The house includes a lusciously landscaped, fenced in yard, saline in-ground POOL, MOUNTAIN VIEWS (property backs up on State Preserve and hiking trails), gas grill, and adult tree house. Fifteen minutes to SKIING at BELLARYE and HUNTER mountains. After a full day of skiing, store equipment in the mudroom and dry clothes in the Energy-Efficient dryer.
Enjoy the qualities and eye-pleasing aesthetic of a VINTAGE HOME (French Doors, chestnut woodwork, pine floors, hardware details) with LUXURIOUS, MODERN UPDATES (renovated spa-like bathrooms with subway tile and a rain shower, central A/C, radiant heating in bathroom, master suite walk-in closet, top of the line European heating system with controls in each room, electric pool cover). Use the sunny, fully stocked kitchen for cooking up local farm bounty. TREMPER especially). House is next to town park/State Land with hiking trails in the Catskills. Entertain in the big dining room on the Danish Modern table (seats up to 10) or in the vintage, pine GAME ROOM (poker table, bar, guitar). Read a book in the quiet nook of a well-stocked LIBRARY. Property includes a two car garage with room for five more vehicles in the state-of-the-art weather resistant gravel driveway. Though no need to drive as the Trailways bus stop (2 ½ hours from Port Authority) is three blocks from the house with direct routes to New York City.
Walk to town (steps away) and enjoy local restaurants, bars, art galleries, supermarket, local stores, and the famous Mystery Shop thrift store. First floor guest wing includes a separate exterior entrance on paved, level ground, comfortable twin bed, desk and a half bath. Perfect for use as a writers retreat or as nanny/mother or father-in-law quarters.

Christian Smythe & Swanna MacNair: We primarily live in the West Village, Manhattan, but recently purchased our dream home in the Catskills. Born in New Jersey, Christian grew up hiking, biking camping and exploring the Catskill mountains and always dreamed of a home there. Swanna hails from New Orleans & the Mississippi Gulf, but spent over a decade in Southern California. Both Christian and Swanna share a love of books and both work in Publishing. Hence the well-stocked library!
We were thrilled to make our union official, and got 'hitched' May 2013 in New Orleans. After all the excitement of a true, New Orleans style wedding, complete with a 'Second Line' brass band parade through the streets of the French Quarter, followed by an incredible honeymoon on Italy's Amalfi Coast, returning to 'reality' was so much easier knowing we had the house in Phoenicia to enjoy.

A self-described 'beach girl,' Swanna had admittedly not spent much time in the area. While visiting a friend in High Falls, Christian decided to show Swanna his favorite town in the Catskills-Phoenicia. She immediately connected to the town. The beauty of the mountains, the kind people, the pizza at Brio's...what's not to love! Long story short, upon returning to the city, Swanna started looking at properties online. She found this house and knew it was 'the one.' We looked houses in town, but none compared to Saint Ursula Place. The best part about the house is the previous owner is a well-knewn luxury contractor. He put a tremendous amount of love and care into the house. We were impressed by all the modern upgrades, yet careful restoration of the might Colonial. The saline pool sure didn't hurt either.
We love spending time with family and friends in our home.
No car needed! Walk to town, yet still enjoy the seclusion and beauty of the mountains and nature inside at the house. Great for large families and young children.
Walk to local restaurants and bars on Phoenicia's famous Main St., or drive 12 minutes to downtown Woodstock. Be on the slopes of Bellayre and Hunter mountain in 15 minutes. Go tubing in the Esopus Creek, across the street. Hike the Tanback Trail, directly behind the property.
