Near H.I.T.S., Woodstock, skiing. Many original details including wide plank oaks floors in a sun-filled country kitchen. Guests can sit on the porch and overlook the property's meadow and gardens while the kids catch frogs and fireflys. The property sits on a quiet country road and has an open grassy area for play as well as meadow, marsh and wooded terrain. Huge catalpa trees provide nature's perfect jungle gym and also a branch for a tree swing. Kids can invent games in the playhouse.

The FARMHOUSE: After looking at over 75 properties we fell in love with this farmhouse and after many obstacles were able to call it our home. Fixing it up has been our labor of love for over 20 years. So many of the original details remain and we have furnished it with a mix of primitives and contemporary pieces. We are a family of artists and have decorated the house with our artwork and our favorite flea market finds. The kitchen is bright with original wide pine floors and well equipped with the cookware you might need to make a big pot of soup with the garden's harvest. There are four bedrooms upstairs (with a pack and play available) as well one of the two bathrooms.

The GROUNDS: We hardly ever leave our property once we settle in. There is always something blooming in the yard or garden. Our daughter loves to play restaurant in the playhouse my husband built, or swing on the tree swing out by the barn. Playing in the stream-catching frogs and fireflies are favorite activities. There is open space to play as well as a wooded area, meadow and gardens--all easily seen from the porch where you can relax with your coffee or favorite cocktail.

Throw some seed on the feeder and wait for the neighborhood birds to gather--including a few variety of woodpeckers and finches. Be sure to keep on eye out for the turkeys passing through the yard!

Winter usually brings snow enough to sled on a tiny hill next to the house. Making a bonfire and watching sparks fly up into the clear, crisp, star-filled sky has been a New Years tradition for our extended family for many years.

The AREA: It's the Catskills! It's Woodstock! You probably know all about the area. Even still there are always new places to discover--the falls- the quaint park on the Hudson-the swimming hole with the rope swing. The area boasts 4-star restaurants, and fabulous theater as well as folk, rock and chamber music. You can launch your kayaks and paddle out to the Saugerties lighthouse for a swim and picnic or spend the day watching equestrian competitions at H.I.T.S. Woodstock has a rich musical history --Big Pink is a stones throw away-- and though Levon Helm of the Band recently passed away his daughter still hosts the MIdnight Ramble. Check out the Woodstock Film Festival, one of many festivals in the area. Everything you might want to do is close by, yet you dont need to leave the peaceful stream-side property to feel renewed.

We had an amazingly wonderful time at the upstate house. We all agreed that it was a total score + so perfect for a relaxing weeking upstate. I hope to be able to make use of it again. I brought along my 2 yr old daughter, + she just loved the outdoor play house!

Just what we needed

What an awesome time we had this past weekend. It was just what we needed to end a very stressful time. I think my husband is a new man! The house is amazing, just what I would think a charming farmhouse should be. The house is very clean, bright and cheerful.the property was fantastic. Country live at its bes, we had our morning coffee sitting on the front porch listing to the babbling brook that ran through the center of the property. My husband and I loved the hammock and my daughter love the rope sing hanging from the big tree just outside the barn. We enjoyed hikinging the woods as much as walking through the charming town. The perfect place for a relaxing time out of the city. I highly recommend the wonderful farmhouse!

Christmas in the Woods!

I came to the farmhouse for Christmas with my family, including my parents, sisters, and a couple of kids, and it was an unforgettable time! The property is just secluded enough, and the pictures of the house don't quite do it justice--it's so charming and warm. The bedrooms are well decorated and all of the beds were comfy. Our favorite room was definitely the spacious, sun-filled kitchen--we spent a LOT of time there cooking, or just talking, and my mom completely fell in love with the chickadees and titmice that would come for bird feed by the window every morning (and the shy cardinal that would show up if we were quiet enough). She even saw a deer leap over the ridge just out the window.

At night we'd build fires in the excellent fireplace, and in the afternoon it was great to sit on the porch with a cup of coffee and a blanket, looking out to the beautiful lawn and the peaceful stream. I would recommend the beautiful and fairly easy hike i went on with my father in nearby Sloan Gorge Preserve, which is in the direction of Indian Head mountain (what a backdrop!). The playhouse is perfect for kids, and luckily very visible from the kitchen so my sister could keep an eye on them playing.

Overall it was a warm, cozy house with plenty of space for 7 people and enough to do for 3 generations! I'd love to be back in the spring or summer so i can see the flowers in full bloom :)

Its always great to hear that folks enjoy those special things about the house that we love too. Seeing the birds come to the feeder, especially sitting with a cup of coffee and a sketch book, is my favorite thing to do. There is a great variety of birds including owls, woodpeckers,turkeys and hawks that frequent the property as well as other wildlife.
My husband built the playhouse so he is always happy when it gets some use.
We love to have fires and often use the fire pit outside to celebrate the new year or to keep warm while we watch the night sky. thank you again! --m

Charming and Relaxed

This home is a fabulous find for any traveler who wants a relaxing Catskills experience. The farm house is welcoming (as is the owner), very comfortable, and well equipped with a stocked kitchen, two bathrooms, four bedrooms (1 King, 2 Queens, and a Single), a low slung living room (with fireplace, TV in cabinet, and Wi-Fi), and both an enclosed and open porches for sitting. Ancient trees, a bridged stream, plenty of yard, and a mountain setting make this stay a real treasure. A fun, wooded 1.5 mile hiking experience is available within walking distance of the house, just west on Stoll Road.

Great Weekend Getaway

This house is a perfect weekend getaway in the Catskills. It is very private and the property itself is gorgeous. It is also just a short drive into town if you want to explore or shop. The owner is fantastic to work with and the house is very kid friendly. I will definitely be back!

The perfect place to relax

We have stayed here twice last year - the place can't be beat for its relaxed and homey feel. The rooms are comfortable, clean and light. The kitchen is well stocked with everything you need, and the grill is set up an ready to go. The garden is perfect for kids to run around - with a stream to poke around in, a couple of swings and hammock to swing in, and a playhouse too. We will definitely be back.

Our 1850's farmhouse sits on a quiet country road where 2 small streams connect. The porch overlooks the yard with lilacs, forsythia and peonies. A short walk across the stream brings you to the vegetable garden with tomatoes and herbs ready to be picked. Out by the barn a tree swing and hammock with a mountain view beckon. Though the house is in a remote location we are just minutes to the center of famed Woodstock--known for its 'hippie' vibe, music and art scene--join the weekly drum circle. In the other direction is downtown Saugerties where you will find an historic river town-its many antique shops a testament to it's rich history. The beauty of this area is well documented by the Hudson River School painters--Kaaterskill Falls and Thomas Cole's house Olana are nearby. Fishing and tubing in the Esopus, hiking and skiing, boating and swimming at sandy riveredge beaches or local swimming holes as well as golf, and tennis are all close by. Garlic festival-horse shows--here!

Additional information about rental rates

Fees And Taxes $90 cleaning fee as well as a refundable damage deposit of $250. The deposit, or part thereof, will be returned in about 2 weeks. Sometimes exceptions can be made for a group of more than 8 but an additional fee will be added if there are an unusually large use of towels and bedding. ($10 pr. person) There is also a "return" fee of $10 in addition to mailing costs to return items left behind.
Notes Weekends are typically from Fri. eve through Sun. eve. A week usually includes one weekend. Arrival and departure dates are flexible and costs vary according to the specifics of the reservation though the rates listed here are a good guideline. All rates are subject to change until reservation is confirmed. More info about the house and area will be sent once payment is received.
Full payment is due to secure the dates. For long rentals the payment can be divided into half or thirds.

Notes:
-Only obstacle to elderly/infirm is the fact that there are steps to the house and steps to bedrooms. The porches are great places for elderly to sit and watch the fun. -smoking outside only -a fire pit out by the garden for campfires and scary stories -playhouse for kids and lots of toys -kiddie pool and sprinkler -vegetable garden --yours to pick we have a big cast iron sink--but no dishwasher NOTE- we often allow pets and have a cat that travels with us on occasion--something to consider if you have allergies Note also--as everyone seems to have cell phones we have discontinued our phone service.
