In the heart of central North Austin, you're only 8 miles and 15 minutes from downtown and five minutes from the Domain and Arboretum. Centrally located between Interstate 35 and MoPac Boulevard (aka Loop 1), and between major thoroughfares Lamar Blvd. and Burnet Rd, you can hop in your car and be anywhere in no time.

No car? No problem! Catch the bus two blocks away, or enjoy an eight-block walk through this wonderful neighborhood and catch the new MetroRail train from the Crestview Station and enjoy a little site-seeing along the way.

Many thoughtful amenities have been included in this little B&B, whether your interests run to the Mid-Century but very modern feel of the place, to the well-appointed kitchen with a shelf of regional cookbooks and a freezer full of frosty beer mugs, to comfy chairs with a good reading light over your shoulder, or to the luxurious 500 thread count all-cotton sheets.

With all the comforts of home, you can start the day lounging on the big, cushy sofa in the living room with some hot coffee, the newspaper, and a muffin from the fridge, or kick it off with the whole clan whipping up a tasty Texas breakfast in the spacious, well-stocked kitchen. Either way, you will enjoy the open plan of the living room and kitchen, or grab a stool and hang out at the counter while someone else is rustlin' those pots and pans.

Those pots and pans go well beyond the beat-up skillet and saucepans you find in your typical vacation rental. This kitchen is well stocked in case you are folks who like to eat well, even when eating in. You'll find most everything you're likely to have at home, from the ordinary to the specialty. If you're heading out to the big deck out back for margaritas under the big oak tree, and need a blender and some salt for the rim of your glass, that's no problem. Food processor? We got that. Champagne bucket? Check. Lasagna pan? You betcha!

The pantry is stocked with all the basics you wouldn't likely use up during your stay--flour, sugar, ketchup, mustard (spicy and regular), that margarita salt--those sort of things. You'll find the rest only two blocks away at the Minimax supermarket, a jewel of the neighborhood since 1953, but updated to accommodate the tastes of the residents of this upscale retro neighborhood. Whether you wake up wanting flapjacks or need a sweet treat at the end of the day--it's right there.

When you get back from your day's activities, you'll find comfortable sleeping accommodations for up to 8, if your crazy cousin takes that big comfy sofa. The three very comfortable bedrooms sleep 6, and a clever chair converts to a comfortable twin bed.

When you come in for a landing, you want all the creature comforts, right? The huge Master bedroom offers a soothing and restful start--and end--to your day with a comfortably firm King bed, TV with expanded cable, a wood-burning fireplace (and a stack of firewood just steps away), and private access to the deck.

The roomy second bedroom offers a Queen bed, and the third bedroom--which also has the benefit of private access to the big deck out back--has a Double. Generously-sized closets, comfortable beds, luxurious linens, ceiling fans, and bedside reading lights round out the accommodations.

• Dogs accepted with prior approval and additional deposit.

• Due to the prevalence of cat allergies, we regret we are unable to accept feline companions.

• Smoking is permitted outdoors only. No smoking indoors.

RENTAL RATES

• Maximum occupancy: 9 (including 1 on sofa and 1 on inflatable twin air mattress)

• Minimum stay: 2 nights

• Rental agreement required

• Cleaning fee is $125. Of that, $50 is available for rebate if you leave the property as clean and tidy as you found it. You do not have to launder the towels and linens or make the beds in order to qualify for this rebate. You must notify the homeowner before check-out of your intention to request the cleaning rebate.

Well, I am a native Texan from a small town in a colder part of the state who came to the Austin area for one of Willie Nelson's picnics back in the day, fell in love with the place and decided I had to live here. I packed my gear and I've been here since 1976!

Random facts about me:

--Have a 1959 Studebaker restoration project I need to get to

--Have four dogs, all rescues. Two of them were planned. (thanks Patti g ) They are a bit of a hindrance to the travel thing, but my friends who have dogs love to travel too, so we work it out. Plus, they're great dogs. Ask to see pictures of Gizmo, Rocket, Big Red, and KneeHigh

--Sometimes wish I'd gone into architecture or advertising, but I work as a headhunter for a large technology company and greatly enjoy it.

--Converting this house to a short-term rental has been a labor of love. I lived here for 20+ years until 2000. It's been lots of fun getting it ready for you!

--Resumed work on my undergraduate degree a few years ago after a 'multi-decade' hiatus, and now have only 15 hours to go! Boy, do I have 'senior-itis'!

--Collect (my friends might say 'amass') Mid-Century Modern furniture and iconic American collectibles. Ask to see my Zorro lunchbox!

--I've stayed in hotels and I've stayed in vacation rentals. I like vacation rentals better. I think you will too, and you'll like what you find in the little home-away-from-home I've prepared for you here in Austin.

--Love listening to '50's R&B on vinyl.

Could not have been nicer!

First let me start by saying that EC is a really nice guy and a great host who was always just a phone call away. He has really thought of everything. The place is super comfortable. The first thing we noticed was how clean it was which is not always the case when renting furnished homes or condos. Very well stocked kitchen, bathroom, etc... All of the comforts of home in a really nice and safe neighborhood. The back yard has a great deck that was a nice place to sit in the morning while having coffee. The beds were perfect. I really think it would have been very difficult to find a better location. Just 1 block off of Burnett which had tons of great cafes and groovy little Austin shops. I recommend the Omelettry for breakfast, the Pinthouse Pizzaria and Amy's icecream, all just a few blocks away. We will stay here the next visit to our favorite Texas destination.

Everything we needed-- washer & dryer especially handy as it minimizes the luggage needed. Really good food at the nearby Pizza place. The bedding is comfortable -- Excellent TV options and wireless. 2nd visit for us and won't be the last unless our son moves.

Perfect Base Camp

We spent 10 days over Christmas visiting our daughter and this was a great place to start and end each day. We had 4 adults and one teenager staying and we managed the one bathroom just fine. After a day out on the town, we would kick back and relax on the back deck. HEB is a short drive to stock up on food and drinks. While we never cooked, the kitchen is well equipped.
EC had a few house warming treats for us when we arrived.. He's a gracious host and was available when we had any issue. I would rent this place again. Great location, quiet neighborhood, easy to get around.

Perfectly Austin-y

What initially drew me to this property was the location. Convenient to everything in Austin including freeways and 10-15 minutes away from South Congress but with a great neighborhood feel. The decorating and comforts are perfect for an Austin experience. We enjoyed a night of cooking dinner and sitting on the back patio enjoying a beautiful October night. What will keep drawing me back is the warmth of the owner, who was very attentive to all my questions/concerns. My friends and I are looking forward to coming back next year!

Great place to stay!

We rented this house for ourselves and our five children. The house was comfortable, clean and a perfect location. The beds were more comfortable than our beds at home. EC made us feel at home, and he had many great suggestions of things to do in the Austin area. The house is located in a quiet neighborhood, but only about 10 to 15 minutes from downtown Austin. We enjoyed many great restaurants in the area also. We highly recommend this home.

Contemporary cozy
