The 1st Floor main entrance opens into a small welcoming foyer.

To the right is the open dining/kitchen area. Elegant rounded walls grace the dining room with its large antique table and glasses cabinet, perfect for entertaining.

Well proportioned windows let in lots of light and give a view to the rear garden area.

The kitchen is totally modernised with Highland induction stove and Bosch self-cleaning oven and microwave, plenty of soft-closing drawer and cupboard space, spice racks, double sink with draining racks and large fridge freezer.

A well disguised pantry leads to the laundry with washer dryer, sink, toilet and ample cupboard space.

There is a rear entrance with stairs down to the garden and street level. The large open sitting room/sun room area is well appointed with a very generous sofa, reclining TV chairs, an excellent Pioneer 42' Plasma TV/DVD/Sound system and ample shelving for books surrounding a non working fireplace. There are French doors through to the Sun Room with its antique desk and 3 person Sofa (doubling as another sofa bed if required). Both the Sun Room and the Sitting Room have direct access to the well protected balcony, spacious enough for dining and which is perfect for enjoying a quiet aperitif as the dusk sets on the harbour with the moon coming into view over Bellevue Hill. Because of its position and the quality of the building, the apartment rarely gets hot in summer and maintains a comfortable warmth in winter.

Leading off the balcony is a second entrance to the substantial Master Bedroom with its Queen Bed and excellent built-in wardrobe storage and antique chests. Windows with quality block-out blinds overlook the harbour. The morning light is beautiful as this side of the flat faces north-east. The main bedroom entrance leads out to the hallway and directly into the magnificent bathroom which has been renovated with such character. It needs to be seen to be appreciated.

The huge quartz resin bath was designed for two; there is a separate shower area with large Rose shower-head; in addition there is a normal angled shower. Located just 10 minutes walking from both Edgecliff Station and the boutique shops and restaurants of Queen Street, the apartment is also conveniently located close to the surprisingly dense forest and open playing grounds of Cooper Park. 15 minutes walk will take you to Bondi junction shopping area and the glorious landscaped gardens and lakes of Centennial Park that teem with birdlife. Tennis can be enjoyed at both Cooper Park and nearby Trumper Park, a short walk from the famous Lord Dudley Hotel. Car parking is both very available and free in both Edgecliff Road and Roslyndale Avenue.
