Montefalco, Orvieto, local wineries, monasteries, etc...

The property has an exceptionally large private pool and 15m long (50 feet) pergola which overlooks the rolling countryside. Perfect for long sunny days or a dip with cocktails after a day of touring the surroundings.

A small country road winds its way up from the valley to San Benedetto where an even smaller, private, ½ km (about ¼ mile) lane leads to this wonderful retreat where life is slow and uncomplicated. Surrounded by olive trees, Casale Napoletano has been transformed in 2013 into an immaculate and beautiful property. The house offers complete privacy, nestled in the surrounding beauty of Umbria with no other residences in sight. It is likely that the closest you will get to stress is choosing which terrace on which to sip a glass of local wine while sampling locally made cheeses, meat, olive oils and tartuffi (truffles) with fresh, crusty bread. While Casale Napoletano’s situation is exceptionally private, it is only a 5 minute drive to the town of Umbertide which has several supermarkets, restaurants, trattorias, cafes, a small Old Town and a market every Wednesday.

The home has been completely and beautifully renovated from top to bottom in 2013 using only local materials and traditional Umbrian craftsmanship. It has all new appliances, including dishwasher an American style refrigerator, italian-made oven with 5 gas burners, new bathrooms including a deep free-standing Philippe Starck bathtub, custom made glass showers, large hot water heater, new plumbing, windows and screens, brand new mattresses, pillows and linens. You are assured of a comfortable stay. Perfect for families and friends! The outdoor brick oven is great for making pizzas and meats.

If interested, the owner can help arrange cooks, cooking lessons in English or Italian, wine tasting at the house, delicious prepared local meals delivered to you upon arrival or during your stay, or just about anything else you may want.

Born, raised and educated in the US, moved to Europe in 1999 Owner speaks English, French, Italian, Spanish and some German. Currently resides in Switzerland and spends vacations between Italy and the US.

Peaceful Country Retreat

Looking for a peaceful retreat located amidst the farmland of Umbria? Casa Napoletano is close to perfect. The pool is large and clean. The wood pizza oven works like a dream. Enough wood is provided to allow for a week's worth (and more) of alfresco cooking. The screens on all windows and doors are a rarity in Europe. It is possible to leave the windows open at night to enjoy the sweet country air and wake up to the sound of pheasants in the morning. The outdoor furniture and patios are high end and in excellent shape.
The photos do not do the interiors proper justice. The entire villa is constructed and decorated with care and craftsmanship. The upholstered sofas and chairs are comfortable and new. The beds, with the exception one of the downstairs mattresses, are new and spotless. It might be time to replace the downstairs mattress? Excellent hot water supply, beautiful bathrooms and fixtures, lovely linens, abundant supply of towels. No stemware wine glasses were provided as wine is commonly sipped out of small glasses at home. We asked where we might find stemware and Michael, the wonderful owner, had a set delivered to the house the next day. He is one of the easiest and most accommodating owners we have ever encountered in 30 years of renting homes in Western Europe.
Franco and Anna are caretakers for the villa. They are warm, lovely and not at all intrusive. Communication was fine even with our very limited grasp of the Italian language.
Folks should give consideration to the location of the villa. Michael honestly describes the nearest town as "a typical working village". Umbertide is indeed a place where Italians live and work. The town wouldn't qualify for "prettiest villages in Italy" status. However, the town has an excellent COOP market and another very inexpensive suoermarket. The town is also located next to the E motorway providing quick access to all the Tuscan and Umbrian sights. The surrounding hills are covered with olive trees, forest, pastures, small farms and walking roads. The villa is a 5 minute drive to town but located in an absolutely quiet and peaceful setting. The surrounding area is a nice relief from the glossy and sometimes busy Tuscany region. This undiscovered pocket of Umbria seems to be ready to become a serious holiday destination. Don't miss the beautiful town of Montone and the excellent restaurant Erba Luna perched on the edge of the village. Nearby Gubbio is not to be missed.

Michael and team, we had the most wonderful experience in Umbertide. Your home is beautiful, the view, the pool, the warmth you have created in your home. We really enjoyed our stay. The experience of dining with Franco and Anna was wonderful, what special people we met. The catering service was top and of course the weather was perfect. We do plan to come back and stay. Thank you again for all the advise, tips and coordination you made our summer vacation with friends very special. We will never forget it. We also loved the stone grill, through Franco we are now experts on how to make a real italian pizza. Amazing Vacation Rental

Our group (4 adults and 4 kids) thoroughly enjoyed our stay at this fabulous Italian villa. We arrived to find the house spotless with a nice welcome basket of food products. The house is very well done with impressive fixtures and upgrades. There was more than adequate space for our party and we thoroughly enjoyed all of the outdoor spaces available for eating/lounging. The pool area is fantastic and the kids enjoyed it daily. The amenities in the house are above and beyond – extra bedding in every room, a well-stocked kitchen of pots, pans and dishes. We enjoyed going into neighbouring towns during the day and then cooking dinner at the house in the evenings while enjoying the magnificent views. We have stayed in quite a few hotels and houses during our travels, but this far and beyond exceeded every expectation and experience we have had before. We definitely hope to be back soon.

Family and Friends Italian Excursion

First off, the photographs do not do justice to the beauty and serenity of both the landscape and the property. The home is thoughtfully renovated with modern amenities, but in keeping with Italian country home sensibilities. The lay out is such that privacy can be found, even when there are seven adults and three children roaming the grounds. I cannot stress enough the enjoyment we got from the forno (outdoor oven), this was our gateway to traditional Italian cooking and truly an experience that should not be passed up. On hot days it was especially nice to have such a well appointed pool, and the grounds keeper kept excellent care of the poolside. The evenings out on one of the many verandas were particularly resplendent with the views, fire flies and great local wines. Our family and friends stayed over the month of June and day tripped to many local towns, wineries, oil producers, restaurants, etc.. We day-tripped to Assisi, Gubbio (not to be missed), Cortona, Lake Trasimino, Pisa, Spello, virtually a new place every day. But most importantly the owners and caretakers exceeded expectations when it came to taking care of us! The enthusiasm they show for their home and Italy makes the residence even more enjoyable. They were more than easy to reach, eager to give advice, and very patient. Our only concern was when we will find the opportunity to return (hopefully 2016)! We recommend this property for groups who want a perfect blend of tourist indulgence and immersion into Italian living.

Amazing house in a beautiful green area of Umbria

We can't over emphasize what an amazing time we had at Casale Napoletano.
The photos don't do justice to the beauty of the house. In person it is ever more stunning.
The owner was extremely gracious and even arranged for additional amenties for me and my wife, while the house was in a very neat condition and everything was perfectly working.
We are looking forward for our next trip to spend more time here
