This is a studio/efficiency apartment that adjoins two other units that make up this triplex. You have a completely private space, private entrance, A/C, a brand new kitchen complete with quartz counters (in the kitchen and the bath), a full-sized range, fridge, and dishwasher. For your comfort, you have a king-sized bed, a 52" TV ready for your streaming pleasure, and a sleeper sofa for when a bit of extra space is needed. Our fiber internet is extremely fast, so you'll have plenty of bandwidth for streaming, video calls, or gaming.

(We also have a 2-bedroom suite if you're looking for a bit more space which would be rented separately. *Is not included*)

There is a shared backyard and patio area (it's still a work in progress). There is a brand new 1400 sqft travertine patio (landscaping still being installed) with a newly remodeled HEATED salt-water pool! Come soak, sun, and enjoy the ease of an on-site pool or a short jump to the beach.

There is on-site laundry that is shared with the rest of the house.

You'll have access to your completely private studio apartment. You can also use the backyard pool and patio as you see fit. Relax, sun, and have fun. The property is shared so the backyard is not private from the other units. You'll also have access to the laundry room with washer/dryer which is also shared.

Coral Ridge Isles is a cute community with interspersed water access close to the Lauderdale By The Sea beach. It's cute, well kept, and has several schools close by.
Just south, on Commercial Blvd, you'll find numerous grocery stores, restaurants, bars, and all the amenities you'd need like hair and nail salons, convenience stores, and all your local mom and pop shops.
If you head over to the beach which is just an 8 to 10 minute drive you'll be burying your toes in the sand in no time, or enjoying the lively offerings of Lauderdale By The Sea.

Each unit has 1 reserved off-street parking spot. There is usually enough parking for a second vehicle but it depends on the number of vehicles actively on the property. We are easy to find and close to Commercial Blvd, Dixie Blvd and just a few minutes from I-95 and two minutes from highway 1 and a few minutes more to A1A.

We are working on the exterior of this tropical retreat space. We've taken great care to create a comfortable interior space and we are still working on the exterior of the home. For example, we have new doors and windows coming, landscaping is being improved, the exterior will be getting fresh paint soon and the pool just received a complete makeover. We ask you to not judge this book by its cover quite yet and are sure that you'll have a cozy space inside to relax and enjoy when you're not out enjoying the sun.


Pet Policy: We allow dogs on a case-by-case basis, though we don't allow cats.

Guests: To ensure there is enough space for all paying guests and due to liability all guests on the property need to be included in your reservation.
House Rules:
*ABSOLUTELY NO WIPES OR HYGIENE PRODUCTS IN THE TOILET. $500 MINIMUM FINE FOR PLUMBING PROBLEMS.
*Smoking and vaping of anything outside only.
*Pets are allowed with an additional fee per pet (dogs only - no cats).
*No parties/events (zero tolerance). Only approved gatherings are permitted. Unapproved parties are grounds for immediate termination of the reservation, no questions asked or notice required. This is your notice.
*All guests on the property must be included on the reservation (no guests outside the reservation due to liability). Additional guests invited onto the property will be subject to an additional guest fee of $15 per day for day use or $25 per night for overnight guests. You may not be notified in advance. If we observe additional guests on the property you will be charged for those guests immediately.
*Quiet Hours: 10 pm to 8 am Please keep noise to a minimum during these hours out of respect for your neighbors on the property and our bordering neighbors/neighborhood. (The pool is open 24/7, but you must keep the noise down during the quiet hours)
*No Noise complaints. Complaints reported by neighbors or police will be grounds for immediate termination of the reservation without a refund. We ask you to be conscious of our neighbors and community of working-class households. Our neighbors are all great and very understanding so please help us keep them that way.
*No glass in or on the outdoor pool/patio area. $500 pool cleaning fee for broken glass in the pool, or any other pool cleaning that requires extensive cleaning or draining/filling of the pool or resetting pool chemical balances.
*Please wash all dishes or put dishes in the dishwasher before checking out.
*Please remove all perishable food items prior to check-out and take out the trash.
*No tampering with or changing any of the settings on the pool equipment. Including the temperature of the pool. $100 fee per day if the temperature is changed (and yes we can remotely verify/monitor this) + $75 for breaking house rules.
*Fort Lauderdale recycles! Help us help the environment by doing your part to recycle. Recycling goes in the blue bin. Trash goes in the black bins. The green bin is for yard debris only. Thanks!
*Please be considerate of your neighbors on the property. The pool and back patio are shared spaces and we want all to feel welcome to enjoy them. Say hello, help make space for everyone, and clean up after yourself and your group (please don't leave towels, swimsuits, garbage, etc after you use the pool), put patio furniture back where it was, and help us keep things looking great for everyone.
*Do not use white towels for cleaning up messes. Use paper towels, or the mop in the laundry room. Any stained or soiled towels will be billed to your deposit. Please use grey washcloths or make-up towelettes to clean off makeup, again, please do not use white towels for clean-up.
*Violations of house rules will result in a $75 fee for breaking the house rule in addition to any other fee that might be assessed. This is your notice/warning that this fee will be assessed.
**Violations of house rules are also grounds for immediate termination of the reservation without a refund. Please ask for permission prior, we are much more accommodating when asked up front than if we find out during or after.


It is unlawful to allow for a sexual offender or sexual predator to occupy this residence.
