This 102 year old Victorian style home has been fully restored with top of the line environmentally conscious materials, the home is perfectly located 2 miles from the locations of both SXSW and ACL.

Located in the front of the house, with a private entrance off the front porch, this bedroom features 9 foot ceilings and 3 large bay windows looking out over the front lawn and side garden. It also has a small sitting area in front of the windows, a ceiling fan, a 26' flat panel TV with cable & DVD player, and a clock radio with an iPod dock. The master bath has a large walk-in shower big enough to share, a heated tile floor, and a large vintage mirror. A stained glass window lets in light, but maintains privacy.

The guest bedroom has a ceiling that slopes toward the back of the house and features a 1920's metal frame double bed. This cozy, private room with a walk-in closet opens to the living room on one side and a lovely period bathroom on the other. There's a full-length antique mirror and a little sitting area with an antique platform rocker. This bedroom also features a ceiling fan, a 26' flat panel TV with cable & DVD player, and a clock radio with an iPod dock. The bath has a refinished vintage clawfoot tub with a shower attachment and a beautiful vanity made from an antique tile and marble washstand. This bath also has a stained glass window and heated tile floor.

In the fully-furnished kitchen, the sink and built-in ironing board closet came out of the owner's grandmother's house and were refurbished for your use. Due to the unusual nature of the antique stove, for your safety, we have provided a counter-top convection oven and a microwave oven to use in place of the antique oven, but the cook top has been retrofitted with 4 electric burners. In addition, you'll find many modern energy-efficient appliances: dishwasher, garbage disposal, ice maker, toaster, coffee pot with timer, hot water pot, and a blender with a frozen Margarita recipe handy.

The gardens surrounding the Heritage House and the other 2 buildings on the property, planted in native flowers and shrubs, are open for your use. Ancient Pecan, Live Oak, and Red Bud trees provide ample shade. Exclusive to the vacation rental is an antique Brick Patio (with an interesting history) with a 3-tiered Fountain and native plants, under a hundreds-year-old live oak. A crushed granite Walkway circles the grounds where you will find shaded seating and tables and another large lighted, arbor-covered patio sitting area for your use. In the rear, a Rock Patio has seats and tables made from huge salvaged architectural stone pieces found on the lot. It sits next to the Oriental Garden featuring a dock and bridge, fountain, waterfall, and Koi Pond. Behind the Oriental Garden is our on-site caretaker's residence.

Most of all, I want to emphasize how wonderfully perfect this place is for us. It’s homey. It’s warm. It’s astonishingly well laid out with names for lights, notes for everything all to make it incredibly easy for newcomers to use and enjoy. Plus the home functions so beautifully: the bathrooms, the kitchen, the sitting areas. All delightful.



Your place is sublime. You should charge more. Only between us and in the interest of helping your home live up to its astonishing charm and warmth and ease, I hope I can make a small suggestion - maybe add a few kids shows to the cable TV package. That’s it. I also should add how much I love the Austin magazines and your notes on many pages. It really makes one feel at home. We will be sorry to leave. Very sorry indeed.



I should add one other thing. My only serious concern is this find has set the bar so high, I don’t know how I’ll match it when I look for other places -not in Austin of course where you will be our first and only choice- on HomeAway.com in the future.

Sweet South Austin Gem

We stayed in this quaint cottage for the Austin Formula 1 Grand Prix. The house is lovely, comfortable, and very well appointed. The owner takes obvious pride in this family heirloom, and went our of her way to provide a wealth of information about Austin. She even left us special information about the weekend's Grand Prix events.
The two bedrooms provide privacy with en suite bathrooms. The gardens are beautiful and well maintained, and front and back porches are welcoming.
The location was great. We were able to walk into downtown Austin, but also enjoyed being just steps from a great coffee shop, the fun trailer park food trucks, and a number of very good restaurants. We highly recommend this house as a great place to stay when visiting Austin.

We enjoyed our stay somewhat at your rental. On the positive side it was very well located in Austin.<br/><br/>The main negative outside of having no hot water on the Saturday morning of a wedding we were attending was the lack of privacy in the front bedroom. There is no easy way to shut the drapes/curtains in the evening when after dark. With lights on in that room folks outside can see through the lace "curtains" and it is not possible to darken the room from outside street lights. Our only option was to undress in the dark or bathroom. Also there was no bar soap in the showers. Men appreciate having that vs body wash or scrub. This was our first experience with a rental. Considering the above, next time we will probably opt for a hotel. <br/>Your staff was very accommodating and courteous. Thx

Thank you for your notes about the shower curtain, we have actually installed hooks in the shower to keep the curtain closed and updated the house guidebook with this info. Correct, we do offer a started supply of products (dish soap, detergent, shampoo,etc) however we have not included body wash, only the soap. We have followed up on the hot water issue, a breaker did blow during your stay unfortunately, this should not be a problem going forward. We are glad you enjoyed the location of the rental home. This little house is walking distance to some of the best dining spots in Austin-Sway, Lenoir, Elizabeth st cafe-are all around the corner. As are the food trailers. The house itself shares a lot w 2 other properties. It's well maintained and a lot of basics are provided for cooking as well as in the bathrooms. There are detailed explanations for how everything in the house works, as well as suggestions for what to do in Austin. The house was spotless when we arrived-our 8 month old baby crawled all over the floor without gathering dust..

Parking for RV/Boat/Trailer: Lots of parking at the back gate where a dead-end street ends with no nearby houses.
