Our place is a renovated traditional Kyoto style 100 year-old townhouse called Kyo-machiya nestled in the central Kyoto - 2 min walk from Gojo subway station and Karasuma-Gojo bus stop, 10 min walk from JR Kyoto station. Despite the convenient location, the neighborhood is very quiet due to the taller apartments that surround our property and the residential area that circles our place.

The traditional Japanese houses do not have what others call 'bedrooms'. Instead, we have multi-functional rooms that can be used as dining room, bed room, guest room, tea room, etc. as futons can be easily folded and put away in the closet to maximize space usage. We have 4 rooms, 2 on the ground floor, 2 upstairs. 1 up-stair room is air-conditioned for maximum comfort, 2 other rooms, 1 up and 1 down, can be used as bedrooms with fans and oil heaters. In the extreme hot months, use the two air-cons and close all the windows that cool the entire facility. Each room can sleep 2 persons. So 4 persons will be good for the space, however if you don't mind the limited space, 6 persons can sleep here.

Free mobile phone rental (call only with 3,000 yen credit - you can add credit at nearby participating stores), free internet Wifi. Gas-powered kitchen stove and rice cooker, microwave oven, refrigerator, washer/dryer, shower/bath tub, hair dryer. No beds but we will provide the futon with clean sheets and towels (bath and hand). We provide only biodegradable and chemical-free soaps/shampoos/conditioners/house cleaning products.

Duration of rental:

We only accept guest who spend at least 3 nights. Please make an inquiry for stays over one week for discounted rate during low season (January and February).

Rental Agreement:

Regardless of the duration of the rental, we would like you to read, sign and return our rental agreement before check-in.

Check-in:

We have a key-box just outside our door. Once you arrive, you will need to open the box with a given code. The standard check-in and check-out is noon. If you need to check-in earlier or check-out later, just ask the owner upon making the reservation.

Access:

From Kyoto Station - it is probably the easiest to use a taxi

Osaka (Kansai Internatinal) Airport - you can either take a Haruka express JR train to Kyoto station and take a cab or have us book a mini-van shuttle bus that comes right to our house alley (3,500 yen per passenger NO booking fee, NO tips - payable with credit card to the driver)

*Some past review mention about the bike rentals, this service is unfortunately terminated to better engage with our neighbors. However, there are bike rental shops within 5-10min walk.

Top Class Machiya!

This is my second experience staying over Machiya in Kyoto. It was an upgrade in every sense.

We came in group of 5 spending 4 nights in Kyoto. We have no problem locating the place after following the instructions closely given by Mr. Masaru. Check in was quick and simple. It will still be easier to wave a cab from Kyoto station if you have big luggage.

It has 3 rooms (1 ground + 2 upstairs, 1 of them has air-conditioning) with the living room/kitchen can be double up as another room. The futons were so comfy we found ourselves overslept all the time. The tatami mats made the place feels like million dollar paradise. Note to persons above 5'9, watch your head going upstairs. Now we (non-local) understand how to learn to bow.

There's a friendly and fantastic noodle shop about 2 minutes slow walk which serves the cheapest Udon in Japan (from what I know), 24-hours Fresco, pharmacy, Lawson(x2) and 7-Evelen all within less than 5 minutes walking distance.

The hosts are friendly and speaks very fluent English. They left us maps and valuable infos and tips to get around Kyoto.

The place is very close to Gojo subway station. But we did not have a chance to use them because of those TOP-CONDITIONED bicycles! To say it covers a lot more ground than walking and bus/train was an understatement. In one of the 3+ hours ride from a late afternoon we managed to cover a shopping arcade, Philosophy Paths, Heian Shrine, Yasaka Shrine, Gion areas and whole stretch of river in and out of small back lanes, and then stop by Yodobashi for take-away dinner.

It was a blast during our trip, even with elderly who can only walk a little. My group members have no previous experience with apartment/house renting and they felt like this is their own holiday villa.

We are missing Fresco already, not to mention the machi, Nishiki market food, giant chestnuts, fishcakes, Udon, bakeries, coffee, sweets, ice cream, beers, plum wines, salmon, Daiso ..... and on and on...

I will definitely recommend everyone to stay at this place. Can't wait to go back next year, or maybe sooner!

We stayed here for seven days in April 2013, and the townhouse was exactly as represented on Homestay. Aesthetically beautiful, there is thought and consideration in every aspect of the property design and layout. It gave an authentic experience of living in modern Kyoto, while staying in a traditional and beautifully restored building. Compared to staying in a hotel, this was a fabulous alternative.

As for any Japanese property, the building is on a small scale, but as a family of four (two teenagers) we had plenty of space and found it more than comfortable. Security was great, both in the property and the local area, and the place was spotlessly clean. There was an ample supply of linen and towels; having a washing machine half way through our Japanese sojourn was also very handy. Little touches like the container of umbrellas by the front door were especially appreciated.

The property is in a quiet suburban back street - well worth wandering around the local area for unexpected restaurants and sights - with amenities close by; a 24 hour supermarket which was very handy, and plenty of places for breakfast, lunch, and dinner. It's a little way to the centre of Gion, but we preferred to stay in a "locals" area, and take the bikes as needed to the more touristed spaces.

Kyoto is a city meant to be explored by bicycle, which is the transport mode of choice for locals. It was fantastic to slip into the commuter stream, and see how pedestrians, cyclists and motorised vehicles can happily co-exist on both roads and footpaths. The bicycles supplied with the property were lovely commuter bikes; sturdy and easy to ride for all.

Our stay at this property ran without a hitch. There was someone there to welcome us when we arrived, and to explain the workings of the property and the area. We were also able to contact someone for assistance as required while we were there. We would have loved to be able to stay in Kyoto longer, and if we are able to return, we would definitely stay here again.

Some reviews talk about the bicycle service though we unfortunately terminated the service in June, 2013. However, there are rental bike shops within 5-10min walking distance.
