(30,000m2) Situated on a hill with panoramic views of the Adriatic Sea and Sibillini mountains, this villa is in a garden full of trees including olive, secular, and fruit. This villa dates back to 1800 and once belonged to a noble Italian family. There is a private chapel also located on the ground that dates back to 1460 and is believed to be one of the oldest churches of Macerata. The villa features a veranda furnished with a dining table and chairs and a terrace furnished with chairs, umbrellas, tables, and sun loungers. There is a private swimming pool (200m2) that has lights and a diving board surrounded by a sun deck with sun loungers, umbrellas, and a table with chairs. Please be aware that the owner lives in an annex on the property but does not share the swimming pool. The property is situated behind an electronic gate and parking is available within the grounds.

Ground floor: The villa's main entrance opens to a foyer which leads down a couple of steps to the living room, which is furnished with couches, chairs, and satellite TV. There is also a separate sitting room with armchairs and a guest bathroom with a sink and toilet. This floor leads out to the main terrace. First floor: An internal staircase leads up to three bedrooms. The first and second bedrooms each have a 180 cm king-sized bed and an ensuite bathroom with a sink, toilet, and shower. The third bedroom has a 180 cm king-sized bed and an ensuite bathroom with a sink, toilet, and Jacuzzi tub. Attic: An internal staircase leads up to this floor, which has a sloping roof. There is a sitting room with armchairs and a satellite TV as well as four bedrooms and three bathrooms. The first and second bedrooms each have two 90 cm single beds and an ensuite bathroom with a sink, toilet, and shower. The villa is located two kilometers from the nearest town of Sambucheto, where there are a few shops and a pizzeria, and five kilometers from the larger town of Macerata. Macerata has restaurants, shops, markets, and jazz clubs all within a charming setting. The piazzas are home to a museum, art gallery, and cathedral dating back to 1100. The renowned Macerata Opera Festival is held each July and August in a neoclassical arena dating back to the 1820's. A few different operas are performed each summer to visitors from all over the country (not to mention the world) who are fortunate enough to have found an open seat.
