There are four bedrooms, three bathrooms, two living areas, and a dining and separate breakfast area. The home has air-conditioning and all rooms have a ceiling fan.
The large living room has a high ceiling, two sofas and a chair, a 60 inch TV and a dining table with six chairs. The family room and breakfast area are next to the kitchen and face the pool.
All bedrooms have walk-in closets. The large master bedroom has a 6ft wide bed, a 42 inch TV and an en-suite bathroom. The second bedroom is downstairs and has a 5ft wide bed, a 32 inch TV and a bathroom next to it. The other two bedrooms each have two twin beds, one room has a 24 inch TV and they share a bathroom.

We are Siobhan Leahy and Dylan Wiliam. We met as maths teachers in London over 30 years ago. Siobhan retired as a principal in 2010. Dylan was a professor at Kings College and the Institute of Education in London until 2010 and now works as an educational consultant.
There aren’t many villas south facing on a lake in Kissimmee, and we looked at lots of properties before we bought this one. We are gradually improving it because it is our winter home. There is new furniture, some new pieces of art, new A/C and a new lining on the pool.
We just left after an amazing week at this villa. We stay in Orlando every year and as a family of 6, we need a lot of space. This home is beautiful! It is stocked with everything you could possibly need. The pool deck is so peaceful and beautiful especially early in the morning. The owner was great to deal with. With that said, we do have some complaints. The management company is awful! You cannot get in touch with them on the weekends. We had wi-fi, but they didn't give us the password, so 4 kids and no wi-fi all weekend- when we finally reached them on Monday, they had to send someone out instead of just giving us the password over the phone. We were told there was a gas grill. When we got to the house, it was all locked up. When I asked about it, I was told they knew nothing about it. That was it...end of discussion. There are notes all over the house which threaten to charge you for everything! "If you stain a towel or sheet, go buy new ones or you will be charged" - Don't call us for something silly, or you will be charged! To me, the kicker was the notes that said you need to wash as much of the towels and bedding as you possibly can (or you will be charged) and leave the house as clean as it was when you arrived. Now I understand leaving the house neat, but I shouldn't be responsible for doing all the laundry and then they have the nerve to leave a tip envelope out!! None of this is a reflection on the owner. I often wonder if the owners even know how management companies run their homes. The only other issue were the large black cobwebs hanging over the front door and the windows above the front door were incredibly dusty and dirty as was the landing headed upstairs.
We would definitely rent this villa again if we didn't have to deal with the management company. Thank you very much for sharing your home - My 6 year old didn't want to give it back!!

We are a family owned property management company, in business for over 15 years and have had thousands of guests staying in the villas we manage. We have open our office Monday thro’ Saturday. We are in the tourist industry and need to be available 24/7 so we provide and hand to guests an emergency out of hours number. This number goes to one of my staff or myself on a rotational basis so we are able to help guests. We do not understand why the guest is saying "you cannot get in touch with them on the weekends". This guest came into our office on Saturday and registered, and also phoned the emergency number on Saturday evening, because they could not use the gate code. There was no problem with the code and we were able to help them read the instructions correctly.
The Federal government last summer advised all Americans travelling on vacation to be careful using WIFI, as unscrupulous people were removing money from their bank accounts. As a result of this, we are very protective of passwords and do not give them over the phone. This guest did not advise us of a problem till Monday and we immediately sent over a member of staff to the villa to resolve the problem. We were not asked about the gas grill (that is locked up in the garage for H&S reasons) until later and as soon as we received permission from the homeowner, we sent a member of staff to move the BBQ from the garage.
Florida State Law requires us under chapter 509 to obtain a copy of government photo id and a security deposit. 99% of guests use credit cards as a security deposit. The credit card companies instruct us we must inform the credit card holder of possible charges if damage is caused to the homeowner's property. The vast majority of guests treat the homes with respect, however a very small number do not. This particular guest did treat the home with respect and of course was not charged anything. The guest has been very misleading about words on the signs and the information book.
We take pride in looking after villas that are owned by families who live out of state. Many guests are extremely happy with the service we provide and return year after year. Please do not be deterred from booking this fantastic villa and receiving great service from ourselves because of this one guest.
The villa may be available when it appears booked because the management company may be able to move renters into another of their other properties if they have not specifically asked for our villa
Rental money will be paid to the excellent local management company in Florida once the rental is agreed. This gives renters prompt support while they are in the villa.
