Sprawling 88 feet from Master Bed Room to Living Room, 2316 square feet living space, 928 square feet vaulted ceilings, finished cellar, 412 square feet of decks, 64 square feet slate patio, and a bonus detached 192 square feet kids play cottage filled with kids books and toys. The right wing holds a sunken master bedroom with adjoining over sized full bathroom; up the hall and into the main home you'll pass a second bedroom and a second full bathroom; and then the open kitchen and dining rooms; continuing on, through a large mud room leads to a sunken living room.

Outside, we have hundreds of feet of gardens and a wide open yard laced with all kinds of trees (great for local birds).

Open floor plan comfortable living area sun-drenched windows; light, bright and clean; kitchen with everything you need for carefree beach vacation; private setting but very close to bike path and island trolly that both go all over our special island; just down the road are Katama Bay town boat launch(free launch service) and Katama Bay soft shell and quahog clamming (license required from town clerk); at that launch, drop your kayak or boat and venture over to barrier beach or up Katama Bay to Edgartown Harbor; surf fishing great at South Beach; also know as one of world's best beaches, South Beach has lifeguard on duty, bathrooms, change room and parking all free; at South Beach is entrance to trustee's reservation if you have a four wheel vehicle (fee for registration); or you can bike or walk north to Edgartown village for a bite, shopping, a movie or for

Welcome to our home! We have been on the Vineyard for 40 years but we now winter in Key West, Florida (where the above picture above was recently by Key West's 'parrot man'). Throughout those years we have always worked to improve the condition, appearance, cleanliness, amenities and size of our home. We truly believe that you will feel right at home and that you well have a great vacation. Our home is half way between South Beach and the Village of Edgartown. Location Summary: Beautifully landscaped with large lawn in a private quiet residential neighborhood; clean and well maintained recently renovated 4 bedroom 3 bath l cape cod style home in desirable Katama area just minutes south to public South Beach (lifeguard, restroom and free parking) and Katama Bay( boat ramp, shell fishing and kayaking) and also just minutes north to historic walkable Edgartown village, harbor, and Chappaquiddick 'on-time' ferry all of which are reachable by bike path and island run trolley. Our home offers warmth, peace and fun for young and old alike, your family, guests and friends; all points on the island easily accessible via public bus including hospital, airport, cultural activities and other island towns and

beaches.Martha's Vineyard is an island located 8 miles off the Cape Cod peninsula in Massachusetts. Once a whaling center, it has become a favorite summertime haven of many celebrities.

What makes this house unique

Accommodations and Amenities: Central vacuum; pine floors throughout and no wall to wall which we believe is key to maintaining a clean environment; window fans and oscillating fans for each room; price includes all utilities and trash removal; internet/WI FI, satellite TV with music stations, DVD and radio; a no pets and no smoking policy are central to keeping our house a clean, “beachy” home; outside water hose next to parking

area so you can wash down your car, beach or fishing gear ( or let the kids have a water fight !); kids play yard and tree hut in front; outside swing set and clothes line are both in the back yard; outside post lights and flood lights for nighttime events; picnic table is conveniently located of a grass patio just outside the kitchen door and barbeque deck (you can use our large rustic brick BBQ or one of our gas grills); there’s plenty of lawn furniture to enjoy the sunset from the vantage or the front lawn; and for bikers, we can show you how to use the Vineyard's extensive biking trails.

One of the most sought after areas on the Martha's Vineyard, Katama is a great area for family oriented visitors. Katama is not only close to the village of Edgartown, it is also close to fabulous South Beach. Two large, safe and convenient bike paths go to the beach and to town. In addition, just down the road from our

house, an island run trolly passes going to the beach and back to town where you can connect to all points on island. (Oak Bluffs,Vineyard Haven, Tisbury,West Tisbury, Chilmark and Aquinnah).

Other Activities: shell fishing, lighthouses, playground, Katama Farm Institute, airplane rides at Katama Airfield, kayaking and surf fishing.
