(1000 m2/10,763 ft2) This villa is enclosed with an electric gate for privacy and features beautiful wooded grounds with a large lawn and colorful flower beds. Guests can enjoy their own heated swimming pool (12m x 7m) with a sun terrace, lounge chairs, spa and outdoor dining area with barbeque. The pool is open from the middle of May to the end of October.

First Floor: Walk up several stairs to the next floor. Attractively decorated with lush fabrics and rich colors, the spacious living room has several armchairs, a comfortable sofa, writing desk, fireplace and a flat screen satellite TV. A separate dining room has been furnished with a table for up to eight people and easy access onto the patio area. The modern kitchen has several windows that let the Tuscan sunlight in, two bar stools for breakfast, tiled floors and plenty of counter space. In the kitchen there is an oven, cook-top stove, microwave, dishwasher, toaster, kettle, fruit juicer, American coffee maker and an Italian coffee maker. Second Floor: Up a flight of stairs are two bedrooms with en suite bathrooms and a laundry room. The first bedroom has a king-sized bed (180 cm) and an en suite bathroom with a sink, WC and shower. The second bedroom has a king-sized bed (180 cm) and an en suite bathroom with a sink, WC and shower. Third Floor: A flight of stairs to the third floor brings you to the elegant master bedroom and bathroom. The master bedroom has a king-sized bed (180 cm) and an en suite bathroom with a double sink, WC, bathtub with hand-held shower head and a separate shower.

This villa is situated near several hilltop villages in the Tuscan countryside near Forcoli. Forcoli is a very quaint Tuscan village with a few cafés and local shops. For a larger town, Pontedera offers a train station, supermarkets, shops, gas stations, pharmacies, a hospital, post offices, restaurants, cafés, and movie theatres. Close to this Tuscan villa are several cities ideal for daytrips; Pisa, Lucca, Florence (convenient by train from Pontedera), San Gimignano and Volterra. The city of Pisa, famous for its tower, is a convenient city to travel from with an intercity bus service, three train stations and an airport. Many important cities are reachable from Pisa’s train station including: Rome, Genoa, Turin, Naples, Livorno, Grosseto, Lucca, Pisatoia and Florence. Nearby Volterra is also a regional gem, where you can truly capture that "hilltown experience" in full. From the characteristic main piazza to the Roman ruins, Volterra has something from every century all the way back to Etruscan times. Wander along the Etruscan walls, dating from the 4th century BC, or purchase your own alabaster memento in a nearby shop. Visit museums, the exterior of a 15th century fortress, or lounge in the Piazza dei Priori, one of the best town squares in the region-- and the site of many historic and often bloody events. Ideal for a daytrip, Lucca is a place worth enjoying simply for its medieval charm. There are also a number of interesting sights to visit, as well as a great antique market held on the third Sunday of each month. The Duomo di San Martino and the Church of San Michele in Foro are both gorgeous examples of period architecture, while the Casa di Puccini, where the composer was born, has been transformed into a small museum in his honor. You can also climb the 130 foot Torre Guinigi.
