Under 2 Hours from NYC! Completely updated farmhouse nestled between the quaint villages of Callicoon and Jeffersonville in the area known as 'The Beechwoods'. The home is situated on over 20 acres of land featuring pastures, woods, and hills with long-range views, a frog pond, and completely surrounded by original stone walls. A family-friendly second home in the country, under two hours away from New York City, this 1850s Victorian farmhouse served as a boarding house during the civil war. It has transitioned from housing Union soldiers to now serving as a homestead to a young family.
The home comfortably sleeps twelve in its seven bedrooms, including two master suites:
Master 1: Queen bed w/bath ensuite

Bedroom 4: 2 twin beds
Bedroom 5: 2 twin beds
Bedroom 6: twin size day bed
Bedroom 7: Currently configured as an office with a full sized pull out sofa.
The kitchen has a 6 burner Wolf gas range and a formal dining room which seats ten. There is DirectTv in the living room as well as in the master bedroom. The area has very strong cell service including Verizon LTE.
For younger guests, there is an onsite playground, placed on a natural pad of moss, in an area of the yard shaded by 100 year old pines.There is also a working dairy farm next door, and a horse farm across the street for many animal sightings. For adults, there is a brand new chef's kitchen, a wrap around porch with long range views, as well as hiking trails which cut across many acres of grassy lawn, pastures, woods, ponds and hills. An ideal location for writers, artists, nature lovers, families, or anyone who wants to get away from it all for a quiet retreat.
The Beechwoods area is home to the Villa Roma Resort, whose many amenities are available year round. The charming villages of Callicoon and Jeffersonville are each less than five miles away, and offer a great selection of dining and shopping options, including Callicoon Wine and Cheese, Callicoon's year round Farmer's Market, Peck's Market, Matthews on Main, the 1906 Restaurant, Ted's Restaurant, the Callicoon Theater, Mullally's Pub, and several antique shops. The Delaware River flows right by Callicoon, and there are many swimming holes and river rafting operators nearby. The Fort Delaware Museum is also nearby.
Beyond the immediate vicinity, the home is only 15-20 minutes from world class fishing, the Monticello Raceway (and casino), as well as the Bethel Woods Performing Arts Center where many concerts take place for both adults and children. There is also the Woodstock Festival Museum onsite.
We are a married couple with two young daughters who live in New York City and work in entertainment. After we were married in 2006 we wanted to find a place in the country that we could renovate to ultimately house our eventual family. We spend much of the summer and fall weekends here and love the community and the area. There are many second home owners here, many of whom are artists, actors, writers and other members of New York's creative class. There are also quite a few celebrities who live here, but don't ask us where they live, we won't tell you:)

When we toured this house, we walked into the dining room and saw a massive table that could easily seat 16-18 people or so. We both come from large families and could immediately see many generations of our combined families enjoying holidays together here - so we jumped at the opportunity. We also loved the history of the property, especially the fact that it served as a boarding house during the civil war. That coupled with the views and the overall peace that it provides us, and we knew that it was our home.
Sitting on the front porch, you can see miles of rolling hills and farms.
During the Fall, you can pick apples right off the trees in our backyard orchard.
There is no better place around for leaf-peepers. The fall colors are breathtaking.
We came up here for the Labor Day long weekend with some friends, two small kids and our two dogs. The house was perfect for such a large group - the kitchen had everything we needed and plenty of room on the sofas and around the dining table.
Our dogs absolutely loved walking around the woods and trees at the back of the property. The road is very quiet and we rarely saw any traffic, the only detractor was the sawmill at the bottom of the hill which spoiled the ambience somewhat, but you can't see or hear it from the house.
We took a few trips to the local towns for supplies, stopping at the Catskill Market near Liberty and a famers market at Bethel Woods; plenty of local produce for evening feasts.
Highly recommended for a group of friends or large family.
We went to Callicoon for an extended family getaway and this house was great. It was large enough to comfortably fit multiple families with children, it even had some needed items for youngest member (18 month old) like a high chair and pack n play and some toys. The house had all of the amenities that we needed like linens and towels and the kitchen was well stocked with what we needed to cook the extended family dinner on Saturday night. It was very neat and clean when we arrived. Love houses that have a washer and dryer too. Had to interact with the owner a few times and he was very pleasant to deal with and helpful. Loved that it was so close to the Villa Roma (where other family members stayed) where we were able to utilize the playground and some of their other amenities. Loved the porch (although it could use a paint job). With it so close to Jeffersonville, we got to eat at Teds (local diner) and got take out from the chinese restaurant. Would definitely recommend and would consider staying there again.
We hosted a small family wedding in this amazing spacious house, and we could have not asked for more. The nigh before to the wedding, our families were able to spend time together, start a big fire and relaxed throughout the evening. During the wedding, we moved everything outdoors and put up medium size tents on their beautiful lawn. This house and its surrounding land were an absolute delight to all guest, adults and children alike. The owners were absolutely attentive and flexible, we are very grateful! We are hoping to make retreats to this house a family tradition.
We just had an A+ stay at this farmhouse. The property was beautiful with a large (and I mean, extra extra large) yard with a few apple trees and a nice swingset for the kids and the house was very well kept. Clearly not just a rental home but cared for and kept like the owners live there. The layout was perfect with the open (and well stocked) kitchen that looks right into the living room where everyone hangs out. Extremely kid friendly with toys, DVDs, books and even a pack n play. The bedrooms were all situated upstairs and very nicely laid out. The mattresses didn't feel old and deflated and the linens did not feel like leftover from the college years as we have seen in some of the other rentals. We went with 3 families and 5 kids (4 kids 2 and under and 1 4 year old). It was perfect. Only cons are, outside in the shaded areas are a lot of mosquitos by the play set and flies that liked to try and get in the house (so bring bug spray and they had a fly swatter that did come in handy) but it wasn't enough to deter us from spending time outside. And the only few flies that got inside, well.... let's just say we got them. And there's not that much to do in the area, we did go to Jeffersonville and Calicoon but a lot was closed "for the winter". It was fine for us as we just cooked and hung out at the house which was really great. Mike was fantastic, he always responded to our texts pretty much instantaneously at any hour of the day and well into the evening. ANd the follow-up was great. I would HIGHLY recommend and will definitely head back!
We rented the house for the weekend to celebrate my father's 70th birthday. We had adults and young kids in the home, and found that we had more than enough room. The spacious and well stocked kitchen allowed us to cook comfortably for the whole brood. The spacious land allowed the young kids to run all over, play on the on-site playground, and even see some deer in the morning. Down the road, we also got to show the kids the dairy cows and some horses. They were ecstatic! Enough can't be said about the house and the space that it provides. The whole family was able to gather and relax either on the porches outside or in the living room on the big sectional couch. The whole house was very nicely maintained and decorated. The views of the surrounding farmland were truly beautiful. The only downside is that my sister's in law broke two wine glasses, but that just shows you how much fun we had! I found Michael very responsive and easy to work with. I highly recommend this country getaway.
This is an amazing property and location and the owner is very responsive and informative about local goings-on. Three families stayed with 6 kids total and the house was perfect, spacious, well-maintained and well-provisioned. We can't say enough kinds things about property. Plus, Callicoon is a wonderful area. Rolling hills and beautiful farmland.
The villages of Callicoon and Jeffersonville are both five miles away and feature year round farmers markets, wine and cheese shops, bakery, grocery, antique shops, pubs, ice cream shops, and both fine and casual dining. The Villa Roma Resort is 2 miles away and provides year round entertainment such as golf, swimming, horseback riding, skiing and snowboarding, fitness center, restaurants, nightlife, etc. Our home is located in the area known as 'The Beechwoods', which is among the most desirable areas in all of Sullivan County.
The broader area is also renown for it's trout fishing and is also minutes to the Delaware River where river trips on tubes, kayaks or canoes await. Also located 15 minutes from the Bethel Woods performing arts center, and twenty minutes from the casino gaming at the Monticello Raceway.
