3 bedroom, 2.5 bath home, with majestic mountain views!

The Shell House

This unique home that we call the “Shell House” was designed by the architect/owner, the late Seymour Rutkin, as a retreat for he and his wife, in a free form shape intended to open the spirit. So one might say it was a true labor of love!

A landmark to local residents, the three bedroom, two and half bath house, sits well back from the road to insure privacy, while the valley views showcase the curved shape redolent of the hills surrounding it.

Being in this modern house is an amazing experience. The light and spaciousness created by the height and window wall, combined with the warmth created by the cave-like interior shape and comfortable furnishings, make it ideal for a gathering of friends and family or for a private weekend for two.

Close to skiing at Plattekill (approximately 8 minutes away), a 19-mile rail trail great for biking and walking (you can rent bikes at Plattekill), the hamlet of Roxbury - on the National Register of Historic Places, the East Branch of the Delaware River headwaters, and the best area farmers market at the historic Round Barn in Halcottsville (open from June – October). Or for activities, tour local art galleries and studios, rent a kayak or canoe to paddle on Lake Wawaka across the road, golf at the Shephard Hills Golf Course or Hannah Golf Course in Margaretville, or horseback ride at Stone Tavern. If you or friends are tying the knot at the Stone Tavern or other local wedding venues, this is a perfect location. A short drive to the areas other Ski Centers as well, Belleayre Ski Center is approximately 15 short minutes, Hunter Mountain approximately 30 minutes away.

All on one floor, the bedrooms line up down the long hallway. The master bedroom has a Queen, one guest bedroom has a double futon and a third bedroom a highriser. A full bathroom, with an inviting Jacuzzi tub, and an additional half-bath is located on the first floor.

The second floor mezzanine (not child friendly please!) gives you that breathtaking panoramic view and a second full bathroom with stall shower and space for an aerobed(s) for teenagers or additional guests.

The house, with additional living area of 1800 square foot terrace, sits above the Route 30 valley and has no immediate neighbors and amazing views. The elegance of the house in this natural setting is landscaping enough. You'll sense nature all around you - a truly unique living experience.

This is not a pet friendly rental. Owner does bring cat occasionally, so if highly allergic, may be an issue.

About Susan Dennison

My husband and I built this house, based on his architectural ideas and designs, completing it in 1996. We spent many happy times with friends and family in this house. Since his death in 2007, I still love entertaining there as well as enjoying the space and the tranquility (I can sit on the terrace and bask in the view for hours), as well as the many activities in the area. You can learn more about Sy Rutkin's work and this house at www.rutkindesigns.com. Sy Rutkin passed away in 2007. I retired recently from my position as Executive Director of a not-for-profit organization in New York City, and now work as a Life Coach and consultant.

After a two year search for the perfect site, we finally found this piece of land in Roxbury. It met all our criteria, of being elevated on a hill, facing a main road, but far enough away to afford privacy, facing south to take advantage of the sun, and had amazing views. It remains the perfect site for a remarkable house.

In this beautiful part of the Catskills, you can enjoy mustic festivals, art galleries, cultural events, auctions, in addition to skiing, golfing, hiking, swimming, relaxing and enjoying the scenery and great outdoors. Broadway stars, jazz, opera, rock, folk, theatre, whatever your taste, you will find it at the Bellayre Music Festival, Festival of the Voice, and other venues. Definitely something for everyone in our welcoming Catskill communities.

An Amazing House!

We (two couples, 3 kids) stayed at the shell house and had a wonderfull time - the area around Roxbury is great and the house itself is both one-of-a-kind and very comfortable. Really spectacular architecture!

We highly recommend it to others. Plattekill and Bellarye ski areas are close. 3 bedrooms and a loft so lots of room but sound does travel in the house. House was very well equipped in terms of kitchen, baths, linens etc. Very good views out on the mountain and easy to navigate in the snow.
