The West and Southern parts of the property are met by Marco Island's canal ways. Our most sought-after southwestern exposure gives you ample sunlight throughout the majority of the day. Sit and lounge by the pool or take a chair to the canal and watch the many boats travel by. Don't want to watch your neighbors enjoy all the boating fun? Bring your own or rent from a local marina and tie up to your large dock! *Must be approved by owner prior for small additional fee* Perfect for entertaining, your modern coastal home has two separate living areas. Both giving unmatched views of your heated pool and canal. Each living space is fitted with a mounted HDTV flatscreen to entertain your toddlers or cheer on your favorite sports team. We know you'll be visiting Marco Island to enjoy it's well known and highly rated restaurants but for those who prefer a meal at home, we have you covered! Your kitchen has upgraded granite countertops and is completely outfitted. Whether you just want to enjoy a cup of coffee and watch the sunrise or cook up a fresh fish filet from Lee Be Fish to enjoy with your family on the pool deck (If you know, you know. If not, our hosts are here to give you all the best local recommendations to make sure you experience the best things Marco Island has to offer!) If we haven't sold you yet, I'm sure this will. Two of the four bedrooms are furnished with King beds while the other two have Queen beds. Comfortable beds and dressed with luxury linens. Your master suite has a King bed, w/ DirectTV, double vanity, over-sized walk-in shower, and private sliding doors to the pool deck. The second bedroom has a Queen bed, DirectTV, and access to shared guest bath, and sliding doors to the pool deck as well. Bedroom 3 fitted with that second spacious King bed, HDTV, and located near bedroom two next to the guest bath with double vanity, and shower/tub combo. Bedroom four has the Queen bed and located near the remaining half bath. We also have bikes, fishing gear, and beach chairs for your use.

Great location and great view

Southern Exposure was wonderful. The pool gets full sun most of the day and the location of the home is perfect. The house is very spacious and included everything we needed to enjoy the trip - even chairs and an umbrella to take to the beach. The only issue we experienced was with the A/C on the side of the house with the primary bedroom. The thermostat was locked at 72 degrees and that side of the house was always noticeably warmer than the rest of the house. I didn’t reach out to the property management company because we were able to move to another bedroom, but it could be an issue for those who prefer it cooler in the house. Leaving my rating at 5 stars though because we thoroughly enjoyed our stay!

Perfect Stay All Around

This house is better than the photos, with tons of living space, an unusually large yard, and great pool area. From the kitchen to the garage, the house is fully stocked with every imaginable thing for cooking, playing and relaxing. The wide canal is full of dolphins and sting rays, and the dock is easily accessible by boat if you’re renting or bringing your own. Location is very central. Best of all, the manager is responsive and very helpful. Every question and request was promptly addressed. Would definitely stay again.

Perfect for two couples

We loved our stay at Souther exposure! It was perfect for two couples as it had king beds on opposite sides of the home and the pool in the middle. It is an older home but with the many updates like the master bath and kitchen it felt like new. The location was great as well, easy in and out of the island. We did have one small issue with the pool pump but Hannah from Edgewater Realty, LLC was great! She was very responsive and handled the issue right away. We will defiantly be back!
