Great location. House has potential but needs more upkeep and cleaning

The location here is the draw for sure. Lake out back and ocean out front - it is really the best of both worlds. We discovered that we really love Cape Meares during our recent stay at this vacation rental.
Sadly, the rental wasn't as nice as I'd hoped. It really needs better cleaning and more attention to detail. The shrubs are so overgrown that you can barely see the lake out back. All of the windows are really dirty, with black mold and bugs. There are ripped screens in the master bedroom - which makes keeping the bugs out tough.
I found the housekeeping before our arrival to be lacking - it just wasn't very clean. Lots of old toiletries in the bathroom drawers, just a bunch of stuff left around in closets, ect. I guess these are the owners things but it feels weird to have all these things tucked here and there. It felt like maybe the owners had left for the week to let us stay there. I know that wasn't the case, but it was weird to see personal stuff stored everywhere. There was old food in the fridge and I found a lot of dishes put away that were dirty. The windows were really dirty, inside and out - which is sad cause the views are really nice. My husband had to hose off the dining room window just so we could see out of it during diner. It was just coated with hundreds of bugs. Not so appetizing. Bugs happen, but it was dirty when we arrived.
There is a nice new gas grill, but the igniter switch doesn't work.
There is a nice down comforter on the master bed.
I expected more for the price as far as the condition of the house. I wish the kitchen had been more stocked with things I needed to cook with. I ended up buying a garlic press and a colander, and these are things I would imagine to be in a well stocked kitchen.
The beach access is rough, with several yards of hard to navigate river rocks.
Overall, Cape Meares gets an A+, this home gets a C. I did contact the owner about the shortcomings with maintenance and cleaning. She was receptive to feedback, which is a plus.
I LOVE the Jenn Air range. It was a joy to cook on. Also, so happy there was a dishwasher here. That makes vacationing easier for Mom. The neighborhood where this home is located is nice and quiet.
If you go, check out The Schooner in Netarts. They use all local ingredients. The food takes awhile to arrive, but it is good. The clam chowder is excellent, and we back twice for The General's Wings. So good.
Cape Meares lighthouse is nearby and worth checking out.
