This 1100 sq. ft. NEWLY & FULLY RENOVATED (completed Jan. 2013), 3 bedrooms, 2 full baths contemporary-styled apartment is located at the heart of the slopes on Telegraph Hill. It is located between the Coit Tower and the Transamerica Pyramid Building which are just a few walking blocks away.

On a clear day, take the walking route and avoid the limited parking at the Coit Tower by taking the Filbert steps at Montgomery. Along the route, you will be engaged with beautiful foliage in spectacular gardens, art deco homes and wonderful views of San Francisco. The famous steps are also home to the wild parrots which were featured in a 2005 documentary, 'The Wild Parrots on Telegraph Hill'.

A block above Telegraph Hill is North Beach (a.k.a. Little Italy). Here you will be adorned with cafes, restaurants, plentiful shopping and nightlife. Payment Information

A deposit of $400.00 is required to hold your reservation. We

must receive payment by eCheck or credit card for the deposit within (3) days of initial booking. Once deposit is received, your dates are officially reserved.

The balance of the rental payment is due (21) days prior to check-in. The booking will be cancelled and the deposit forfeited if payment of balance is not received.

Upon your arrival, the $400.00 deposit converts to a damage deposit. If the following provisions are met, your deposit will be back to your account within three to seven days of your departure.

If you cancel MORE than 21 days before check-in, your deposit will be returned less $50.00 fee.

If you cancel LESS than 21 days before check-in, ONLY your security deposit will be returned to you ($400.00).

If cancellation occurs on your first day, there will be NO refunds for any reason.

No credit will be given for shortened stays due to late arrival or early departure for any reason.

No cancellations or refunds will be due to you because of weather-related issues, earthquakes or related outages of utility services including: electricity, phone, internet, Wi-Fi, television, or gas.

Upon receiving your security deposit and Rental Agreement, a rental confirmation and payment receipt will be sent to you.

Once we receive full payment for your reservation, we will send you confirmation of your reservation.

This property is in a prime location nearby many famous San Francisco landmarks, attractions and neighborhoods. There are an abundance of restaurants and shopping, sightseeing areas and nightlife within walking distance of this location. The Walk Score website rated the neighborhood a very high score of 97 out of 100 for the close proximity to many areas of interest. Public transportation, street cars and cable cars are also nearby.

Our family of 5 (including 3 college students) completely enjoyed our stay! The property was in a great location. We walked or caught a bus the majority of our visit. The recently updated flat was inviting and well decorated. After a full day of exploring San Francisco we were able to return to spend a relaxing evening together. Thank you for sharing your home! We will look forward to a return visit!

Fantastic home!! This home exceeded our expectations. It was clean, updated, very comfortable, and stocked with plenty of towels/kitchen items. Margie was very easy to work with and responded very promptly to communications.

It's a good location and we were very glad we did not have a car. If you need a car while you are in San Fran, there are several zip-car locations within a few blocks that might be a good option for you (be sure you have signed up before you go).

I would recommend this rental in a heartbeat!

WONDERFUL FLAT! PERFECT for our needs

My family (husband, son, and mother in law) loved this flat from the moment we entered. We arrived late after a long coastal drive from Los Angeles. Unlike many rentals that require you to open a lock box for a key, this unit's front door was well-lit and accessible via a key code, provided by Margie in advance. We all were thrilled that the flat was perfectly clean, spacious for our vacation needs and lived up to the photos. Recently renovated, you feel like you're in a boutique higher end hotel room, but you have the amenities of a well-equipped kitchen, dining room and living room (an open-space layout). We didn't cook elaborate meals, but the kitchen has the items you typically need on a vacation in a city that is replete with great restaurants. This apartment is also one the rare places with a king-sized bed in the master bedroom. The second room had a queen bed. The third smaller room had a single bed. Plenty of dressers/closets for longer-term stays. Both bathrooms were modern and furnished with plenty of towels. The larger bathroom featured a rainshower. It was totally awesome, and the heater, lights, hot water, everything worked. On driving trips, I bring extra towels and pillows from home. But this flat included more than enough towels and extra pillows in each room. There are no worthwhile views from any of the bedrooms, but we don't care about that. The view from the living room is of the street. That didn't bother us either as we were only in the flat in the morning and then later at night. The location is convenient for walkers. But given that my 75-year old mother in law was with us, we drove around a lot, even to North Beach. Parking in this area is awful. But we expected this. We got a decent 3-day/night rate from the garage a block away (though a steep climb from the garage to the apt. building). Ask for a discount and in-and-out privileges for weekend or longer stays. Margie was a pleasure to work with -- prompt and helpful communication. Check out was easy and minimal; just take out the garbage, put the towels in a laundry bag, run the dishwasher. Would we stay here again on another visit? Absolutely. And we recommend it to anyone for whom the #beds/baths meets your needs, without reservation.
