Security Deposit: Security deposit is $400 due at booking. PAYMENT - An advance payment equal to 50% of the rental rate is required 60 days before arrival, or sooner if reservations are confirmed less than 60 days before arrival. This payment will be applied toward the rent. The BALANCE OF RENT is due 30 days before arrival date, or sooner if reservations are confirmed less than 30 days before arrival. Deposits: A reservation or damage deposit of $300 is required. This must be received within 4 days of booking. The deposit converts to a damage deposit upon arrival. Inquire on making payments in the form of personal check, money order, or bank check.
Cancellation/Refund Policy: The lease terminates upon default of any payment. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations that are made less than 60 days of the arrival date forfeit the full reservation/damage deposit. No payments will be returned to tenant in the event of any default or cancellation until the property has been re-rented with no loss to owner. If the unit is not re-rented, the tenant remains liable to the owner for the full balance due. Early departure does not warrant a refund of rent or deposit.
Deposit is NOT applied to the rent. It is fully refundable within 2 weeks of departure, provided all agreements are met.
