Fun 3-Bedroom, 2-Bath, beachfront home very close to Alligator Point Marina. Covered porch (without screening) with relaxing view of the best beach on Alligator Point! Beds: 1 King, 1 California King, 1 Twin bunkbed over Full. Televisions: 5 total - 1 large HD in living room, 1 in each bedroom, and 1 wall-mounted, flat screen in kitchen/dining area. High speed internet service with wi-fi.

Weekly rentals are Friday through Friday. Cancellation Policy for Weekend and Weekly Reservations: If cancelled more than 60 days prior to arrival, deposit is fully refunded; if cancelled between 30 and 60 days prior to arrival, there is a 10% cancellation fee of the total rental amount. There are no refunds if reservation is cancelled less than 30 days prior to arrival.

Cancellation Policy for Stays Longer than 14 Days: If cancelled more than 90 days prior to arrival, deposit is fully refunded. There are no refunds if reservation is cancelled less than 90 days prior to arrival, unless the same unit can be rented for the same dates at the same rate or greater. If unit is re-rented at a reduced rent, any difference in the re-booked rate will deducted from the refund of the deposit.

Payment Terms: Checks are preferred, but we also accept: cash, VISA, MasterCard, Discover, travelers' check or money order payable to Harbor Point Vacation Rentals. There is a $20 charge for all returned checks plus the cost of collection. A deposit of 1/2 of the total rental amount (rent, taxes & fees) is due at the time a reservation request is made. Any outstanding balance of the total rental amount is due upon arrival. The Guest is responsible for all charges for damage and excessive cleaning of the unit caused by the guest. Reservation fee of $75 will apply. Sales tax of 9% for all rentals less than 6 months' duration.

Weekend rentals are any 2 nights during the week (not restricted to Friday, Saturday or Sunday), and are subject to availability at participating properties. Third night is discounted for weekend stays. During Peak Season, weekend rentals are accepted no sooner than 15 days prior to arrival. All rates and fees are subject to change. Holiday rates for Memorial Day, Fourth of July, Labor Day, Thanksgiving, Christmas and New Years' Eve may be higher than published rates and a minimum stay may be required.

This was the second time we stayed in this house. It has a new owner and has been redecorated and updated in a relaxing contempory style...much different than the first time we were there. The kitchen is the best equipped of any rental we have ever stayed in and there have been lots of them over the years. The appliances are older but well maintained. The utensils, dinnerware, and cookware are plentiful and top of the line. The open floor plan is wonderful and the sunroom has great views of the Gulf, just what you need for the free dolphin "shows" that occur on most days. It was a little cool to enjoy the deck most of the time we were there, but on the days we could be outside it was great. There is even a little porch swing hanging under the house. The property is near the end of Alligator Point, right across from the marina and the condos at the marina. It is very quiet at this time of year and there isn't much traffic.

We found the property very clean and well-maintained. The new owners still have a few things to update, but it is well on it's way to being one of the best 3 bedroom rentals in the area.

We were there for a month. During that time a few things needed attention and all it took was a call to the Harbor Point office and the requests were promptly attended to. I mentioned that the baking sheets needed to be replaced soon, not asking that they be replaced immediately, and the next day someone from the office was knocking on the door with two new baking sheets in hand. One evening the temps dropped below freezing and we received a call from the office to make sure we knew it and warning us to watch for slick steps and decks the next morning. The was the 5th time we have rented from Harbor Point and we will continue to do so as long as our health permits us to travel to the area

I would highly recommend this property to a friend or relative.

We went south to get away from the brutal winter here in Indiana. We spent a lot of time reading and doing puzzles...just relaxing. We have been in the area before so we didn't do a lot of sightseeing, but we did eat out. We especially enjoyed the Inn at Edward Ball Wakulla Springs State Park, Sopchoppy Pizza Company, The Coastal, and Hanaknocker's BBQ. We also found the folks at Ochlochonee United Methodist Church to be friendly, they made us feel very welcome.

Hope to return to Breakpoint in the future.
