New modern luxury villa in Nice near Monaco.

Very beautiful Californian style villa with a living space of 270 m² (4 double bedrooms) in a secured domain located in the hills of the famous Gairaut, with a panoramic view over the city and the sea.

10 min from the beach on Promenade des Anglais, 3 min from first shops.

20 minutes easy drive to Monaco.

Infinity pool (11 m x 4 m --0.8 to 2 m deep) and small pool area for children.

Air conditioning system in the entire villa. Flat TV screen in many parts of the house. Internet Access.

The furniture and the equipment of this villa are of extremely good quality and taste.

The fully equipped kitchen has large panorama windows opening onto the swimming-pool.

The living-room also opens onto the swimming-pool, Many flat screen TVs. Very comfortable and large sofas overlooking the pool and the fantastic view.

4 en-suite bedrooms with queen size beds and bathroom with shower and Jacuzzi in the master bedroom.

I bought this property for my children as it is a peaceful and luxury area and a few minutes drive to Nice center in the same time.

What makes this villa unique

I made this villa with a very good architect to make this villa easy to live and to enjoy the wonderfull sea view. It is a one floor villa as he did not want any stairs, big volume especially the living room. The pool is just in front of the window giving a spectacular effect the night for dinner. The area is very quiet and surrounding with only luxury villa. It is a very nice area for walking or jogging around the canal. Easy access to highway to drive quick to Monaco or Cannes.

We feel living in the country side but only 10 minutes drive to Nice Center!

Gairaut is one of the most famous area in Nice. There are a lots of luxury villas with amazing view over the centre of Nice and the Mediterranean sea.

Gairaut is well-known for his picturesque waterfall (cascade) and his canal bringing the waters of the Vésubie river to Nice city.

The villa gives a direct access to this canal for very romantic walk og jogging trip!

It is possible to walk to the village of Gairaut where there are a grocery and a boulagerie for fresh croissant and baguette!

The access to the motorway is very easy and not far. It makes possible to drive in Monaco within 15 minutes
