Mountaintop location (altitude 4,500 ft) with spectacular sunrise-to-sunset views plus rolling hills, forests and ponds. Over a mile of “environmental” rachao driveway has been constructed, drainage is excellent, water is abundant (we just completed a new artesian well which is rated at 600gph of pure water), the sewage system works well, plus we have good wifi and steady mains electricity. When the owners and guests are not in residence, the property is regularly rented for weekends and holidays to an upmarket clientele, which pays for staff and upkeep. Recently a Toyota commercial was filmed on the property. It has also been a cover story in two national lifestyle magazines. Apart from being strategically located between SP and Rio, the property is only 25 miles from the world-class tropical beaches of Paraty, which also has excellent shops, restaurants and nightlife. About four miles of the connecting road is currently, well, bumpy, but within a year or two it will be paved. Closer by, there are perhaps four good restaurants in and around Cunha, the nearest town, which is about 10 miles away. It has a hospital, pharmacies and shops that are rather basic but it is a charming place in a thriving, secure area dominated by agriculture and artisanal ceramics. As for climate, there is abundant sunshine all year round with an average of about 80F and low humidity on summer days and 65F on summer nights; 65 to 70F and low humidity on winter days and 30F to 50F on winter nights — so lots of opportunities to use the property's NINE fireplaces and wood stoves!The manager, Assis, is truly superb and will likely want to continue. There is a nice, competent maid, Edina, who can also cook. For special occasions, several capable local chefs are happy to come and prepare meals.
