First Light Cottage is truly a dream for boaters and kayakers alike with over 150’ feet of waterfront and a state of the art dock and mooring. Its prime location on the Sheepscot River puts you just minutes from the open ocean, yet securely nestled in the mouth of the Sheepscot for protection as well as easy access to Boothbay Harbor and downtown Wiscasset. On the waterfront is a private, state-of-the-art deep water dock, 100' pier, and float with dinghy ramp for enhanced ease and safety. The float offers at least 8’ at mean low tide and for deeper draft, you can tie up at the mooring. Also located on the pier is a fabulous boater's shed to store all your gear, making water excursions a breeze. A mooring just off the dock is also included with the rental. The cottage is nicely perched on a slight hill just above the Sheepscot River offering fantastic views. The waterfront is private to the cottage just a quick walk down the hill.
The spacious cottage will comfortably accommodate up to 8 guests with three comfortable bedrooms, three large bathrooms, and a bonus sleeping loft. Nearly every room in the cottage features spectacular water views.
MAIN LEVEL: A spacious, open and airy great room w/vaulted ceiling and floor to ceiling windows which enhance the spectacular view of the waterfront. This level also includes a separate TV room, nicely appointed kitchen with top of the line appliances, a large screen porch that serves as the dining room, and master bedroom and bathroom. Perched above the great room is a sleeping loft which is accessed by a large handcrafted staircase (not by a ladder).
KITCHEN: Large kitchen w/ample custom cabinetry, breakfast bar, soap stone sink, gas cooktop, double wall ovens, large capacity stainless steel refrigerator with in-door water and ice, dishwasher, microwave oven, Keurig coffee maker, toaster, blender, lobster pots and much more.
DINING ROOM: Just off the kitchen, a newly-built three season porch acts as the cottage dining room. It features a vaulted ceiling and beautiful dining table which seats 10.
LIVING ROOM: With a lovely view of the waterfront, this room has a sofa, armchairs, flat screen TV, DVD player, and bookcases with a selection of books, games, and DVDs.
MASTER BEDROOM: A large room with a newer king-size high quality mattress, quality linens, en suite bathroom with oversized luxury shower w/multiple shower heads, his and her cedar closets, dresser, vaulted ceiling w/ceiling fan, and air conditioner for uncommon warm evenings. Off the master bedroom is a private screened porch with seating for two and view of the Sheepscot- perfect for morning coffee or a book before bedtime.
LOFT: The sleeping loft is perched above the living room with unmatched views of the waterfront. It features twin beds and cubby storage for clothing. The room is easily accessible by a large hand-crafted staircase (not a ladder). A large capacity LG energy star air conditioner is located in the loft and cools the entire first floor (although rarely needed with the cool ocean breezes off the waterfront).
GARDEN LEVEL: Bedrooms two and three are located on the garden level. BEDROOM TWO: Features a queen size bed with linens by Laura Ashley, en-suite private bath w/shower, and French doors leading to a large deck with incredible water views. BEDROOM THREE: Features a queen size bed with linens by Laura Ashley, direct access to the garden level deck and just steps to a large hall bath w/oversized shower. This floor also houses the laundry area featuring new Maytag front load washer and dryer, and a storage area for suitcases and beach/party supplies.
EMERGENCY GENERATOR: A nor'Easter headed our way- no worries! The cottage has a new Generac automatic whole house generator to keep the vacation on track!
WILDLIFE: It is not uncommon to see mature bald eagles and their offspring perched in the tall evergreens just feet from the deck. You’ll also enjoy observing harbor seals, waterfowl, ospreys, and many song birds.

LOCATION: First Light Cottage is located at the southern end of Westport Island about 7 miles from the Westport Island Bridge on a private dead end road. The island itself is quiet and serene with walking trails, two nature preserves, as well as a quintessential Maine lobster co-op where you can purchase the day’s catch right off the dock. The local lobstermen love to chat and you can meet the dock dog 'Why Not Willie'. Westport Island is an ideal mid-coast location as it is close to many wonderful Maine attractions such as the Town of Wiscasset village, known as Maine’s prettiest village and home to Red’s Eats (voted Best Lobster Roll by pretty much everyone!), the Town of Bath, working waterfront and home of Bath Iron Works, the town of Damariscotta, the Maine Botanical Gardens, Freeport Outlet Shopping, and the coastal destinations Boothbay and Camden. Reid State Park, one of the best state parks in Maine, is a nice coastal drive away.
WESTPORT ISLAND: The island was settled in the 1700s and was originally part of the town of Edgecomb and known as Jeremisquam. Westport was incorporated as a separate town in 1828. Island history includes colonization dating to the 1600s, and a role in the Revolutionary War, the War of 1812, and the Civil War. There are more than 70 cemeteries dotting the Island and numerous private structures with historical significance. The history is a source of pride, and an attraction for geneaologists and historic preservationists. Westport Island is accessible via a bridge opened in 1972 connecting to the Town of Wiscasset. It’s an 11-mile island, covering an area of approximately 25 square miles, surrounded by the Sheepscot and Back Rivers. It is a self-contained neighborhood of sorts, because there is little reason for those who do not live, summer or vacation on the Island to visit. There are few businesses, no fast food restaurants or chain stores. For the most part, development has let the Island be. State Highway Rte. 144, the main road, snakes along the rocky spine of the island. Trees border much of the road, giving only occasional hints of the tidal rivers and coves that give the Island its natural beauty. The road itself is the only ingress and egress to the Island. As a “dead end” without views of the island’s surrounding waters, the Main Road effectively contributes to the quiet and serenity — even when State Rte. 1 is brimming with non-stop summer traffic and noise a few miles away. Being off the beaten track makes the Island a home for those who value privacy and for those who want to be a part of a small community with qualities of a simpler time.Beyond its historical attractions — the North End Lobster Co-op, a handful of hiking preserves, the Historic Squire Tarbox Inn, and the newly opened public boat ramp are the most common reason for visitors to venture onto the Island is to seek a respite from every day life and spend a week or more in one of the coveted vacation cottages available for seasonal rental.
FIRST LIGHT: The cottage was named First Light in recognition of the incredible sunrises which can be enjoyed from nearly every room. Situated on the Sheepscot River at the southern end of the island, the cottage is located on a quiet dead-end road and offers incredible views of the Maine coastline. . If you go off island, you can quickly find many fine area restaurants including a huge lobster roll at Red’s Eats (Voted Best Lobster Rolls time and time again-Google it), Sprague's Lobster, Cook's (voted best seafood)-more. Great sandy beaches and swimming at our state parks w/in a 30-minute drive (Reid State Park and Popham State Park-fee charged), museums, and Mid coast sightseeing. A short drive to Boothbay Harbor, Camden and LLBean, Freeport Outlets! Midcoast Maine offers many festivals, gatherings, harbor seal watches, water adventures, craft fairs, sailing & fishing charters, more.
